Forestdale is a suburb in Logan which is like a hidden gem. Character homes, large properties, good roads and parks and very active community.

It’s definitely worth looking more closely at Beenleigh. The community as a whole has had a massive shift and is a reasonably nice place to live. We purchased a property 12 years ago and it has increased by $300k in that time and has been an excellent rental return during that time.

It's true, location matters. We purchased a property in 2019 in Holland Park West that we thought would be our "forever home" but under circumstances we couldn't control, we ended up selling it in 2021 at the beginning of the boom and made a $255k profit in 2 years. We were very fortunate in a sense we could sell and make a good profit in a short time. We purchased elsewhere in 2021 and used the profit from the previous sell to purchase the new home (which we love even more). Crazy times.

The Coomera Connector arriving directly to Loganholme and possibly Brisbane in the future might change values around.... Logan is way underraded with its central position especially suburbs next to the highway and soon to be highways. Loganholme and Edens Landing being my favorite two at the moment.

Good point. The connector should be finishing stage 1 early 2025, so will be interesting to see how it affects accessibility and demand for housing.

Great video! Logan has lots of upside so it’s a shame it gets tarnished with the ‘bogan’ brush due to the bodgy suburbs. Rochedale South especially one of the best and has been ranked as a top suburb for investment and living in a few articles and real estate websites I have seen. Lots of southerners (NSW, VIC) also buying in these Logan suburbs due to affordability and moving up without much knowledge of them which hopefully over time will positively impact some of the overall demographic. I think you will see lots of the lower demographic from Logan make their way out to places like Yarrabilba etc. over a period of time. Thanks for the informative video Luke! Smashing it.

Cheers Luke! I think you're right, that people may move further out to cheaper locations like Ripley ans Yarrabilba as these established suburbs increase in value and gentrify. I think Logan will continue to grow and gentrify over time with the location benefits being a little underrated at the moment

I think there are micro spots in woodridge with huge potential for longterm growth. If I could only afford say 400k, I'd target houses with more than 600sqm that back to Karawatha state forest within walking distance to the woodridge train station and multi-cultural sunday market. That market is the best thai food, best burmese food, and best African kababs in South East Queensland, and best selection of asian vegetables (better than Sunnybank). It's not a great suburb in terms of income earners. Maybe, its just my bias for liking a forest view, being next to a train station and being able to walk to great street food, but I think the value for money on these four streets: Patricia Ave, Poplar Ave, Progress Ave, and Pamela Cres, are extremely high. Karawatha forest, similar to Toohey is a rock climbing hot spot for bouldering as well. 20 years ago, people were avoiding houses in Moorooka for socio economic reasons, but now people pay a premium for those spots that back to Toohey forest, yet still have good public transport into the city. I wouldn't be surprised if we see something similar near Karawatha state forest. Cashflow is also quite good in this area with houses typically renting for 400pw eventhough your mortgate payments will be very low. In the past 12 months Woodridge prices are up 32%.

Most of Brisbane is up 20 to 30% which is massive. I am have to agree that there are some great pockets of opportunity in and around the Karawatha forest. All comes down to the individual street and house

Hey I understand what your saying however what do you reckon about buying in woodridge/kingston area if that's what you can afford now due the rising interest rates then slowly building up and paying that property and using that as equity and buy a more expensive house in Cornubia for example?

No, never. Lived in Woodbridge as a kid, it’s never changed and never will. It’s dodgy as hell, same for Longanlea, Marsden, Hillcrest, Waterford, Brownsplains etc.

thoughts on Bethania aside from flooding in some low-lying areas? I understand there is plenty of developable land in the suburb, but with the majority of that land being at flood risk, do you think there's any risk of large subdivisions? thanks mate!!

the new developable land in this area is only on 300-450m2 blocks and not in mass like other new build areas (e.g. ripley, park ridge etc where you can subdivide entire suburb into 1000s of lots). So not really a concern

I have found a place in Logan reserve that I can have a new build but was worried about safely as my partner is home a lot by herself while I’m away, what is Logan reserve like in general? I’m from Auckland and invested and live in Meadowbrook from the Gold Coast. Logan reserve isn’t that bad but lots are built very close together.Reminds me of Howick and Albany a little.

I have just recently purchased in a great area of Slacks Creek. Slacks Creek is a huge area with some great pockets . So handy to everything. Not to mention how well market is going in that area.

Loganholme is slightly lower in socio-economics than springwood. This is reflected in the prices between the 2 suburbs

If you're wanting to buy a house to live in, in a nice quiet suburb with good schools, a tight-knit community then Loganholme is perfect IMO. I lived in Atlantic Drive for 10 years and only sold and moved because the larger blocks (2000 to 4000sqm) are being carved up into miserable, tiny blocks, some of which is housing commission. On the other side of the motorway however Loganholme is awesome with many, many long term residents, stong community feel. My only real complaint is that we live in a culinary wasteland but of well, you can hone your BBQ'ing skills in your lovely, large back yard... of course a lot depends on what you're looking for and I'm talking from the viewpoint of a long term resident rather than an investor.
