Best of luck to you. What impressed me is that you have 1 automated and 2 self serve bays in a town with a population of 4,000 because I am trying to build 1 car sized self serve bay and 1 dirty/big rig self serve bay in a rural town of about 2,500. Busy main street location like yours and I was concerned that my town might not support my idea. Like you, lots of horse trailers, boats. RVs, 4X4s, Hunters, Fishermen, etc. Obviously, I need large drain pits from the look of yours!!! I am really going to enjoy watching your project and it's success. Thank you.

Thank you!! I definitely think it could support it. Is there any competition? I think it could do good. The numbers the previous owner told me about this location shocked me. But, he didn’t lie about the numbers at our first location we got from him. So I’m super excited to see how it goes! You’ll have to let me know how your project goes. I’ve never built one yet. I’m super interested and definitely let me know how it goes or if you need any advice!

Congrats on the recent purchase. That's an awesome property and very similar in design and concept to one I am looking to purchase as well. Love that lot in between you and the gas station. That would be an awesome spot to let a local car club utilize on nice days and weekends. Brings people to your location and gets your business out there in your community:) best of luck to you man!!

Also was thinking that adding a dog wash could be a huge moneymaker for you, especially in a smaller rural town. Lots of dirty farm dogs that I'm sure most people would rather not bathe indoors, but would gladly spend 10 or 15 bucks with you to clean them in your dog wash stall. 🤙. Excited to see the future videos and your inevitable success!

@@bryanjames1484 Thank you!! How far along are you in process of getting your property? That lot would definitely be awesome but I think it’s going to be an uphill battle to acquire. They will see all the renovations and make it worth more than it is now lol. The city currently owns it though and I’ve pitched the idea it will be a community asset so we’ll see. And the car club idea is great idea! Keep me updated on your property! And I wish you the best of luck too!

I was looking into carwashes too but they are very expensive initially. What are your thoughts? There are not much used carewashes here either.

I like finding ran down locations like this one. The owner is usually a little more eager to sell it rather than letting it waste away to nothing. I’ve also tried to by really bad locations and they’ve wanted top dollar! Those people are the worst lol. Just walk away from them types. I’m getting ready to hopefully pick up 3 more this spring. I’m getting 1 of the 3 really soon after we hammer out the fine details. If you ever need advice I can help! I’m no expert but have done deals. Just let me know!

How did you go about finding the property, did you look online? Did you buy the business or buy the land and the business together? How do you go about negotiating the deal? Sorry for so many questions lol Thank you

I found all of my washes locally. I set a 30 min drive time max from my house and started driving. All washes come with land. So the wash and property come with my deals. Negotiating is something to learn when dealing with a lot of these owners. Some want out and will be easy to deal with and others think their property is worth millions. Negotiating is the trickiest part and the rest is a piece of cake. I really should do a video about how I negotiated all my deals.

@@dannymcclinton3761 2 properties are seller financed. Keep the questions coming lol! It doesn’t bother me at all. I negotiated my first 2 deals totally green and no experience. I learned a ton with help of an attorney during the deals. I will definitely make a video about this topic. I can’t wait to share my experience and hopefully help people that are wanting to do this too!

I'm glad you don't mind questions lol I was wondering all the little details of what goes into structuring that kind of deal, and if you had a price and strategy in mind prior to asking the owner if they wanted to sell? Would you only need the one lawyer to make the deal happen? Is there a title company involved like you would do a residential real estate transaction? Also little things like how the owner gets paid every month? Do you have a third party online website that would pay the owner every month? Thanks you!

Did the pit cleaner come with the wash? I have the vac style pit cleaner.

Yea, I made a deal with the previous owner to include the pit cleaner. It does a pretty good job. Definitely cheaper than having it done by someone else. How do you like the vac style?

@@InvestWashRepeat yes, doing it yourself is a huge money saver, my pits need to be cleaned twice a year. Vac type works good if mud doesnt settle and compact.
