Ok you guys! BIG episode here!! It’s the budget episode I’ve been promising you guys for a while now! It took me a while to find a contractor in Vancouver but good news, we have a contractor and now I can tell you how I’m going to budget this project! You guys have been so great following along my home renovation so thank you so much for watching!! Demolition has officially started on my place now and thing are starting to really come along! I can’t wait to show you the bare bones of my townhouse in the next episode!

This is Amazing Karin! Its about time that we designers start broadcasting how much these things cost. It really helps clients be realistic about where their budget can get them. I would love to see another video like this where you breakdown the budget for a residential home design/decorating project. Thank you so much!

As others have commented, since you are seeing this home as a flip (knowing you want it to be a great space for you to enjoy and live in for the next couple of years), I would keep the floors, cabinets, and decorative marble (fireplace). Countertops are a touchy subject because as a new home buyer (and a design student) I would avoid marble on the counter tops. It's too porous, and the maintenance is something I would not want as a home buyer. As a backsplash I think it would be beautiful. Second money saving location... closets! For the Master closet go right ahead and make something super functional and designer for yourselves, but you won't get as great a return on your investment by putting in beautiful closets and millwork in other rooms. Save yourself close to 10,000$ and skip the guest bedroom built-in, and the other closets' organization. A new home buyer will look at your finishes and pay for those, they can get a closet organizing system almost anywhere on the cheap if they please! Especially if you don't use those extra closets daily. In the long run 6-7,000$ is peanuts for your overall budget estimate, but you could use that money in contingency... or throw it into covering your fireplace surround in the pink marble! I agree with non marble countertops. They are not the best functionally and to me are feeling a little dated. Maybe flip the bathroom counters with the kitchen. I think having at least one "Wow" factor per room is optimal for a future rental home. You are planning 3 or 4 "Wow" factors per room. Also, I think its good to spend money on anything you touch, hardware, faucets, counters, floors.

And the wallpaper sounds so expensive for a powder room. small space, yes custom design but again maybe save it for your forever home?

Hi Karin! First, I would like to say that this was a great video and I'm thoroughly enjoying each episode! As for my suggestion, I would say definitely keep the counter tops, I just think that it is a big wow factor. I would pull back on the mill work because although it adds tons of detail and charm to the house, it isn't a deal breaker for home buyers as something like a nice kitchen or bathroom with great floor and counter details. You can still add some mill work but maybe keep it more modest or scaling back from everywhere in the house to just just a couple main rooms. I know I am not a designer but I hope this helps. Everyone commenting has such great ideas too. Enjoy your week! :)

I say find inexpensive plumbing fixtures, keep the floors, find inexpensive chandeliers, scale back on the marble and don't over do the fireplace(keep it simple) if this is going to be a rental property at some point. Good luck! :)

Yeah subway tiles in a guest bath make it feel relaxed and welcoming so guests won't be "scared" to use it

I would hold back on overspending on wallpaper;maybe hire someone who does murals (if its cheaper), closet organizer, and the extra fancy marble. But regardless of what you do, it will certainly look amazing.

Belle V IKR... for some clumsy guest to ruin that expensive wallpaper with excess splashing! I’m cringing just thinking about it. And you know wallpaper is the first thing new buyers get rid of of. It’s an extremely personal preference choice. Paint, I say and get the look you want with art.

I was not 100% sure about the pink marble for the fire place but i think it would be beautiful, especially considering the tones of the kitchen counter top marble! So those 2, in my opinion are a must! I think you could save on the flooring for the powder room! The custom wallpaper, alone, will really give the powder room a lot of character! Loved this video Karin! I love that you touch on all the aspects of a project!

Please keep the pink marble!! It's so special having it everywhere might be too much, and the fireplace definitely doesn't need to be pink, but If anywhere it should be in the kitchen. custom wallpaper for a powder room seems like a lot for such a small room...and those particular casings don't seem as much of a "must have" but that's just personal preference ;)

It sounds comparable to construction in the US... I would change the pink marble....to say Calacatta. Just for resale... Since it sounds more like an investment property. Hey, do you if you can't live without it. Everything is stellar....can't wait to see the rest..

