Finally the solution. I had a micro crack in the seat and I have tried reseating this about 4 times and feared I was getting close to flogging it out for good. This has fixed the problem. You are a legend Bill.

Missed a few tips here. Turn off the water first. Open the tap valve as it makes it easier to remove spindle. When you tap a thread as in for the new seat always go 1/2 turn forward and 1/4 turn back. This will clear the debris and make it easier to tap the thread. You also need a slow revving drill such as a cordless drill to reseat as too high a speed would cut too much out.

Good job. That kit's been around for years. Haven't had a tap where I've had to go that far, but it's a good s option if required. There's one leak which is rare but you can add it to your list and that is the spindle o-ring.

How would you fix low pressure in the house, I check the mains tap, cant see a pressure reducing valve but it coudl be underground. Have you heard anything about low pressure after home handymen remove rainwater tanks as it looks liek this bodge job owner has pulled out his tank and the pressure is shit thanks to that bodge job from my guess.
