As a broker here is some info for buyers without paying for an agent. Need to get approved for financing first. Find the house and do inspections. Structural issues can be so common and very expensive to repair its worth it. An EMP ie ELECTRICAL MECHANICAL AND PLUMBING INSPECTION. Great as well. Termite inspection. Hire your own. Do not rely on the sellers agent. You can find one online. Warranty companies do not pay. Save your money. Check what insurance will cost. Taxes available online. The cost will increase if your paying more than the current value per the assessors office. Read your contract well. An attorney can assist. Also check if a homeowners association. As for me I will never have one. Talk to neighbors around the home. They’re a wealth of info on the home and neighborhood. Just an FYI.

Not true. I just had 4 buyers sign an BA agreement before looking at homes. If you’re a good agent your clients will understand and be willing to sign and move forward. Unless you’re buying with cash, many lenders will not lend you money up front to pay the Buyer Agent what you agreed to on the BA Agreement.

In some states you don’t need a realtor, there are real estate lawyers who can draw up the contract. Buyer and seller agree, sign the contract and it’s a done deal. A friend of mine has sold two of his homes as “For Sale By Owner” and saved thousands.

Some people in the live stream did not seem to value how much work a good buyer's agent puts in. We recently bought a house and our buyer's agent was invaluable. She drove us around to a lot of houses all over the region before we found the right one. At various houses, she pointed out issues that we might not have noticed. Once we were ready to make an offer, she reached out to the seller's agent a couple of times. We would have offered a lot more than we ended up paying, due to her diligence and advice. We were moving from out of town and she attended the inspection and the appraisal for us and set up a Zoom call with the inspector. The inspection showed up a possible electrical issue and she organized an electrician to come out and take a look. There was also an issue with the roof that she helped to resolve. We could not have done this transaction without her.

Jackie- I think in fairness to the agents when they are acting in a buyers’ mode that a portion of their compensation is not only for that closed sale but also for those that after many hours/days/weeks of work resulted in a potential buyer not buying. This is not explicitly itemized in the settlement sheet of course but buyers agents rightly have to push for maximum compensation coming their way on THIS deal, otherwise all those past hours spent on deals that didn’t materialize really were worked for free. Nobody wants to hear this or cares (“not my problem”) but who among us is willing to work for free?

Everyone should sell their own home . Who knows your home best ( You do ) . Make sure the buyer has approved financing. Get a purchase agreement and disclosures from a Title Company and fill out the contract with the buyer . Make sure they put a deposit for escrow if they back out . The Title company holds that money until the home closes . The Title Company closes the deal . It’s really that simple .

Buyer's agency started because the buyers were and are now again at the mercy of an agent who doesn't represent them. The seller's agent has a fidicuary duty to get that seller the best price and best deal possible. I was watching your latest live video and the concept of flat fees for agents got brought up. When selling I don’t believe a flat fee would be a good thing for the seller because you want your agent to sell your home for as much as possible. In that case a percentage would be more desirable because it provides extra incentive to the agent to get the most money for their client. When buying, a percentage would be less desirable because you want your agent to find you a home that you really want, but also at a good price. In the case of buying I think that a flat fee is most desirable.

I just don’t like having to commit to an agent too soon. If I had some way to just do a short test run with them, then I’d be more willing to sign off with them (or not and walk away). But I guess you just have to do the whole vetting process up front then. I went directly to the seller's agent and now I want my deposit back & sellers agent says no I never represented you then I went to 2 attorneys one wants $2500 retainer & $375 an hour to negotiate my $10,000 deposit the other Attorney wants 50% ($5000) to get my deposit back & I had to pay an consultion fee for both attorneys to help me & if they right up another contract they are charging $300 each contract plus an hourly fee upfront but won't go over my inspections for free even if I pay these fees. This is worse than having an buyers agent & I'm too embarrassed to call my previous buyers agent because I told them I don't need to sign an buyers agreement or need an agent now & now I feel like I preferred the old way of things.. because no one is helping me & I'm pretty much unrepresented & Attorneys are much more greedy and doing much less than the agent I let go because I didn't want to sign or pay the fee for initial help!!Sellers are winning & buyers are now honestly losing I'm realizing with this!! How was the percent based buyer’s agent model (paid by the seller) not a conflict of interest? As a buyer, why should MY agent make more money for selling me a higher priced house? Shouldn’t they make more if they find or negotiate me a better deal? How can they really have a “fiduciary duty” if the buyer agent’s incentive (more $) and the buyer’s best interest (getting the best deal/lower price) conflict? It’s no different than paying the appraiser based on a percentage of the appraised value (which is illegal).

why does it seem the seller is control? everything is paid through buyer funds so why doesnt exclude seller commission and make the seller pay their agent outside of the transaction? To buy a house, the buyer (or use a buyer's agent if you are willing to pay them 3% of the price of the house) writes the offer letter (there are plenty of sample letters online), gets an appraiser and inspector to check the house. To the buyer's agents..."what would you say you do here"? (3% on a $400K is a whopping $12,000)

Maybe if I was selling a house, because that would make sense since their commissions would be based on the selling price. But to hire a realtor for my purchase?! I sold my own house at an open house with signs on the street corner and a Craigslist ad. My agent did the legal paperwork for the closing for $400 in 2000. I used the same agent for two previous properties both selling and buying. Now I'm retired, living full time in my motorhome in an RV park. Next, I want to buy fertile land in California for my homestead and organic gardens. But all I see are horrible dry properties in the desert.