Don't lose those floors they are awesome, keep them! Maybe the cabinets can be made cheaper? they are lovely but simple black. perhaps you can look for non-custom. the pink marble is really gorgeous. but does it add as much value to the house's as much it costs? maybe you could save that to your next home?

So hard to decide! I feel like cut out the bathrooms upstairs (which wasn’t your question). And the fireplace marble - since you can’t see it when you walk in. Good luck, you’re going to rock this reno!

I love your design for your home. Really chick and high end. If it were my decision, i loved the wall paper idea in your powder room but since it's not your forever home, i would do away with that option. Save that idea for your forever home. I would also reduce the amount of mill-work on your guest bedroom to help reduce cost.

I would definitely keep your floors options and countertops. But in the main bathroom i would suggest to try to cut in the plumbing fixtures. Thank you for all tips and explanations very helpful!!! Looking forward for more episodes.

Kaaarin!!! My God, please do not leave that marble!! I'm going through the comments and i mostly see people telling you to forget about the marble and I say heck no! lol I am extremely excited about that marble and it's going all the way up.... just wow. It sets the bar up high for the rest of the house. I mean I know when I heard the total I completely lost all color in my face, but it looks sooooo good all together, I'm obsessed. I can not wait for more Bohnafide!

Hi Karin! I love your style so much and I am currently getting a degree in interior design. I think a cool video idea that would be super helpful to designers and students would be talking about your favorite companies to get items such as tile, flooring, hardware, cabinets ect. I always find it challenging to find companies who have a mix of trendy style products and products that are functional and withstand time!

You could replace some of the custom millwork with Ikea and add trimmings / design around it. You’ll save a lot. If it is not your forever home, loose the marble. I’m sure you’ll make it look fantastic. All the best!

I don't know where you should save but think about resale value and over-improving for the area. Anything that maybe over-improving I would cut from the budget.

From what I've seen of your work, the black patterned floor tiles seem to epitomise your 'vibe', and in combination with the walnut cabinetry, would pack that design punch with lasting appeal. The marble product is unique and beautiful, but with such a hefty price tag, you stand to free up your budget substantially by going for a marble look-alike (which may also be lower maintenance). I love the idea mentioned by Belle V, below, regarding the wallpaper. A custom mural-size decal/removable wallpaper or mural would be really special, and the former option is also a very simple DIY as far as installation goes. If I lived on your side of the planet, I'd be volunteering to paint the mural for you ;)

Love this series ❤️ I definitely think you should keep the hardwood flooring, but in my opinion maybe cut your costs for tiles, and wallpaper! So excited to see how it turns out!

I love the marble but honestly, just lose it. Find a marble finish tile instead. It's not your forever home, you don't know if the buyers will want to keep it (no matter how lovely it is) and the tiles they produce nowadays are just amazing. Or keep it in one special place only that's really close to your heart. It'll still make a great impact. I would absolutely keep the baseboards and door cases. I'm sure there are more options for kitchen furniture in Canada, but to be honest here in Hungary I haven't seen anything extra ordinary that would justify going more expensive than IKEA. And the doors you have selected look very similar to something they have in store. That might also help.

Thanks for the video, it's helpful for people to understand cost from this perspective and not just design output. I wouldn't scale back on millwork and flooring if this will be a luxury resale since those things really make renos standout

I am sold on the floors and milwork. The counters however, have me on the fence. I love love love them. But I think you might be able to find yourself something very similar for just a tad lower in cost. Everything looks amazing!

Everything looks fantastic. But the budget??? Eye-watering!!! Since it's not a 'forever' home, I'd get a valuation on the property and spend no more than 15-20% of current market value.

I am loving this series. Since you will not be staying here long term, I would ax the marble, very taste specific, then add the cost to it makes it clear you should downgrade. I love millwork, but perhaps not do the full custom system in the guest room/home office. I do not think you will see a good ROI on that. But please please keep the better baseboards, and trim mouldings. They bring value and visual interest into the space. Also keep the closets millwork, I think that will bring value to you while living there but also as a resale tool. Good luck!

