Here's some advice you asked for on the Clearwater motel. *I was a motel manager and handled renovations and turned the motel around making it profitable, and before that 20 years as a property manager, condo manager (mixed portfolio) for high rise apartment complexes and luxury homes. They loved giving me 13 properties at a time. I handled renovations and turned problem properties around. Seen it all. LOL...15 hour days 7 days a week and I loved it! My biggest problem is I never told anyone how many hours I put it and I made it look easy. You know it's not. My paycheck would bounce or they thought I could be replaced with someone cheaper. One company had to hire 3 people to replace me. I am now self employed in technology and invest. I prefer paying cash for a property and being debt free, so I went small. 1. The front desk office is often the most used and the least taken care of. The ceiling is discolored (the ceiling tiles are not all the same color) and there's black space or mold or something where the ceiling meets the wall. Bring in plants! It will clean the air (even behind the counter). Add some crown molding. It's a small front desk office. 2. Your biggest complaint is loss of time because people aren't informing you as to issues, avoiding or outright lying. I recommend a web based project management software with multi-users so your managers can upload pictures of the list of items you require and inform you in real time (not by email) by filling out the online form. So you can be at one hotel or one part of the state or out on the ocean and keep up with progress. Also with security cameras installed where work is done, you just click on the link to see the work in progress. When I would start working at a new property I would conduct audits (unit to unit) on a Saturday morning to talk to the tenants (after giving my 48 hour notice). I found one maintenance man had been billing for YEARS for work that was never done. One unit he was paid 5 times because the owner thought the tenant kept breaking the faucet. That owner...40 % of his inventory was sanctioned by the health department when I came in. Government agencies LOVE me. I had spreadsheets of my audits, repair quotes and a schedule of repairs with progress. 3. I learned to save up to 40% on supplies by purchasing in bulk, or at least get the contractor's discount. I recommend you find out how many doors, paint, light bulbs, faucets, washers for the faucets, etc for all your properties so you can negotiate with a supplier (or buy closeouts). Usually each property is a separate corporation, so you bill according to how many you issued to each property. 4. Negotiate utilities, insurance, garbage and etc for all the properties at once then get them billed separately. I learned to save a whole lot that way. Also I found out there was free blue bins for recycling by the city, so I ordered it for all of our properties this way the overflowing garbage bins issue was solved for free. 5. Bed Bugs (especially apartments)... lol... Ground zero is usually where a used mattress or used sofa is brought in (sometimes mattress companies recycle mattresses and have them). Same with rodents and roaches. Find ground zero (usually the apartment tenant who complains the most or the one next door. Then find ground zero in ground zero. You found the infested apartment, now find the infested item. Tell them to get rid of it (usually I asked them what they brought in that was used when they got it. They tell me it's the mattress or sofa, etc. I tell them to get rid of it. Pest control treatment as needed. I had an Elvis impersonator who was a dumpster diver and hoarder so the mice started from his apartment on the 3rd floor where he lived as he brought them in. 6. Lots of people can't read. I hate signs. All those paper signs all over the place. Often verbal communication with short saying like "don't feed the mice, put all food in metal canisters, no rice under the sink, etc..." 7. Evictions - I learned a technique that was 98% effective. I gave tenants who didn't pay rent a list of other properties (the competition) that charged much less to help them "transition" and advised them to perhaps consider moving in with family or friends for the next few months to get back on their feet. I called it my suicide prevention program. I told them I was giving them an extra 14 days (the eviction notice). They left the place clean, left the key on the table, and kept their dignity. They didn't destroy the place and didn't give me a hard time. 8. For the motel, during dead months when there was a natural disaster that screwed up my projections. I did research, found companies that were working in the area and had brought in workers (construction, welders, government, first responders, etc) and gave them a monthly rate that was half the daily rate (if they only used it for 2 - 3 weeks, too bad, they pay for the month) and to cut costs (labor and supplies) offered weekly cleaning. Let's just say my competition was upset with me when their clients left their motels and came to mine and the motel was full. (I made sure they had small refrigerators and microwaves and a coffee maker). I did this for companies that were in the area long term (a few months to a couple of years). 9. Marketing on Air B&B for monthly rates as well. 10. I always advice motel owners to get rid of the franchise. it's expensive and usually not bringing more business. Your initials could well be your brand and franchise name. Easy to remember. Get the website up for it and market online. (Also use bird dogs, gas stations, information locations, etc to promote your specials). During normal seasons, I renovated and added value and increased rates (which is counter intuitive) on rentals. The number of times my boss would be calling screaming at me to lower the rate and I had to tell him we are almost full (99% for apartments) and our target demographics can afford it and like to stay with us. Oh yeah, I baked warm chocolate cookies for guests if their room wasn't ready and sent them to the local pub/restaurant while we caught up. Tradesmen to get them to show up and work, I promised and delivered my specialty, French toast with blueberry syrup or if I'm in a crunch for time coffee and donuts for making it a priority. I had fun. Now, in technology, I can create that project management program and have you looking at photos and videos of progress along with documentation. M. Miccoli maria at miccoli.ca P.S. It might be more for residential stuff, but you should consider looking into Solar lighting that you can drill into the exterior walls and also around the landscape areas. Makes it look cool at night and during the day can dress up the walls. You don't have to wire it so the install is cheap and fast!

