I always enjoy Bill's wealth of knowledge and thoughtfulness. Some good talk on buying land and investing. I'm a teacher and bring home just $675/week. It's hard to find anything affordable when poor land is $5,000+ per acre in a competitive area. Bill's motto keeps hope alive, "Always dram big."

Don’t lose hope, if you want land you will find a way. As a teacher you have 3 months of summer to earn additional income. That could easily get you to a down payment and monthly payments. If you want it bad enough, you’ll find a way to push yourself to do it. RARELY will it be from a single income source. Stay positive! - Jeremy

@@HUNTRPOD I definitely agree. I currently train and sell horses in the summer. We have a strong Amish community in the area and parcels rarely go up for sale. The Amish are coming from all over the country and Canada paying top dollar, without the parcel ever being listed for sale. I've begun using the GIS, Onx and Huntstand to research parcels and reach out to landowners directly. It seems to be the only way to get ahead of it.

One thing we’ve been adamant about is making contacts. We know some of the whitetail properties guys in that area well. Reach out when you are ready to look, and they will be a valuable resource. Also be flexible with where you buy. Anywhere within 3hours of me is fair game.

Bill nailed it..."when corn is $5 land is this much when corn is $3 ag land is this much....that's the way it used to be. Now with so few huge farmers they all think that they need the land to survive or use for manure rights, driving the ag land cost up exponentially. Great interview boys!! good luck this season

He is right about the skin on skin in sleeping bag. I learned it in Marine Corps cold weather training to have as little clothes as possible in the sleeping bag. You can keep your clothes in the bag with you and then just get dressed in your sleeping bag. Other key thing to look into is a "iso mat" for ground to body separation. The ground too will suck a TON of warmth from your body. Good luck. Sounds like a fun time.

HUNTR like what you guys have going on. Just an idea, but you guys should have some guys on outside of the hunting industry. A lot of big deer killers out there that may have some different ways of thinkin. Feel like people would enjoy hearing from just your everyday hunter.

Gents - 7 months down the line from upload and national average of gas is north of $5/gallon, meat shortage, feds raising the interest rates…etc. The conversation about inflation was spot on.

He’s way off on the saving/debt part. He acted like someone would save 30k in a savings account a year. That’s not how ya do it. I believe the stock market as a whole has averaged around 12% for the last 100 years. He himself said real estate is around 6%. Now imagine you were putting money in your mutual fund and then fell on hard times, after a period of time not being able to contribute to the mutual fund and they just take your whole investment. That’s what you are doing when you borrow money. He left out the risk factor and many of good man has went bankrupt and lost everything doing what he’s saying. Many have also gotten rich as well. Risky business

Bill is a class act and his perspective on having your priorities straight about deer hunting is refreshing, especially in this day and age of “influencers/you tubers/podcasters/pro-staffers” and all of these random people who are now involved in the “industry” who are mainly chasing clout/sponsorships/relevance using “hunting” as a vehicle to achieve those ends. I miss his perspective and him being on camera but I completely get how burnt out he must have gotten.

Look into the large water storage tanks for your underground tent. They have them 1,000-5,000 gallons and many guys use old ones to make deer blinds. They have a large opening in the top that could be used for entry.

great podcast guys. I have no doubt the views peak when bill is on, the man is a legend and super humble. I laughed when bill said "how hard is it to become a plumber??" here in Canada its a minimum of a 4 year and roughly 7000 hour apprenticeship program, and then have to pass a final exam. sooo pretty hard really lol. but you are all spot on, hard work pays off, and he who bitches about others and does nothing will go nowhere. What’s your guys thoughts on the leasing vs buying argument when I can lease 150-200 acres for the same price as owning 30-40 acres per year where I’m at in New York?

Great questions Adam! If you have time, you buy and then sell for profit and flip for a bigger tract. That’s said it depends the quality of the lease. I don’t think I’ve found a lease that is worth the money multiple years. - Jeremy

I hate to see that bill feels that he must compete still. At this point, he could make videos with a GoPro and help many many people. With no sponsors. The world has gone to the crapper. Everything is about money. And money is more useless now than it’s ever been. Know what I mean ? I dunno, Bill is smart and I’m sure he will come up with something to put the exclamation point on his legacy. But as of now it seems he got beat up by you tubers and simply gave up.