Casually reflecting on your video's karin, thank you for taking the time to really give a genuine view of budget, how to pick contractors and shopping. I'm studying diploma building & construction, and just watching your videos really helps me understand the whole process. love your work and can't wait to watch your Netflix show. posting and watching from Australia, Melbourne. after watching the video in my opinion I think the floors are a must keep. they set the tone for the home and add that warmth even though their in a light tone. I honestly think the countertops is where you can save money. I think for it being a "flip" home marble is expensive all over the home. you have to make the decision on if thats your forever home or not. Love the design. I would say if anything with the marble do it over the fireplace so it pops but yes things will need to be scaled back to get closer to the ideal budget you want. Its definitely tough decisions to be made now on your end :) How is this experience for you on this side of the table being the one who gets to make the choices and decisions and did you think it would be as difficult as you predicated? Maybe that could be a video you make after the renovation. How you felt about the overall process and what it was like being on this side. Just a thought for a video I would like to see.

Wow, it’s so easy to go over budget, so this shows how crucial it is that you know what and where you’re spending on. I think that as you feel that this is not going to be your “forever” home, maybe you should reconsider your marble tops! As gorgeous as they are (I have them myself), maybe you could go for a less expensive marble! When people are renovating their homes (especially to sell on), they tend to get carried away and design the interior for themselves; like their going to be living there, as opposed to the next buyer living there; who will probably come in and make lots of changes anyway......if that makes sense. Very interesting video.......really looking forward to the finished look :)

I've been a subscriber since you had under 10K and is great to see you growing. This video made me curious about interior design prices. From the full price a client pays what percentage is your price that goes to your company or how a client pays when he hires an interior designer? Love your work!

I would maybe change the pink marble countertops to something more neutral. Pink marble is something so specific and not every buyer will like it

the choices and materials are amazing 😍 ! in my opinion splurge on the flooring is a must because it is much easier to level up the counter tops or the kitchen cabinet in the future if you want to make it high end -ish 👍

Plumbing fixtures are very pricey, certainly you can cut that cost but definitely keep the marble somewhere! That is so unique & beautiful/shining star/statement-maker. I love the idea of black faucets in the bathroom w/wood vanities & that gorgeous marble & then gold faucet in kitchen w/black cabinets. At the very least, use pink marble somewhere, maybe master bath as it feels more bathroom or mantel to me. And then go w/less costly neutral in kitchen since it's a flip?Stunning. Cut the wallpaper for sure; so many great options using paint/grasscloth, etc. Customize wallpaper in your future forever home. Cannot wait to see this transpire!😍

I love this video. I am getting work done in my kitchen in a very old farm house, so mine is about the opposite of your modern town house . I am almost addicted to watching these type of videos. I would change the flooring . I think that the marble will be more impressive if not competing with the flooring. If this is for resale then just make sure (as you probably know ) that you are not over capitalising on your budget. I cant wait to see what you choose and the next video.

I think you should go with the marble for sure! I realize it is expensive and you aren't going to be living here for years and years BUT the added value it is going to bring to the price of the home is worth every inch. And let's face it, it is that "wow" factor of pure elegance only the marble could bring! I don't see how you can scale back on flooring or millwork. Those figures have to stay. Counters are pretty much a given on your design and can't be budgeted any less. I think you could scale back on some of the lighting. Most people could live without a chandelier in the bedroom or at least an expensive one. The bathrooms could be scaled down on the overall costs because of how many you are redoing. I feel that those rooms are not going to be the most used and the less seen. Your personal bathroom is the only one of the three that you could go all out for. You can buy less expensive product for the other bathroom and powder room to match the more expensive to make it all cohesive and no one needs to know the difference but you. I think your design is wonderful and your home is going to be a showplace. Can't wait to see the overall design when you are done.

great video - the contingency sum for most designers (architects, landscape, interiors etc) is usually 10% of total budget because there is always something you don't count on.

That pink is so lovely and it's totally you, but this place isn't going to be your forever home- but it could be someone else's (who might not love it as much as you)!

