Caboolture will be in 10 years another city, there are a lot of investments and infrastructure planned especially Caboolture West also many new jobs are expected to be in that area, Caboolture has Hospital, good train connection to Brisbane and Sunshine coast, schools and shops. the properties will grow there as well as Brisbane will be too expensive, so people will move up to the North and Caboolture will be the hub of Moreton Bay City in the future!

By the way the only thing what I do not like in Caboolture is a lot of duplexes in every Estate, I built a house in the Estate near King's Way and both of my neighbors build duplexes.

Hey Luke great video mate I know I’m late to the party but I’m pulling the trigger on Bribie Island; I know it’s land locked, geriatric, very small & not much going on other than bingo as you said. But to buy without a loan in an area that nice close to Brissy by the water, (luckily work from home as many people are now), & that it is increasingly growing in popularity from Brisbaners young & families that CBF sitting on the highway to Sunny Coast for hrs on end or catching D Bay commodores visiting Redcliffe. I can’t pass that up. Great content as always man.

Each suburb listed is prime for investment, you just have to find the pockets that have been developed and can no longer be subdivided. We bought a 1 acre personal home in an established area and an investment on 800sqm close to the highway and burpengary shops. Both of these properties have seen significant growth, the investment has just doubled in value last month.

Great analysis Luke. I've been very happy with Petrie, bought here for our PPOR. Biggest draw has been the train station which has express services into the city taking about 40mins. There is also a lot of upside with the Priority Development Area just next to the station and Olympics boxing arena near the uni all being planned

I think it depends on which hill. Eaton Hill seems expensive, but perhaps Everton Hills and Arana Hills are OK in my view.

This was really helpful! My buyer's agent has shown me 2 properties in Caboolture which I'm unsure about due to it being future away from the CBD and the land component you mentioned.

What are your views on the Strathpine suburb it is close to Kallungur and seems more established than Kallungur? I heard that 3 mega projects and other good infrastructure are coming to the Strathpine and Brendale Business district. Stay close to water (Redcliffe peninsular) or close to major shops like westfield (Mango hill north lakes Murrumba downs Kallangur) you won’t be wrong! I am a Moreton bay local live near Westifeld. It is nice area.

Always comes back to the basics of supply and demand. Areas by the bay will have short land supply. Areas near the shops drive demand for the accessibility

There’s a LOT of homelessness in the Moreton Bay community, especially Redcliffe & Caboolture. Very high DV rates too. So factor that in for your property portfolios.

You can. We had to move 5,000 kms to afford a house so that is what we did. On the day that our deposit was due, we had a half tin of bean paste and one tea bag in the kitchen. No other food. We had to walk to work because we didn't have any money at all. But we had a house. Now my son pays $1,000 a week rent for his place and he is on close to basic wage. I bust a gut to never be in that position.
