What about a 21,000 sqft 5 days per week -office clean, trash, sanitizing, dusting, cleaning desks, wiping doors and windows down, etc. It wont be for the entire office. Suites are exempt besides a handful of upstairs suites.

When you give a price quote and charge by square footage do you add sales tax to the quote? I live in NY and there is an 8.35% sales tax on services. I'm just starting out and I landed a job, the building is 15,000 sq ft and I charge .12 cents per sq ft, that's $1800. That's what I quoted on the proposal, but I didn't factor in sales tax...Was that my first rookie mistake? lol Should I have added the tax to the quote and quoted them $1950? Or are they expecting that to be a separate charge on the monthly invoice?

That price is different for every cleaning business based on their training, equipment used, etc. We charge .18 -.21 for carpet. Strip/wax start at .40 per square foot.

What would be a good production rate to use when starting off a Janitorial business? You mention 4000 sq ft per hour. Is that a good rate to use. If she does it change depending on the type of building ?

Your billable rate would not change but the time to clean would because in some accounts your production rate is slower. Your production rate is based on the cleaning system you are using, the training of your cleaners and the scope of work being performed. If you are using zone cleaning your production rate in an office building being cleaned 5 times per week might be 3200 - 3500 square feet per hour. If you are using team cleaning system your production rates can be higher.

If this service is only 2 days per week, I might price it between $575 and $650 per month. Of course there are many other things to consider.

That depends, I need a lot more information before considering a price. A walk through would be #1 on the list. How competitive is the market? What type of building is it? Where is it located in the U.S.? How many people work in the building? How many people visit the building? Etc.

It depends on your market and more. I can give you a number but who knows if it will win the bid. $4500 per month. There are many things to consider when pricing. Is the prospect a price shopper? What is the scope of work? Etc. Take that price point and use the bidding calculators on thejanitorialstore.com to know what your profit might be. You need to be a member to get access.

@@thejanitorialstore thank you for your response and expertise. It is a mental health facility. A RFP email was sent asking for a written proposal and scope of work in detail. Additionally, spot clean stains on carpet as needed and windows inside and out 4 times annually as well...

Ok, then we just do the math. 3 hours x 3 people = 9 man hours per clean. 9 hours x 7 days per week = 63 hours per week. 63 hours per week x 52 weeks = 3,276 hours per year divided by 12 months = 273 hours per month. 273 hours per month x a billable rate of $35 per hour = $9,555.00 per month or 0.9555 cents per square foot.

Profit is different for every company. One person might want to make 10% while the other wants 25%. It's all about who runs a more efficient cleaning business.