Great video!! I love how much detail you go into showing the entire process of your reno :) Thank you for sharing!! I would keep the millwork and look for a marble alternative for some of the places you're thinking of doing marble. Maybe keep the pink marble for fireplace (that would look really unique) and use marble-look material for kitchen instead. By the way, where can you buy dekton material in Vancouver? Thanks! :)

I am amazed at the huge amount. I wonder if you have asked for quotations for all sub-projects. The prices for the fireplace and the paint seem to me very high. Do you think you can still sell your house after such an expensive renovation considering the construction of your house and its location in the neighborhood?

Hi Karin, Looking beautiful as usual. I can see and feel the passion and your excitement about this project and I can tell you after it is all done you will not want to move. I have done many renovations over the years and the majority of my clients ended up falling in love with their home all over again. I would not change anything at this stage if you can truly afford it go for it. Even if you decide after a few years to move up to a larger home you will recoup all of your money and most importantly you would have enjoyed it. Looking forward to seeing the finished project.

I am from India and I was comparing the prices, surprisingly the budget is on par with how much it would cost in India. you did not mention a budget for new furniture and the ceiling changes due to plumbing issue in the master bedroom. this video was really informative. thank you.

I love that u care so much about the millwork. I love that detail and think that it makes a huge difference on a home. If you do plan on selling the home. How much do u actually think you would get on it? I know that renovating homes, there is usually a cap on the amount u can sell a home in a specific neighborhood, so would it actually be worth it to renovate a home and make it high-end? Im wondering because I would love to do that, but am not sure if its a good idea :o

I would say, if you don't want to stay there forever you could do the downstairs the way you want and maybe the upstairs a little less because who knows what the future buyer would want upstairs maybe they want 3 bedrooms. I would ask maybe what is the price that a carpenter offers you for the cabinetry, you can choose the wood you can choose the paint and all of that. The white wood floor maybe you can consider the cheaper one.. I don't remember which one was the cheap one, but if you liked the tone of it you could work it with the lights if you want a warmer tone use yellow lights. It will look great

First and foremost, congrats on your channel I am trully enJOYing it, interior design has really gained my heart and soul for as long as I can remember. Quality must prevails over quantity. The thing is... if not even counting "pink colors and fabrics" but just to count all the plumbing work, installations, electrical and other things that are main (including contingency) it's already about $180,000 which is already more than a planed budget.I'm not as good as you are....but you asked, so here what I think :) I would say, would be nice to have the labor and installation cheaper! You will probably spend less, because you were rounding up a lot, but probably you won't save more than $15-20,000. Other things you could SAVE FROM, probably would be - kitchen hard wood floor (I know it's amazing, but I think you could find something similar) - Kitchen cabinets (I love black, and I love those cabinets, but it's way too much, I'm sure there is something as black, but cheaper) - fireplace surround - Wall papers (it sounded a lot....maybe you can find something similar in the store instead of making it a custom request) I would say DEFINITELY KEEP - Marble in the kitchen - subway tile - butcher block - decorative light I think these elements people notice first and make an impression of the entire place based on those elements. (also floor...but you need to cut your budget)

Love this episode. Ppl usually do not like to talk about money, so I am glad you did :) And just to let you know, I love how you designed your house, I really do. Every little piece. There is literally nothing I dislike in it :D and most of all I like... i don't know :D everything :D There is always a way to find something cheaper to lower the budget. The question is, where are you willing to drop the high standard to lower one. And that is something we can hardly dictate you :) Maybe finding contractors/shops that are cheaper and have a good enough stuff for you... might help. I don't know.

I have a quick question... so suppose you have to take a client on turn key basis, but bugeting is possible only after your design is in place, but you have to give client a quote, what do you do then?

I think, that the marble is awesome, but expensive. So keep it to the fireplace. You must keep it cabinets (walnut). ;)

That's nearly 2.1 million South African Rand! You can buy a decent house in SA with that amount! But the South African property market is a lot cheaper than that of Vancouver! Also; I wish this was a Netflix series so I can watch the next episodes! :D I am so excited for the reveal episode! But we will have to wait #RealLife!
