I think you are getting some bad advice on here. I have been in property development for 15 years and delivered many sites with hidden historic infrastructure. It is crazy what is in the ground when you start digging. First and foremost go back to your conveyancing solicitor who helped you with the purchase and advise them that the searches they did missed something and what is their advise relating to liability. If the water company are stalling then get a legal letter drafted and over to them and ask for a copy of the easement that gives them rights to pass your land. Also check with your conveyancing solicitor if there are any convenants of your land relating to this. If there are you should have been advised at point of purchase. If there is not easement or convenants then you can offer to give the water company permission via a new easement to pass your land in this way as well as any access they need for maintenance, however you would require them to cover costs relating to this. This would have to include them properly identifying where the pipe is and getting marked up drawings. A lawyer should be ablento advise you properly but if there is no legal right for them using your land at the moment then you don't have to give them access for maintenance or repair which would cause them an issue (they do have some statutory rights in the case of a serious safety risk btw but this wouldn't wash for low level maintenance). It is therefore in their interest to have this sorted properly. Water companies are honestly so annoying to deal with as they are so beaurocratic and slow so don't try and he polite and helpful. Get lawyers involved and push your own agenda as much as possible, reminding them that at some point they will need to access your land to maintain this pipe so they need to work with you. Good luck with it.

This is all good, sensible advice. Also have a chat with the parish council in the local village and tell them that you've been informed that their water supply runs in very old unmapped asbestos pipes through your land and get their support.

I came to the comments to say exactly this, well summed up. From just what I heard in the first couple of minutes of this video I had a mental list of things that just didn't sound right building up in my head. Do everything mentioned above and don't take no for an answer from either your solicitors or the water company. People are lazy and will be especially indifferent or even down right unpleasant if they think they're on the hook for any of this, which they almost certainly are.

Don't worry there are ways you can accurately locate the underground services. Search for local companies providing GPR (ground penetrating radar) - get a few quotes. Here in Australia it was around $250 to locate and map depths of our utilities on a development site. Good luck!

They should not pay one single penny towards the cost of locating the pipe. That is on the water company and, potentially the solicitors if they've been negligent in their searches. If you start paying for such things then you're opening a can of worms by setting precedent. As others have said. Get the solicitor to take it up with the water company and claim all costs back from one or both. The pipe may not even be there, the water company doesn't even know for sure.

Ground Radar should be able to locate the exact position of the water pipe, the water board should do this.

The water main is not your problem, it's the water boards it's up to them to find the trunk line pressure to NO CHARGE to you. When you bought the land this should of been highlighted in your deeds for the land. Refuse to pay for any exploratory work done by the water board. They will have paperwork to prove where the trunk line is. Put in writing to water board what work you will be doing on your land, it's up to them to sort the issue out, Don't pay them for anything. Write to the Land Registry for the plans for your land these will indicate where these trunk lines are, you can even look up on line with the register to show exactly where the water board have put them. The land deeds will describe what they can and can't do. If the asset has a conditions on its right to cross and they took the land with that acknowledgement then it's not clear cut for them. This is apart of asset protection for any company that has high-value assets, read the deeds and seek a solicitor before going back the water company. It could bite you if you leave it for them to check first.

At 9:19 - take care when nailing into a stud and using your hands to support a noggin. Nails can go off line and cause some nasty injuries. Either use another block or speed clamp to hold the noggin - and safety glasses of course.

This absolutely should have come up in the searches performed by your solicitor or settlement agent that's why you employ them. If they failed to do the necessity checks then any liability would be on their PI insurance that's why they have that. Then it's up to the insurance company too fight it out with the water company. Verbal advice that this thing exists somewhere is not sufficient notice of its existence.

You chose wisely with the pocket door. I'm planning on using one in my bedroom to the on suite bath. Maggie seems so happy and excited about life! Always nice to see her. I would check with a law firm about the water main on your property! Doesn't seem right that they bear no responsibility. It is an ecological issue and that's their problem. The cabin is looking more like a home every episode. BRAVO to you both! !

