Its absoultety dead, high interest rates, high product fees, low margins for profit. At this moment in time, it is dead for cashflow. it is better to put your money in a fixed 5% rate for 2 years and re review in 2 years

But you will pay tax on that whereas with buy to let in a company there are ways to reinvest it, take dividends etc.
