You are doing well but the two or three story can be very capital intensive. The older I get the more I realize I want simple things. May be if you had built a two bedroom town house two on the plot, you would have finished one by now and rented it and then the other one will be ongoing. You are young so maybe the next property you build you can do that. Build is very capital intensive and sometimes even getting someone to give you a 1000 USD a month in rent can be very difficult so you have to be very strategic when building for rent. In Ghana.

Valid points. Gigo, I personally prefer acquiring cheap land in areas with potential, build the structure and sell it, the buyer will do the finishings. Furthermore, in my humble opinion rentals doesn't compensate for the investment made, imagine if you invested 100k USD into a property and you charge 1k USD a month for rent, how long will it take it to break even on your investment? Keep in mind there are associated maintainince costs and damages incurred by the person who's renting. However, if one builds a condominium with 2bhk (100m² or less) houses with basic finishings you can easily recover your money quickly. I would suggest people to diversy their streams of income, I personally invested a lot in agriculture with production set to start in 5 years . I consider my self young ( I'm in my early 30s)kkkk im taking calculated risks as when I reach my 40s and 50s I would want to live comfortably and make money work for me.

Electric cables are surprisingly the most expensive material. I'm not sure what else beats cable prices

Nice topic bro. Land in central accra is expensive but worth it in the long run. Close to everything. Road network etc. But I do enjoy the quiet and calmness of ningoprampram. Building is getting expensive so maybe it’s good you’ve started something now.

Thank you Gigo for all, that is a very important point , first seek investment then build. But the problem all comes to leaving your land vacant and someone from nowhere seeing the place vacant claim ownership. Court place injunction , litigations follows and all that. From my perspective , reason people try developes something on the land.

Very True....that's a good point from that Angle ....maybe fencing the land and renting it to someone using it for a small scale farming or even for a block factory to develop the area??? 🤔🤔🤔