Get intouch with the local university, ask to speak to the archeology department, ask them if they are willing to use the geophysics equipment to survey your land, this will show you the location and depth of the pipe, plus any other hidden items. You might even have something of historical importance on your land. Good luck

The water main shouldn't be your problem, it should be the water board's problem, especially if they can't locate a main high pressure trunk line accurately. First off, it should be deep enough that as standard, you won't hit it unless you're digging some very deep trenches and I believe, from a legal point of view, unless there's an easement across your property that the water board own and you were informed of when you bought the place, if you hit a pipe that only vaguely appears on any services map and probably should never have been put across your land anyway, it's not your fault. Personally, I'd stick to your guns, refuse to pay for any exploratory work at all, tell them (in writing) that you're going to be installing some fences and drainage trenches on your land and if they can't locate the pipe accurately at their cost, it's on them if you hit it.

Sadly if we hit it we are liable to cover the costs, they think it's only below a meter which our fencing posts we have left to do could definitely hit that depth. The issue is also if they confirm it's location they could tell us we aren't allowed to do xyz within a certain distance of them, due to the pressure, say we build our big cabin at the top of the land and the pipes burst, it would destroy the cabin. So just a waiting game for them to confirm the location now. Thankfully the pipes don't go anywhere near the bottom of the land near the camping area or current cabin build 🙏🏻

@@CampOutWest Not according to Ofwat who regulate water in England and Wales. (www.ofwat.gov.uk/nonhouseholds/supply-and-standards/responsibility-supply-pipes/). It's entirely the responsibility of the water board. I'd give Ofwat a call and see how long the water board can reasonably take to locate it accurately for you and then a town planner or certifier to see what the rules are about excavating/building near it.

That water pipe…. Every day home connections need to be a minimum of 18” below the surface, I’d suggest the water folk will have record and knowledge to say how deep a huge water trunk pipe is, especially as the pressure is said to blow 4” concrete apart 😮, if they used an asbestos pipe! It can only be the weight of mud surrounding the pipe that stops the sucker bursting, I’d say..🤔 I have a question on cabin build, have you thought about putting a “time capsule” in the wall somewhere..? 🤔

On our Garden Design course at college, we were taught water divining and it worked for every one in the class. Simple to do is using wire clothes hanger about 18inches long and bent into a L shape. For extra sensitivity put the short end into empty bic pens. Or reduce sensitivity put thumbs on the wire elbows.

I work in the building trade and we do a lot of high end homes. Eclisse are the only pocket door system we will ever use. Most people who have had issues with pocket doors are using cheaper inferior products - we never get any issues with Eclissse.

That's not great that such an important water main wasn't shown in the Land Searches when you bought the land. Surely this can't be your problem if it was just forgotten about! In terms of locating the main, a professional water diviner will be able to help. It sounds crazy but locating water sources this way is usually successful. Good luck ! Xx

The council must show you where the pipes are. The pipes should be shown on a servitude that they have on your land. High pressure lines have to be laid at quite a deep level anyway so you should be ok. You should not have any costs. When you purchased the land you should have been informed.Regards Billy

35 years in the water industry and happy to chat through. Asbestos concrete pipe is perfectly normal and doesn’t represent a hazard to health. A trunk main should have at least 900mm cover and probably more. 8” isn’t a particularly big pipe. I would careful dig a series of slit trenches to identify depth and line. Not a difficult task and would give you heaps of reassurance. Really not the end of the world once you know where it is and its depth.

With regards to the water pipe issue, I would make sure I had myself some groundworkers insurance in case you hit anything you shouldn't. With this insurance I would be happy to proceed with the drainage works, the water pipe has to be more than 2.5 feet underground anyway, so I am sure you could put your drain to a depth where it would be unlikely to hit.

Unfortunately, you absolutely DO NOT know the depth of an uncharted 65-yr-old pipe. The fact it's uncharted and unmarked tells you it has seen little or no care or maintenance in its lifetime. Erosion from wind and rain, surface works, even subsurface pressures can all easily displace or expose a pipeline over such a long period. Fortunately there are several methods available to survey the line, including GPR, manual digging, or the use of an intelligent pipeline 'pig', that can be inserted in the water flow upstream and chart it's travel through the pipe to any designated destination, within centimetres over the entire distance.

