I was waiting to buy but hate the parking and tax. Was looking at LA hotels and one had $80 parking. I like having my car down there cuz I grew up there so learned to drive in that traffic. Maybe things will change, they seem to think we’re made of money. Look at the Star Wars hotel.

So at $230 per point and $9.06 dues, I calculate the actual cost per point to be $13.66 per point. That doesn't include those taxes, so you're looking at something in the neighborhood of $16 per point. So if you're staying in a 1-Bedroom for 40 points a night, that's basically like paying $640 a night. That seems really pricey for a DVC property.

As a west coaster I was super excited and ready to buy at Disneyland Tower, but now I don’t know. I don’t like the extra taxes and the dues sound high. I don’t think I will end up buying there. I have direct points so I will just wait to see what 7 month availability looks like.

Hey Jenn! I think the thing that makes this a no-go for me is that transient tax. 2.73 a point is insane and cuts into the discount of DVC significantly AND that number keeps rising just like the dues each year? Pass. IMO the theming and location at VGC is superior and I'd rather pay 300 per point for that product anyways. I have some direct and resale points so I'm not locked out of the resort technically anyways but if I buy points at Disneyland, those points are pretty much only going to be used at DL otherwise you're paying a premium for nothing which is another point for VGC.

Yeah, this is crazy. I gotta pay thousands and thousands of dollars for the membership, plus maintenance fees, then also pay $200 to $500 each time we stay? Nah… We entertained the idea of finally joining DVC if we could get in on the Dland Hotel expansion (even though the design of the DVC tower is horribly boring) but I don’t think so. For the overall costs it just makes more sense to keep doing as we have and stay at Harbor hotels and spend the price difference inside the parks. The “Disney Bubble” in Disneyland just isn’t as prominent as in WDW and doesn’t warrant the cost. Even our recent Disneylang Hotel stay didn’t leave me satisfied afterward when considering what we paid and what we got. Disney doesn’t realize that they need to actually be competitive in Anaheim.

Good point. We were considering adding on here for our occasional DL trips, then renting out the points when we don’t need them, but with that tax, I think it makes it less appealing to renters, too.

While there is zero chance I would rent points that also require me to pay $200+ upon arrival, I can also confidently predict that you’d have no problem selling those points when you need to. There are plenty of people who throw absurd dollar amounts at Disney stays and just don’t care about value or what extra costs there are, and using the Grand as a barometer of interest, I doubt you would ever fail to sell those points. I’ve tried dozens of times to rent Grand points for a stay there and they are rarely ever available and go quickly when they do pop up. DH will be the same. They should have just rolled the tax into the contract and made it $250 a point or something.

I just realized they were probably patterned after the ones in bay lake tower. It’s amazing that they found any room at all in that corner of the dlh property. Instead of shoehorning it into next to downtown Disney, they found another way. I still miss the koi pond and waterfalls, though. I’m enjoying your channel, btw. Thanks for doing the calculations. ;)

If $9.05 is correct then that’s high considering the TOT is not included. VGC is just over $8 and has the TOT included. If VDH were to include the TOT that would be $11.78 per point. That’s outrageous especially considering the small footprint of the resort. Virtually all of the land there is part of the regular Disneyland Hotel so it’s not like the association is paying to maintain that land. It’s only one building so seems really high to me.

The transient tax will be paid for at some point, so might as well call it like it is, an annual dues fee of $11.78 per point when you combine the two. BUT the main concern that no one seems to be highlighting enough is that this is the first DVC resort to mention they may charge for parking. So roughly $40 per night? Which adds up to be more than the transient tax fee for the year if your maximizing points in studios. With just 100 points and 5 studio stays per year, that’s $200 per year for 1 vehicle, or $400 if you invite a guest. Not to mention the transient fee and parking fee will go up just like the dues. Might as well add parking in your dues now as well to be roughly -$14.78 annual dues. Assuming $300 per year parking for stays with 1 vehicle at times and 2 vehicles at times. Curious if the annual dues include maintenance for the parking already, if so…. Why are you going to charge us? Which they will at some point when the property is sold out. Because it’s the only DVC resort to have verbiage saying that they may. Too greedy, and a deal breaker.

