Good stuff. Years of in person and over the phone sales has turned me into a “natural sales person”. You just learn what works and what doesn’t. You learn the gentle push and pull of the sale. It’s great to hear the logic behind some of the things I do subconsciously.

Excellent video. With that said, it would be very helpful to have a follow up video that outlines how you would approach the listing presentation with this prospect that has been through 3 agents and "seen it all". What would you say to convince this man that you are different besides promising better communication (from the perspective of an agent that is new and doesn't have a resume)? It sounds like the buyers fell through (admittedly the agent didn't keep the seller as informed as they should have but...). My request is probably a bridge too far and I get that this is a "how to approach the first call" video but it would be extremely helpful to have some video series that would take us through a complex scenario like this one (again, assuming the agent on the phone was somehow able to get an appointment). Just a thought. Some fresh pointers in this video, thank you.

If you read between the lines, this prospect is prime for a price reduction on the property. Hes so done he will let the bank take it. So it’s not going to be what can you do different than the other four realtors, its “this is what is going to sell the property.”

not necessarily, the fact one of his agents only did 1 showing in 60 DAYS is absurd… Agent obviously wasn’t committed to what their job was meant to be. the other previous agents, who knows but there’s no point in getting rid of a potential client off an assumption that it’s their fault the past agents didn’t work out. who’s saying you can’t be the one who finally gets it sold. he’s obviously desperate at this point for a sale so definitely would take a price reduction most likely which would make it easier to sell

@@KillChase the listing agents job isn’t to show the property. Listing agents job is to market the property. Also there is no doubt you can get it sold, but that’s after he makes your life a living hell. I don’t want someone that’s complained about 4 agents in the past. 1 or 2, I get it. They might’ve dropped the ball. But 4 ? It’s not the agent. It’s him!! Someone else can have this type of client. I’d rather not making the sale and have a miserable life while he’s listed with me.
