$55k is USD. The dollar sign in front is the identifier for USD. Just say $55k or 55k USD.

Yea land in the province is cheaper. Land in the city area's is expensive. If you buy in a private gated subdivision you may end up with a tiny lot at a steep price but decent security. It can be a trade off

That's what I was thinking too. I guess he bought it in his wife's name because foreigners can't own property there. I didn't hear them mention that, but I'm curious in case I want to build a house there.

That's what I thought too. I've seen bigger lots on the beach for half that. I think he meant 5500.

Nice to see you again Reekay/Henry from your recovery. For your house to be more safety from burglary, I suggest you better install CCTVs and/or electric wire in your house...God Bless always and more power to you...

We bought 15ha farm land outside Bacolod and I have a 50 year lease on the land from my wife. We have built an open plan farm house, stores, planted crops etc. Forget about recouping the $250K capex costs, just try to make a monthly profit and live off your crops and enjoy life😊 I am a South African and my wife is from Kabankalan.

We’re building a house from scratch too. We purchased the land years ago in a gated, 24 hour security community. We actually can’t afford to buy a turn key house in that area anymore since prices have gone way up. By building ourselves we’ll be able to ensure the quality of the build and we’ll have $100k+ usd in equity when compared to other houses that are for sale in the neighborhood. My girlfriend’s family knows people who are in construction and have already built several houses for her family and friends.

If you're building a home in the Philippines use a bonded certified contractor. Not your wife's brother and his friends. From my personal experience 😢

i agree. and have a concract in writing. what is the anticipated cost. verbal won't cut it.

great video, i remodeled my entire house in CA. Like most people, we all want to live in a house designed just for us. But i would not try to build a house in PH. The risk and the uncetainties are too great. What if the local gov change their policy to expat? land dispute with locals ? and most importantly, how will your Filipina treat you after the house is built (since expats cant own land there). i heard too many stories that expat got kick out after the house finished. I would prefer just rent in nice, new, modern condo since it's so affordable. But everyone is different.

Looking at the permit process in Cebu province and see a 12 peso per sq/meter of floor plan charge for residential single family style structure under 500 sq/meter. Verified no physical inspections of the different phases like here in Georgia USA. I'm certified in both plumbing and residential electric and would use fairly strict code adherence to what I know and do that work myself. Not married so can't "own" the property outright looking at long term lease of the property and surrender of the structure at lease end.

Correct about no inspections. So, better you have some construction knowledge, or a GOOD contractor. Been in our house a year now and still don't have a cert. of occupancy. Probably never will.🤔😆😂

Just a left field question. What happens if your wife dies first? Do you get to stay in the property or can her family kick you out and repossess it under inheritance? I suppose a video on inheritance would be useful for expats peace of mind.

first right of ownership would be to her kids, since they have PH citizenship and can own the land. if no kids, next in line would be parents.. then siblings.

one advantage is that duma is a big social hub for meeting other expats. however, some prefer places that has less expats. but the area provides some great beach, mountain, hot springs and night life all within the duma/valencia/dauin area.

Yes if your a foreigner the Filipina have you by the balls! You can’t do anything or she will kick you out and move a boyfriend in next week!

Loved this episode! A couple of questions: I may have missed it, but is the wife Filipina? Is that how they were able to purchase the land? Similar questions for the gun permit: Can Americans obtain gun permits or just Filipinos? Are there handgun and/or concealed-carry permits? Thanks!

land.. as in 'real property'... no. you can lease land, but not own it. you can pay for it, but not own it. however, you can own the structure (home) 'on' the land, or a condo. but not the land it sits on.

2 and a half million pesos for bare land in the philippines? Ouch bro you got robbed . Maybe a half million pesos for roughly 300 sqm, and that is pushing it . Then invest another million to 2 million pesos in the house, but that's a lot of disposable income tied up, and that can be used for your retirement and traveling. Most women in the philippines will sell the home and move in with their family after your gone so if you're not close to her family then you can count on this regardless of what she is telling you. I would rent as it is so cheap, and if something happens, you pack and move on .

Suggestions for video content, and very important concerns while abroad: In order to help people in general while traveling abroad, and since you are such a good communicator, I would like to suggest the following topics for you to address, if possible, please: The importance of having a will and power of attorney for both property and personal care. What if you get demented while living or traveling abroad without family or friends...who is going to decide for you during that critical moment? What to do if one has no family, wife or kids and start losing our memory while living abroad...should one see a lawyer regarding our assets, and other issues? How does one solve the issue of (yahoo, face book etc.) accounts passwords as well as credit cards PIN in case of sudden death abroad...should we contact a lawyer about the same? The importance of having a laminated card in your luggage with all the necessary, and very important contact information regarding the executor of your will, power of attorney, or any other major issue in case of sudden death abroad. The importance of having funeral arrangements made in case of sudden death while traveling abroad. Options for doing and paying the yearly income tax return while traveling abroad? How to get your mail from back home while living and traveling abroad? The importance of advising your banks about your travels plans abroad so that your credit / debit cards don't get cancelled while you are traveling. The importance of having good antitheft luggage while abroad to keep you safe. The importance of having a hobby while retired to keep mind and body busy. The importance of seeing a financial advisor in order to prepare for retirement. The suggested early retirement formula to reach (F.I.R.E.) or Financial Independence Retire Early. (Total annual expenses x 25) =F.I.R.E. money. Outliving your retirement savings, and the impact of inflation on the monthly budget. The importance of seeing your family doctor for a physical check-up, and getting vaccinated against hepatitis, malaria etc. before going abroad. The importance of having more than one way of getting to your money while abroad. The importance of having travel medical insurance while traveling abroad and your (insurance company suggestions). Stay healthy, safe and thank you.
