With auction fee n transfer n finance cost it actually costed 115 000 euro. This house sold for 3mil rand which means the area is an upmarket area. South area of jhb u can pay much less n get 2000m2

@@Sam-fy6gu no 200,000 Euros you can build something nicer in an upmarket area or gated community in Swaziland because there's always land available in this country mainly because non Swazi are not allowed to own property unless through a company so as to control the property prices. Properties are also quite affordable because 70% of the population builds homes in their ancestral villages which are quite developed with very little difference to major cities. And lastly prices are low because we don't have property taxes and mortgage loans are not really hard to get as long as you earn a good salary above R15,000

It’s really crazy to hear the issues you’re dealing with in South Africa. “The tenants won’t move out or pay rent and there isn’t much I can do.” Also, the irrigation issue, I remember in another video you were showing a sewage pipe from a toilet that was intentionally incomplete to create more plumbing work in the future.

I know the feeling with hostile tenants. Its one of the biggest problems in SA residential real estate. Once you hand over the keys to tenants you have lost control over the asset. Sad but true

I've only ever bought 2 house's with an existing lease that needed to be broken. Both time's we offered the Tenants 2 Month's rent in cash if they moved out before a certain date. They don't sound like reasonable people and I know you're a very sharp guy so you may have tried this already, but on the off chance you didn't it was effective both times for me. Between both properties I paid $11k AUD, but the tenants went from "Yeah I'm staying here for another 6 months", to "I'm moving out next week, I found a place". Love the videos as always, good job on a very challenging project!

My suggestion would be to start small and do most of the work yourself to save money. Once you sell that house, you can use the profit on the next and eventually employ others.

It must have been ultra modern when first constructed. The only thing I didn't like was the colour of the brick. I would render some walls to tone it down a little if I could afford to. You can tell that the people who were living in this house were broke and could not really afford such an upmarket lifestyle. They nearly destroyed such a beautiful house. If they had sold the house and moved out to a house that is within their financial means. Poor financial planning and decision-making leads to huge problems. This flip really exposed the beauty of this home and only a person with financial means can live here.

Really impressed with what you do. You have an eye for the technical elements as well as cost/benefit. Design is also top notch! Congrats, great flip. And a very nice starting point for a flip as well - not often you find a house that size for that money, regardless of condition (in the Eastern Cape anyway). I'm impressed with the renovation costs for the bathrooms. +/- 60k is great. I'm getting my bathrooms remodeled at the moment (2 and a half), and its costing me a bit over double that. I guess some of the equipment going in is "top-of-the-range" but I don't see myself recouping the investment in a future sale. Good thing its my own house 🤦♀️

Moral of the story... dont get tenants if you are gonna be flipping a place. You may make some money with rental but its a risk cos SA law is very protective of tenants and its a costly and timeous procedure to get them evicted.
