Really loved the show. I will be joining Bigger Pockets. I have been collecting real estate info for about 2 weeks now. My only issue is I am penny-less from a long hard divorce which cause me to loose my job, my money, my car and contact with my daughter. I really want to regain what I once had and be a better person for my Kids. I am now taking anti-depressants for my clinical depression and am filling more inspired to change my life for the better. So thanks for the shows. They are very helpful and informative. JC

Hey. This is a great video. For people who are first starting off, if we want to shop around partnership opportunities, who carries the costs over the duration of the loan? Like the taxes and monthly payments? Also, can you speak to finding the right partner if your dad isn't able to support you?

@biggerpockets8 жыл бұрын
+Micah Queen You are in the same position as MANY others. You can look to private lenders or hard money. Unfortunately, most lenders require a minimum credit score of 640 and a work history of 2 years which is what gets a lot of young investors. Check this article out - www.biggerpockets.com/renewsblog/2016/03/23/start-taking-action-real-estate/ I hope this helps! Either way, keep going and don't stop!

+BiggerPockets how can you find a hard money lender and the ones i've found only give loans to flip a house and the interest rate is like 12% .... so lets say I buy a house and flip it and it sells .... by the time I pay off the lender you probably won't make a dime

@investmentpropertybar7 жыл бұрын
Hi Ivana the intererest rates are high however as an investor factor that in. This is one of the reasons as real estate investors we have to get houses at a huge discount to be profitable after all the expenses we have to pay.

I started with family and friends. You would be surprised that people you know already have money and they are looking for ways to make more interest than the banks are currently paying.

His parents are most likely according his first by STORY. FACTS do not add up bought the banks during that period. Not a guess... I was successfully invested during years 2000 era used OWNER FINANCING as only way.. Banks no credit or property.. no ways unless your friend somehow owned a bank !!!
@nameredacted13255 жыл бұрын
How to invest in RE with no money down tldr: 1. Get a loan during a boom when lending standards are lax 2. call Brandon's dad and get the money from him. Your welcome 👍
@paystar34365 жыл бұрын
Wait ... the bank approved a loan... your LUCKY DAY ! So... no appaisal or B.P.O. required to qualify for the LOAN ? So.. where did you get the 25k rehab money from ? What bank would conventional loan you a construction or rehab loan WITH NO CREDIT ? DATE 2019.. yeah Private money is available now based on property value with 1st position on your title... but banks today cannot even clear a check from another bank for $2000 WRITTEN on the bank your trying to cash it at.. bank states ".. there will be a waiting period .. to cash this LARGE OF A CHECK. " Or.. put a $2k check that is good from Chase Bank into my Credit UNION and each bank blames the other that the money is not to be found by either bank for 10 days !!! Banks.... no. Private Money maybe. So not helpful Brandon. Wish it was.. but my current experience is and facts about banks at the moment are contrary to what your saying unless your parents signed for you to get loans for property to buy. Curious.. but info just not helpful (with Bank Qualified Real Property Loans that are not available to people with no credit that do not own any property at the moment. ) Dissappointed .
@LK-pc4sq8 жыл бұрын
WOW LOL if you did not come up with other properties to buy and rehab, your contractor would have no work and would not pay you rent for the place you rented to him. Funy ;)