You also should call around because I wanted to do that and was told despite what agents tell you....California zoning does not allow you to live on your own land in an RV.

when i bought my two other houses years ago as a buyer i had to pay my realtor not only that on one of those houses my realtor recommended that I pay 2000.00 more. Now Im trying to sell my house and im encourage to pay the buyers agent plus she recommended giving sellers concessions etc, etc,

Middle and upper middle class generational homeowners: make sure your adult kids do it the “old fashioned way” and use the agents as they were used before these new rules. Pay for them to be represented the old way if you have to. This leaves buyer’s vulnerable to all kinds of scams and issues regarding their property. I’m gonna make sure my kids are represented by a real estate professional throughout the transaction when they buy their homes and I think everyone should so so as well.

Unless your buy with your own agent, the seller gives a full commission to their own agent and you get no representation or save nothing as a buyer. Nobody is working for you. If you bring your own agent, the seller's agent usually does some kind of split on the commission dollars the seller put on the table.

Buyer agent don't do anything..I am the one looking for houses, I am the one doing due diligence of reading disclosures while reaching out to seller agent for representing dual agency..all the buyer agent do is definately open the door of the house besides open house days and ensuring the contract. Honestly they are exposed big time with the law change because prior to this they were playing double games with their client and sellers by not maintaining integrity about their personal commission interest..them losing the ruling but buyers are paying the price..it's not fair..wish there was a buyer representation during this ruling because it's v annoying for buyers since I can feel the enforced pressure from buyer agent to stick around for doing nothing whereas I personally don't prefer having this bond with buyer agent..I bought my first house without buyer agent through dual agency to get freedom to explore without hassle to please and over explain everything that I am paying for to my agent..it's a hassle.

Yeah, and when you get divorced, just let your spouse's attorney handle it. Your lawyer won't do anything for you anyway and therefore doesn't deserve to be paid to represent you. I'm sure your spouse's lawyer will negotiate ever so fairly with you and will fight to get you everything you want - and all at his client's expense! Gee, why isn't everybody as smart as you? I can deal with the house contract through an attorney why do i need agents like you who don’t even bother to read disclosures and contracts. You are basically fooling us and sellers .. it’s literally free money too bad don’t cry now and start working yr ass off now instead of leeching around! Attorneys are cheaper than you atleast they will be paid for due diligence unlike you who pretend to do the contract and represent buyers whereas in most cases you only represent yourself whenever there is a need that you should protect buyers you almost always favor seller agent because well you need to continue to be in real estate market whereas we may just leave after one house purchase. For that you don’t mind throwing buyers under the bus hence the ruling is what we see it now. Weren’t you exposed in the ruling that how you fool buyers if the commission is not in your favor besides that there are multiple instances where I have noticed you cannot even remember any details about house you are showing and just lie or pretend to know it all hence I call u door openers. Worst is reading disclosures.. forget about contract you cannot even show integrity while reading disclosures. Don’t insult attorneys by comparing yourself with them. They get paid for due diligence while you get paid for bluffing to represent buyers while u just representing yourself! Also if you care so much about buyers why weren’t they represented in the recent settlement, why didn't NAR push for buyer representation, because as always the focus was only on defending the existing commission structure rather than advocating for changes related to buyers.

It sounds like you didn't do your due diligence by interviewing a minimum of 3 buyers agents and chose to continue to work with a shitty dual agent, which was your mistake. Also, as a first-time buyer myself, I have no problem paying a good agent because I know all the things that the agents do and how it will affect me. So, the fact that you think all they so is 'open doors,' means you do not have a clue about what you're talking about, especially for someone who wants to avoid 'hassle.' And I can tell you aren't following the lawsuit, more things will change, there is already a lawsuit against NAR by realtors, so good luck navigating all the changes and avoiding future legalities when you buy your home without proper representation. And as for your little comment, "don't insult attorneys by comparing yourself with them." Yes, it is a great comparison, as that is exactly one of the reasons why you need an agent to prevent going to court. Lawyers represent criminals. Do some research and educate yourself.

@@Shannon_Stamm Don’t assume that I haven’t interviewed buyers agent. For your information I have interviewed 10-20 of them. For my first home it took me 2 years. Infact for a long time I worked with dedicated agent who f**d with me when I really needed him to fight for me while closing a contract.. what he did instead was gave up saying he has to stay in the market work with same seller agents and I ended up losing 30k grands thanks to him protecting his own interest that’s when I decided to take things in my own hands. As far as reading disclosures and doing due diligence is concerned it’s the same story with multiple buyers agents whether they are highly recommended or dual agents in the end me being the buyer have to do all the work of reading the documents infact with chat gpt in place it has made it easier for me because the agents don’t even put an effort to do that. You guys can keep defending yourself but I have been doing this process for over three years to understand why buyers agents don’t deserve the compensation that you are asking for vs seller agents. It cannot be a coincidence that so many buyers agents suck at the sametime. Once I asked my agent if there was recent death.. she took sometime and denied and guess what first thing I read in seller disclosure was there was a death in last 3 years. Once an agent opened the door and started bluffing abt lot size being 10k sq ft while I clearly remembered it was as 7k when I cross questioned she corrected herself and started pushing me to buy since the land had ao much value. It has come to a point that I have to cross check everything the agents tell me because I cannot trust them with their lies! They have been caught red handed in court of law yet u guys keep telling they represent buyers but I hardly think that’s the case. I can directly work with attorneys instead of cross checking buyer agents lies all the time!

I get an independent inspection and have the education and experience to know what to look for. Buying a home in Florida needs vast knowledge of the environment.
