I'm a CRE Analyst doing balance sheet lending at a large bank. I work on the core asset types (MF, Industrial, Office, Retail). Down the hall is our affordable housing lending team and I was tasked to help out for a month and that's when I learned about LIHTC & all the complicated sources of funds. I previously considered the affordable housing type God's work & categorized them in the non-profit sector, but then realized these guys are specialized & making some pretty good darn money.

100% agree on asset or location specialization based on skills or passion. Marrying an asset class or location because it’s hot looks very silly in a few years when it’s not…

I’m a current junior finance major who accepted an internship at The Michael’s Organization this summer as a real estate development intern! I’m so excited to learn more about low income tax credits and have a real passion for affordable housing, and I just started the break into CRE modeling course! How are the opportunities in investment sales for affordable housing and are there…? I think I want to go the investment sales route, love the content and you’re really helping me out!

Congrats on landing the internship, Byron! The Seattle CBRE office controls a lot of the major affordable housing investment sales activity across the country, but there are definitely other players out there and more and more firms will create teams focused on this sector as activity continues to increase. Great to hear the content has been so helpful!

Definitely - we have courses for absolute beginners within the platform, so there is no need to have an advanced skill set to jump in.

I’m looking to invest some properties that has a steady cash flow for retirement. Also I do care about the COC returns as a common sense of an investor. Will the stripe shopping center a good candidate? I’m asking because the cap rate is usually between 5~6.5% if the location is good. Under today’s interest rate, the 10 years average COC return is actually around 6 or lower. What do you think? Will that worth to invest?

Big thing I'd say over all these is distressed office properties. Convert those to multifamily and you'll make money.

Hi Justin, thank you so much for the great video. I noticed CRE Academy doesn't yet have a course tailored to the specifics of affordable housing underwriting. Can you please point me to a book/course/any other resource that will help me learn the ins and outs of the asset class and its underwriting? I have taken all your courses and loved them. Thank you so much for any suggestions you may have.
