I am being able to understand almost everything I hear; because the more I listen the more I understand. besides, i've learned that once one is used to listening to the same pattern over and over again this one gets stuck in your head, this way, next time, you hear it, it'll be much easier to catch it. Yes, you could say that in some circumstances, but "be able to" is much, much more common in the sentences you provided.
