Good video. When possible, I prefer to put the ladder somewhere other than the front entry. That way, if you dent the shingles or gutter, it's not at the most visible part of the house. However, if it's a sketchy roof and I'm by myself, I like to put the ladder somewhere visible from the street so that if I fall off, a neighbor will see my fat broken body lying in the shrubs.

Using a ladder stand-off against the fascia should stop any damage to the gutter/shingles. I used to clean gutters/windows and I only ever felt safe with a stand-off against the wall/fascia ;-)

Those THICK Ridge caps are 120_130mph wind rated like the demintional shingles. Usually u see 3 tab shingles cut for ridge cap. I sold residential roof sales for 7yrs & this is a GREAT GREAT roof inspection!

Great video explaining a general roof inspection! I also train my inspectors to measure the course layout and the course reveal of the shingles courses and overhang, and also make sure the shingles are cut up out of the valley by 2” when it’s an “open cut” valley type. In Oregon our roofs would require more ridge ventilation due to the amount of moisture vapor that passes through the attic in the winter and also counteract the extreme heat in the summer.

In the video it appears that some of the roof is flat or low pitch with asphalt shingles. If so then that is in improper installation of shingles on the flat and low pitch areas.

Strap down your ladder. Ive had the wind blow my lladder down while on the roof. Luckily, homeowner across the street helped out. Ladder blow down never happened again!

Not sure. I'd be cautious in hiring a roofing company to inspect their own work. I recommend a 3rd party neutral inspector, such as a certified home inspector at www.nachi.org/certified-inspectors

Are you going to mention that exposed drip edge at 5:23? In Michigan that would be a big problem. Missing mortar, not just water intrusion, but pests, rodents and bats potentially.

I just passed my final exam to be an internachi inspector. I want to work for a company this sounds a bit silly but will be be working with a coworker there? At the very beginning of my career I would feel a little more confident with someone else there with me as well haha. I notice someone else is on the roof with you ? The pitch of the sunroom looks lower than 4/12. The roof manufacturer will most likely not warranty roof and will most likely leak.

I believe that asphalt shingles may be used on slopes from 2:12 to 3.9:12, if special low-slope application procedures are followed.

Depends on where the house is, if it has cold winters or not. Down to 3/12 is fine in many cases, and will be fully warrantied.

Good initial idea, but when you think about the other 9 systems in a home that the inspector is inspecting, it's not financially feasible to hire a 10 contractors (as you're logic followed would result).
