That chiropractor "Path Medical" makes good money, path medical has clinics all over Florida and works directly with big PI Law firms like Rubenstein Law, Morgan & Morgan Etc. A lot of people get referred to them for PT they're a solid tenant and they themselves bring a good amount of foot traffic on their own. That lot needs something for food and its a gold mine, alot of people are told to come fasted for certain checks as well as people going to the dentist next to it are told to not eat or drink prior so hungry customers walking out all day.

Actually, the most important thing to me is can the small strip center tenants survive with the new NNN fees which include the new high tax assessment when you buy the property. If they are now responsible for the property tax and it goes from $.30 cents PSF to $.90 cents the tenant could drown in the new NNN. Make sure you see what the current assessment is vs what you paying and if that actually makes sense! Cause if it don't make sense it don't make money!

Ben, I learned early on in my profession from a guy like you. Door was always open but when closed you didn't dare go in. To complexity to go in but he was a Rockstar in our industry. His depth of knowledge and personal success truly built my cornerstones of my knowledge base. No BS involved. If you got a notice he wants to see you and the door closed you often wondered if you had a job or not. It could be to explain a bid, win, or just come in smoke and your thoughts on angles of improvement. Very wise man.

They ended up having a 8.8 billion deficit. Alameda was owned by Sam…that wasn’t a secret and a huge red flag. The only reason they got away with it as long as they did was because Crypto was such a foreign unregulated industry…until now.
