I attended the Real Estate Business School in Austin, and I highly recommend them. They offer online classes, and then they'll likely start offering in person classes in Austin again soon. When you were accepted into your brokerage, had you already quit your part time job? If not, how long after did you? I currently have a full time job, but if I were to pursue this full time, I kind of want to have an idea or thoughts about it from someone who has already done it.

I quit my previous job before starting, however, I did have some money saved up. I didn't have my 1st closing until 6 months in though, and I was glad I had saved up money. During that time, I also tried to spend as little money as possible, like not eating out at all and buying less expensive groceries, like ramen. Let me know if you have any other questions!

How is it like working for/with a brokerage? Is there a quota you have to meet monthly? Example, you have to sell at least one house a month? Do they have regular PTO like most cooperations or do you manage your own PTO time? 🐱

Great questions! With most brokerages, you'll work as an independent agent where you're classified as a self employed person / independent contractor. In doing so, you'll earn 100% of your income from commissions not salary and therefore, have no strict guidelines like quotas and no PTO since you have no salary. There may be a brokerage out there that pays salary, however, I haven't come across one yet. Let me know if you have any other questions!

I’ve held a government job for 13 years and am looking into the real estate agent field. I’ve heard that you really need to have an outgoing, extrovert type of personality to succeed in the field....would you agree?

That's a great question, and no! I'm actually a complete introvert. There are so many different types of people in the world, and even the best realtor is not the best fit for every single person. It's just about figuring out how to find like-minded people who will be a good fit to work with you. Also, just FYI, sometimes it can seem like the extroverts are the ones that are the most successful, but that's because they're being "loud" about it and the introverts aren't

Thank you soooo much for sharing their needed information. The break down you gave was phenomenal. I was able to take some great notes!!! I'm in the process of relocating to Houston from Ohio in June 2022. I was looking to take the classes online in the beginning of February. That way once I move there I will already be a licensed Realtor for my new home state. My question is would it be best or even possible to take classes from home now here in Ohio? Or wait until I'm actually a resident there to take the classes in person? Thank you again awesomeness.

It took me 2.5 months to take my classes and then I had to wait 2 weeks to take the test, but it'll depend on your personal schedule and how often you're able to work on your classes. Let me know if you have any other questions!

question? is there ever a circumstance in which a real estate agent licensed in Texas could receive 6% commission instead of three? for example, if the buyer came unrepresented and wanted no representation with the listing agent be able to get the full 6%?

Potentially, yes. However, my brokerage always advises us to advise the buyer to get representation, because often times they think they can get a deal or are better off unrepresented, which isn't the case. Let me know if you have any other questions!

Thank you for the informative video! I'm thinking of completing the program in a month and getting my license asap, but I start an intensive nursing program in August. Is there a quota or a certain amount of hours needed to work with a broker? I was thinking of doing real estate while in my nursing program for the flexibility.

You're welcome, and no! As a real estate agent, you are considered an independent contractor, so your broker can't put any requirements like work / office hours on you. If you join a team, you may be required to sign a contract for certain hours, but as an individual agent you won't have to sign anything like that. That's a good question! I'm not sure, but I think so. I'd take a look at the TREC (Texas Real Estate Commission) website and see what they say. If so, I bet you can start your classes before, so you could at least start the process before you move if you want to

Awesome! Hope your classes are going well. I recommend taking as many practice tests as you can. The test questions are worded in a certain way that can be confusing, and I remember it was helpful to practice with those and get used to the format before I took the test. A broker is licensed to own their own firm, whereas an agent is not. Every agent has to have a broker, and mine is Keller Williams Realty / a woman in my office named Jean. Requirements vary by state, but you have to have at least a few years of experience as an agent to become a broker. Does that help! You can also Google it, but hopefully that gives you some info about the difference!

You're welcome! The income varies from person to person, and there's a huge potential for growth over time. I drastically increased my income, and especially profit, between my 1st and 2nd years. It varies per person! It took me 6 months before I closed my first deal and got my first commission check, however, I've heard / seen people close their first deal within a month and within over a year. Let me know if you have any other questions!

I understand, it's a big change. I recommend either saving up as much as possible beforehand and then cutting your expenses as you start and / or getting a part time job as you get started. I think the transition is worth it in the end, but it's not always easy to get through (:

Is being a real estate agent, something anyone can accomplish? I'm great at sales and speaking professionally to people and would love to be a realtor. I'm 24 and never furthered my career or started college because I have 2 children and it is hard. @@jessicafletcher1770 haha! Yes, I think it's something anyone can accomplish! I went into real estate at age 24, so I think that's a great age to start. One of the reasons it's such a great career is you don't need any sort of background, previous experience, degree, etc. to be successful. I think the most important thing is to choose a brokerage with great training and lean into the training when you first start. Also, I know several agents who are mothers, and they like real estate because they have flexibility with their working hours and can tailor it around being a mother. Hope this helps!
