As someone who has been investing in both RE and stocks for over 2 decades, I know that owning both is way more powerful than owning 100% of either. I wish there were more videos talking about the benefits of combining the two and how to effectively take advantage of them, rather than using inaccurate arguments to convince people why one is superior to another. Generally, CFP KZbin channels are negative on RE, and RE investor channels are negative on stocks.

Well said, and I completely agree. There are times when it's better to invest in stocks and times when it's better to invest in RE. I can't imagine only investing in one or the other.

The best way to profit from real estate is to rent or lease the property from what I understand. Property tax/ government rent is the killer. It prevents the value of real estate from going up and forces you to make a minimum amount to cover that cost. With property tax/ government rent, you never really own the land or the structure on top of it. If you can't afford to pay the land tax as well as the home value tax, you loose the place and everything left at that property.

As a data analytics, I would love to see such historical data and comparison with other investments. Also, analyze the difference of finance a house with a mortgage or by cash at the current market.

That's a good point that you're providing a needed service to others through your real estate investing. You just don't get that experience if all your money is in the stock market. Reminds me of the Joe Asamoah episode. Think about all the people that Joe impacted through his business. Many of those peoples' lives were totally changed by the properties that he was able to offer; not just their lives, their kids' lives.

My AirBnB is in a college town. It mostly fills for sporting events, graduations, and parent visits. In 5-10 years, my AirBnB will be performing the same as today (unless some city or state legislation decides to take more tax dollars). It would do well as a long-term rental, so I am not worried if I chose to pivot.

@@biggerpockets I watch a lot of financial podcasts and current news. The market is very much inflated in both the stock market and the real estate sector. Commercial real estate is crashing now. America has 14.1 sq. ft. of retail space per person verses the rest of the world with a small fraction of that. The average home price for a three bed two bath home in America has dropped in value 10% and the condo market 20% since the high. It's less expensive to rent than to buy. Inflation has taken a tole on the people where they are not able to purchase much of anything but the basics. Credit cards are at an all time high. Basically, the average person has been out priced and the American dream of owning a house will cost them almost triple the cost as it did in 2020. There are a number of other reasons why I'm making this statement such as the M2 money supply, what President Trump said about getting rid of taxes and that I believe that he will end the private FED and replace our fiat currency with sound money which is gold and silver.

Staying on the sideline will allow you to see the crash and the rise back up (if and when it happens). The move will happen so quickly that your reaction time will be too slow and you'll miss the entire wave. Why wait? Right now you have your pick of the litter. When interest rates drop, you'll be competing against quite a few more buyers (that will drive these high prices even higher).