I like watching you work on things. It reminds me of how I do things. Like you, I'm not a professional carpenter. Most of what I learn is on this site. I'm sure there are contractors that go nuts with how long it takes you to do things. The reality is, at least in my experience, is that taking the time to learn how to do things and to do them right pays off in the end. I've had inspectors comment that my work looked better than most local contractors. My reply is: That's because they all "know" what they are doing. I had to learn by doing research, usually on manufacturers sites, and also by checking local codes. The end results are always worth it for two reasons. It's done correctly and I did it myself. Keep up the good work.

I have the same type of mains running through my garden. Don't listen to the people who say its not your problem, it definitely is. The water board have sweeping legal powers that allow for this. I found the main myself with divining rods and very careful digging. Good luck.

don't forget to put some air ventilation in the bathroom, now would be a good time to place a pipe through the wall or ceiling.

In regards to the pipe. You could hand dig its only 10 meters alternatively you could put in a scrape ditch which is basically scrape 2 meters where you want the water to flow make the centre 50cm 6 inches deep and then gradually slope back up to the existing land either side. In essence it will resemble the shape of an eaten slice of melon peel. This will allow the water to flow and allow a lawnmower to cut the grass in the Summer.

You may want to consider switching the positions of your toilet and sink. FIrst, its harder to move around a toilet in the middle of a room than a sink, and second, bad feng shui to stare directly at the toilet through an open door :)

Found out that those pipes are coming to the end of their life so the water authourity should be starting to replace them 🤣 I would also inform the village that it goes to as if it starts to leak they will have water problems, I like the sugestion of kicking the ball back to the water board as 5 meters either side is very vage and you could build a house on that size plot

Hi guys great progress but bad news about the water main, the only solution I can think of is to hire an archeologist with a ground penatrating radar thingy similar to what they use on time team etc, should be cheap and I'm sure they will be glad to help and should be very accurate!!?? As many have already told you here, the survey should have shown the HP mains. The responsibility for finding it & maintaining the HP mains is the waterboards, not yours. I suggest investing in seeing a different solicitor & getting them to check the rights of access to your land then approach the solicitor who organised the original purchase as they are liable for any misunderstanding that the missing info leads to. It is the water boards responsibility to maintain its pipe system & make that information accurate & accessible to the Land Registry & local authorities. Be patient & push the water board to perform due diligence on where its network is on your land. They do not have to dig to find the pipe they can X-ray the land to do the preliminary assessment .

Thank you, I have had issues with Thames Water before, loads of rules and regulations and if there is anyway they can get out of taking responsibility, they will. Don’t give up on your dreams. Hi, we have 7 pocket doors which we love. If I was to do it again I would line the walls with ply behind the plaster board as it will enable wall mounted things ( mirrors etc ) and give the screws a firm footing with out risking the doors with screw threads. It will also make the walls less flimsy feeling.

I am with you John on the geo dome. Maybe some time in the future sometime to consider is sauna,we have been to a glamping site with wood fired hot tub but it takes far too long to get up to heat. Whereas sauna is instant. Thanks again for sharing your adventures.

Hi, I'm a local authority surveyor. The waterboard will most likely have an easement to allow them to enter your land and to maintain the pipe. They should have a plan / map showing where it is and that would be filed with the easement. The easement will be for 2 or 3 metres to each side of the pipe and might be registered at the land registry - although if it is 60 years old, it would have been before compulsory registration (late 80's). It might be worth checking on local Facebook groups if anyone knows anything about the high pressure pipe.?

You can use ground radar to track it down. Also you can work it out by tracking to the places it comes out. The Water Co knows all those. Then you can work back to your place. Those old asbestos pipes were all very long lengths, and were laid "straight-line" to keep joint strength and make sure the high pressure flow was unencumbered. You should get all formal and write for all available information, they have the information, but are not working hard to get it. Good Luck!

Great plan to make a flat ceiling in the bathroom, but as your intention is to rent the cabin out in the future I wouldn't just use that space for storage - a sleeping platform would be a much more effective use of space. See 18:56 for some examples of how that might look. Maybe not for the main bedroom, but as a secondary space. This gives you more bed options to rent out, and therefore earn from - ie a family could rent the cabin, not just a couple.

I know you're in GB but why in the world would you need to pay for the government to properly locate their pipe? It seems a bit ludicrous that you should have to pay anything for their incompetence and poor record keeping.

