In today's video I speak with a mortgage loan officer, Pete Johnson of GreenState Credit Union, about two types of financing available to foreigners who want to finance a USA home purchase-- a conventional mortgage loan and an in-house adjustable rate mortgage (ARM). We also discuss credit, how it is not generally transferable from one country to another, and how to quickly build a US credit score which will allow you to qualify for a loan.

@@NishadBrahmbhatt I believe you need at least a non-permanent resident visa to apply for a mortgage to show proof of legal residency. If your property purchase will be made with cash, then a visitor visa allowing you to be in the contract should word. For more specific answers you'll need to speak with a local mortgage lender. If you are planning a move tot he Iowa City area I can make some lender recommendations for you.

Yes, a good number of folks are raking in huge 6 figure gains in this downtrend, but such strategies are mostly successfully executed by folks with in depth market knowledge

Probably not, you need to have an income that can verified in the United States. If you have cash you can purchase it outright.

The difficult part about obtaining financing in the US when you don't live here is establishing a US credit history. I don't think it matters where your income originates from, but that is a question best asked to a lender.

No, you do not need to be an American citizen, but you will need a taxpayer identification number and a decent US credit credit score if you want to finance the purchase. Reach out to a Realtor in the area you plan to move to and ask for a local lender recommendation to learn about the details.
