You can't do this from a mastered track. Separation is based on frequencies. The average bass, drums, guitars has their own frequency intervals which can be muted, or subtracted from the original, but it'll penetrate of the same frequencies of the vocal (this is why those kind of acapellas sound aweful). When you record something in the studio, every instrument are on different tracks, so does singing. Actually singing most likely recorded multiple tracks (main, second main, vocals on different tracks, so on), could be 10+ track. When the atrist or studio decide to release an acapella version (eg. for djs' to mix) they mute all the other tracks but vocal. This is how you get this kind of clean vocal track. No other way. That is why its called Official studio acapella. Fun fact: You can catch some shred of the music track on vocal tracks (eg. this on has at 2:28). This is infiltrade from the headphone she use for backing track to sing on. To clear the master track they mute immediately the vocal track after the delay or reverb faded out. This is why you hear a sudden mute after lines (eg. 2:24). If all the track wouldn't be unmuted when their not neccercarely, the noises would added together, and the end product would be a mess.

Sometimes songs are split into different tracks for certain platforms (for spatial audio features, surround sound being one of them) and using some tricks you can separate each track, the people who were in charge of this probably just left those bits of instrumental because they thought it just sounded better. Whatever the case might be, it's still way too clean for it not to be official. Stuff like 3:08 just gives it away.