@@TheMagicInTheMusic I live in San Diego, but even for those owning in Florida, I bet your going to rent your points someday. More fees for guests, more it’s not worth booking for them. To be fair a majority of Southern California residents will own, and very important to factor in.

Great info! We are AUL owners so we are familiar with the transient tax, but this is even higher than AUL - eek. With the higher price per point and annual dues being about the same as AUL, we may just try to use those points at the 7 month booking window. Still looks like a beautiful resort and am excited for anyone that adds on or becomes a new member here!

I don’t know. AUL is 60 cents per point roughly… so not even a close comparison to $2.73 per points and $3 avg per point when including parking. Beautiful resort btw.

I'm glad to help. Any DVC guide should have notified you about the Transient Occupancy Tax, but I agree that it's a real negative about this resort. I have a new video coming out soon where I go into the specifics of the costs, if you want to see a breakdown. The key thing is for buyers to be aware so they can make the right decision.

I was on the fence about seriously talking over with my husband about buying an add-on contract here. But the tax and those dues starting that high and possibly paying for parking is a hard pass for me. We own enough direct points at Riviera that we could try and snag a room every now and then. We really don’t need any more points and they just made my decision for me.

The booking dates of May and July are to allow the new owners a time period to be able to book before the rest of us can book. Basically a forced 11-7 month booking window since this will be the first booking but is less than 7 months away.

I never had an interest in the Villas at DL hotel but I am interested in the new Poly tower but now with all these taxes, paying for parking and the same resale restrictions as Riviera I'm starting to think I will just keep buying resale.

Thanks for the video. I enjoyed looking at the rooms and found the lack of tubs crazy. I am not planning to buy at this resort. the fees are similar to Vero and HH so i am not shocked. But, I am not likely to travel to Disneyland again, though the last time i stayed at the Hilton and it was plenty close to the park.

You can book on the DVC website and see your reservation on your dashboard right away. Or you can call Member Services and have them create the reservation for you via phone.

Paying for parking makes it a no for me. I’d be driving 7 hours with my car and it was one reason I was going to buy. I’ll stay down the street. So sad, I was going to pay cash too. Tax and parking, double no. I’ll get Saratoga resale.

I own a 60 point contract at the Grand Californian but I’m not really interested in buying here. I paid less than $100 a point and no closing costs (they didn’t charge for these years ago!). I live 5 hours away so I bought at Grand Californian right away. I think Disney wasn’t sure the VGC would sell in the beginning but now they think VDH will sell quickly. I’m not so sure because I think locals go to good neighbor hotels. I like the Disneyland Hotel but it’s expensive! Plus I’m older so I don’t care about the longer contract.

I read somewhere that the restrictions here mean Riviera only Riviera and Disneyland Tower only Disneyland Tower for resale buyers. If that’s true and it’s not like the older dvc where there is a group you can choose from that’s even worse. They aren’t putting these two in a new group???

I had originally hoped that they would be in a new group, as you said... but unfortunately Riviera and Disneyland Tower resale contracts will ONLY be able to be used at their home resort - it will be ONE LOCATION ONLY for these two newest resorts, and will not have reciprocity.

Just got another question - Can you buy less than 150 points direct? Someone said no you cannot.

Yes, you can. 150 points is the benchmark for getting membership perks, but it's possible to buy fewer points. I believe the current minimum for new members is 100, but you'd want to check with a guide to be sure, as this can change sometimes. If you're already a member, you can add on as little as 25 points, last time I checked.

Yes, it is a tax that DVC can't get around. They've either got to charge it when you stay, or bake it into the cost of the room. They have to pay it one way or another.

I’m not gonna lie the extra charges are a little bit disappointing. I think I’d rather just use my military discount on hotel rooms. The savings equal out about the same and I’m not locked into anything.

We just moved to Fl. So traveling to or buying more points there wouldn’t appeal to me. Although I have stayed in the Grand Cal. And loved it, everything is just getting so much more expensive. I’m happy to be in Fl. And theres enough here to keep us busy.

They don't need everyone to want to buy, just *enough* people. I think they have that. If I had the money, I would buy. That's easy to say when you don't have any money! The contract runs out a few weeks before my 100th birthday. That's so weird to think about.

Good point. I'm assuming this must be something that is charged on short term rentals, like VRBO. But the owners are staying in their own property, not renting from someone else, so it doesn't really make sense to me either.
