I noticed that these days you pay at lot, but get no or very little yard, rooms so small that if you sneeze they buckle out, neighbors so close that you can step into their house through your windows or doors and a HOA( basically the neighborhood pimp or bully assoc that you pay a boatload of money to for the privilege of being told that you can't park here, there or any where or adorn your house or yard in any manner that doesn't suit them or the people that they are besties with. ) that's in your business 24/7. Plus the contractors will finish with the cheapest looking appliances, trims, flooring and fixtures. I grew up w/ yards and lots of acres to roam. Call me crazy or whatever, but for that kinda money I'm gonna need to see land that belongs to me as far as the eye can see, lolz.

For anyone who is thinking of buying or especially building they really need to watch your videos because there is a lot to consider when you are building or buying a home at a high price tag. Your videos may be long but they are very informative to the consumer. What you do, I have not really seen any other realtor do. Most just give the brief specs of the home with a brief tour...just for show...some don't even show the yard and don't never tell the consumer what they are purchasing because I just don't think they are educated on different items and materials offered in the homes/or packages. I'm sure you are valued at your place of employment. Stay safe out there.

When building a house my dad ALWAYS used 30lb felt . AND when we did the floors we used a sub floor and 15lb felt between that and the main floor . most times was particle board . Screwed and puttied on screws and joints of the flooring .

Layout on my current home is way worse! Like break your toes running into a random 1-2” rise in the floor in the kitchen! Multiple types of crappy laminate flooring, 3” step up in the bathroom and a random 2x4 across the bathroom floor! A floor I will add that has a nasty slant to it because the jackass who built it thought cement blocks on dirt was a good enough footing! My house is a disaster zone and I can’t wait till my family has enough to move out! Anyone got some winning lotto numbers!

Even if Anthem was the Bel Air of Henderson- that particular listing would STILL HOLD the same opinion- THE ONLY thing they may change , IF in fact Anthem WAS the BEL AIR of Henderson- AND THAT the asking 1.6m is FAR BELOW current comps- THEN I would consider a complete tear down and rebuild/remodel- but anything short of that, would not entice me to buy.

I absolutely love watching your videos. Fairly new to GV Henderson. My family and I came in because my husbands job. Wasn’t sure if we would stay so we rent. Found out we love it and can not wait to purchase our first home. We want to now stay in the area for the schools so waiting out to see what homes will pop up in the school zone. You have provided me with knowledge of what to look for what to look at. Things I never thought of. What to expect with paperwork fees etc. the advise to me is priceless and I could not thank you more ☺️

You do a beautiful job explaining the homes particulars. Home is worth at least a million, due to the area. However, needs to be updated. Be safe in these " Rona streets"

I actually like this house. The design is a little weird but it definitely has good bones. I hate that it's on a golf course and that there's a chance for snakes, scorpions and rats! Rabbits I don't mind...I see them all the time around my home. Biggest concern is the plumbing/water issues, especially on a BANK OWNED property that has been sitting empty for some time. So aside from some modern cosmetic updates, serious repairs need to be done. For those reasons, I'm not feeling the 1.6M pricetag. I do like the house but not enough to buy it at the asking price because of the money needed for repairs/upgrades and I don't like that it's on a golf course.

You said "K" about 200 times, and "right" about 100 times, and "now" about 75 times. It reminded me of a little school girl saying "like" all the time. Far as the house goes, no way in HELL would I pay $1.6M for that convoluted thing, in an HOA with horrendous fees, and stuffed in between two other houses with virtually no land, and with a golf course in it's back yard. Just my opinion, but million dollar mansions should come with as impressive amount of land as the house. Why pay millions of dollars for a house where your neighbors can stare in your windows straight from their windows next door? Makes no sense.

I agree with you 100%. This looks like a horrible place to live! It's gotta be big house, big land for me, not a freakin' postage stamp lot! I don't care how much I wind up spending on a home, I am not EVER buying anything with an HOA.