Well, not really, actually not at all, good tailors make the clothes both fit and be comfortable. There are hundreds of tricks, but quite literally a good tailor will make you a 007 worthy suit that you can have an mma fight without pulling threads or ripping it apart.

Ben invest in a very colorful front entrance mostly just a super beautiful garden and landscape people from up north love the tropical atmosphere. The more you can incorporate it without being to corny like a hula tiki crap but a nice professional middle point is best also redo the pool and put a tiki bar back there with maybe a bar or build out a new restaurant/ bar on property it will be the best investment you ever make. Because you don’t have the liability of the restaurant you rent it out to a great company to partner with and your guests get room service or dinning and drinks by the pool make it a destination locals would come to weekly and a place guests don’t want to leave. Put a steak house in or a Great fish house clear water use to have some of the best fish houses long ago now theirs only a few maybe. Best of luck Ben.

It’s been tuff in NY with collecting rents and evictions. Evictions it’s been over 1 year and a hallf I’ve had one tenant in court. First I was gonna collect payment but is was only half they would give to her so I went straight for evict and it’s taking mouth longer much longer then anticipated and thank god my other tenets have been good . I also realized the Better attitude I have and take care of my tenets and if they have problems do it right away so when it comes to payment you won’t have the bullshit unless you have someone taking advantage of you. Learned so much and still threw this mess of Covid.

Id give the outside a fresh paint job and install tinted tempered glass railings, the glass is 50$ for 5 feet. And a new exterior Awning.

Ben to brighten up that hallway paint the ceiling with Ceiling White paint. It's cheap and non reflective so it hides any uneveness but it brightens the whole room. I do all my ceilings with Ceiling White. Paint the walls a lighter color but just the upper half, a darker lower area will not show wear and scuff marks. Clean the lights lenses and put in brighter LED or other low power consumption bulbs. Last resort, install extra lights but that is expensive so try the other things first. From a retired landlord who started in the business in the seventies.

Maybe market part of hotel as Extended Stay, type of property’ You could save on labor of every day room servicing! Older people kind of like the Idea of a weekly rate that saves them money.

Clearwater Beach Hotel. Nice location . One of main draws for older hotel is better pricing but must be super clean. Noticed black spots in the lobby in the crease between ceiling and wall at check-in. Above glass separator at check in counter. Not a big thing but an easy fix. I really enjoy watching - you seem to be someone always striving to make the world a better place.

I'm in the family real estate business. My dad is just like Ben. We go do a site visit and he notices every single little detail and what's wrong and complains to the local managers.

General cleaning around the property and up-keep would be beneficial. Pressure washing areas, landscaping, lighting (if needed), painting.

@@BenMallah It is if you go slow and binge watch a show you like. Get something interesting and addicting to watch, take it easy and slow, you'll probably lose 500 calories in two hours just binge watching shit. Course the easiest way is all diet and good night's rest. Track what you eat with LoseIt, stay under 1900 calories a day, be anal retentive, it'll come off. Eat whatever you want, just stay under 1900. If you get hungry and running out of calories for the day, get a Panera Bread Thai Chicken salad or something, they're delicious. Accept the grind for what it is, and you'll get to where you want to be.

@@BenMallah Hi Ben. I own 5 and a half properties free and clear. I've always paid cash. Most of them pay me back within about 3 years and then the rent is all profit except taxes, insurance, and repairs. But I still live like I'm broke because I only make a few grand a month on my 5 single family homes in ohio. 4 of the houses are in ghetto type areas and 1 is in an upper middleclass neighborhood. I would like to hang with you sometime and bounce around some thoughts with you and hopefully become inspired enough to finally go big. I currently live in Dunedin in my girlfriends condo which is also paid for free and clear. I'm fat too. But I gain and lose weight pretty often so at times I can be pretty fit. If I can lose weight, anyone can lose weight. Fat is better than cigarette smoking.

Amazing how Ben finds all these problems when he visits a property and the GM is surprised she didn't see any of these problems. The railing around the pool is a big deal. Your GM is not doing her job. As an owner you should show up and find nothing wrong.

Hey Ben, if you switch the top wire of the mask to go around the bottom of your ear, and the bottom wire of the mask to go around the top, it'll stay on tighter and you won't need to keep pushing it up :)
