It's not one and done. You have to renew commissary agreements every year. This is room for the commissary to up the monthly fee each year. It "ain't gone be free".

To be fair, depending on where you live, finding a commissary can easily be the hardest part of starting and why you get the question so often. Licensing is typically just filing the right forms which today can usually be found online, or at least the pertinent ordinances can be. When I had my cart(98-03), getting a straight answer about local licensing was like pulling teeth but I was lucky enough to have a neighbor that owned a deli and I was able to list that as my commissary. When I helped my cousin launch his cart just over a year ago he was able to use the bar his GF works at. In an earlier video, even you mentioned using a friends restaurant when you first started. It definitely helps to know someone. As far as renting a commercial commissary, in some places there just aren't any or they're not exactly letting people know they're there. Here in the northern tier of PA there isn't a single commissary/shared kitchen listed online that's within an hour drive. While any commissary will technically work, I have my doubts about health inspectors believing you'll spend 2+ hours a day traveling round trip to a commissary.

Ben I got to say I love ya. I started off with your videos about building my own cart and setting it up. My first cart came in at under $200. Since then I've built four carts and we're earning a decent living. But I got to say I've tried to help folks get started but I firmly beleive there are just some folks who should be an employee. I'm a red neck I can sit and talk to anyone and chat about anything but there are just some folks who can't be a street vendor and talk to the customers. My daughter learned to weld on our carts and she's a talker ,fits riht in, and we serve different things and most often work beside each other. We work from your book, our buisness bible, and tell folks around us. The most important thing you've taught us is to look at what is'nt there. If I can't see someone selling something I start asking why then should we and how can we provide it. I've been hot dog mafia for years and understand it's because of your teachings but it rests on my drive and love of working with folks. Keep well and God bless.