Sadly the water services are privately owned by a company, not the government. It's been nearly 2 months since we found out and we've called, texted, emailed so many times for updates but we think they are stalling as they don't want to take liability if they give us incorrect information due to the poor maps 😅

re glamping tents, u gotta go a looong way to beat Yurt. 3000 yrs use on Mongolian steppes is a fairly good test run.

Ask around and get a water diviner (dowser) to show you where the water pipe runs. They will mark the route with a row of small flags.

I have never seen a wall built that way wild. Always bottom and top plate then stand it or put ends up then top plate follow by studs and final top plate. Just different but it worked. In the states pocket doors are pre-assembled and you just put them up like a wall track is there already for you to just add the door job done.

In Australia real estate agents are required by law to disclose easements to the buyer prior to sale, I have rejected two properties in my life at an advanced stage of the sales process (agents like to only disclose once you fall in love with the property) I hope you can find a place to hire the equipment and find the pipes yourself, it will make for a great video. As for drainage. My current home also has water problems and heavy clay as well. I solve it by digging huge holes and trenches, spreading the clay soil to even out the low spots in my yard and filling the holes with aged mulch and a loamy soil mix, so I can later plant trees in it to soak up the water. I build planter boxes for those trees and plant above the soil, so the roots don't drown. Just remember to pile up the mulch very high as it shrinks a lot and you may end up with tree roots below ground, something you need to avoid

Try ground penetrating radar to locate the pipe - ask how deep is the pipe buried. Also an acoustic sensing device might detect the pipe because water is running through it.

To find out where the pipe actually is use devineing rods. Get two metal coat hangers and make some rods. I managed to find all the pipes and land drains on our stables land. Its the most bizzare thing but worked a treat. If you want anymore info get in touch.

Regarding your water main line through property. Try and find someone with a good size neral detector then get them to plot out the pipeline. Good metal detection can find metal up to 1,5m

When you are looking at glamping choices, think about the area- is there a local twist you can put on it? Maybe connecting to a local industry/ history/tradition/activity would give you a hook for advertising in the future.

Hire a GPR (Ground penetrating radar) available from Sunbelt rentals. You basically push this pram style machine over the ground in a grid format and it tells you where objects ie cables ducting and pipes are … Good luck guys sounds like a lot of challenges.

With the glamping tents just be aware that the waterproofing does wear and age a lot quicker than you might realise. May need to factor replacement costs every few years as once the waterproofing starts to fail, the mold problems will start

Crazy, in the states they HAVE to mark the line, power, water, gas, communications, within 2 feet on either side, so 4 foot max line, for the length of the line on property or even road you're digging on, and if it is outside that, and you hit it, the utility pays for it. This is nationwide in the USA, it's called CallBeforeYouDigg or 811. I used to work for a company that did the locating.

We have an issue on our land with a water pipe. Slightly different as it’s a surface water drain off pipe. The water company have carried out a few surveys to determine the exact location but we’ve never been charged for any of the work they’ve done.

In America we have a free service called "dial before you dig" all the service providers come out and flag any pipes or wires. Good luck 👍

Did you think about a basic sliding door instead of a pocket door? It's a much simpler construction. It just means you can't put anything against the wall where the door slides. Is suppose it isn't a sealed door that you'd probably want in a toilet.

You might think this sounds a bit silly, but why not try some divining rods and see if you can pick it up? you've got nothing to loose, you can make a couple out of coat hangers. I have even known of the water board themselves using them in the past. it could give you a rough idea where about the pip is before doing any digging work.

I used fencing wire and found our water pipes easily. Some people can do it better than others, and it's quite a laugh, showing friends how to do it as well.

I love the Maggie interludes on your videos❤. The cabin really is shaping up, how exciting! suggest finding someone who can do ground penetrating radar. Ive seen archeologists use them on tv, i wonder if theres a nearby archeology group who would have one you can ask them to survery your land? Just an idea, i have zero actual experience with these things. I'd not be surprised if the water board don't have something similar.

Not sure how much it would cost but ground radar used by archaeological surveyors might be a non-invasive way to accurately locate the pipe. I also echo the thoughts of other viewers that the pipe is the responsibility of the water board to locate and maintain. In my past employment, I worked closely with water authorities who used a technique of plastic lining pipes in situe. Its common practice and can be done with minimal disruption. And certainly at no cost to you.
