Wow Travis. You know every time you put out a video like this, I always comment and say the same thing. You have no idea how pissed off I get hearing about builders who build crap and screw consumers. Nothing has changed over the past 30 years in construction, in fact, its' gotten worse. When we can see the largest builders in the nation building the worst homes and making the most basic errors in building science, engineering, material choices, quality control and practices, you know there's a problem. Over the years, we've seen scandals in construction and they never get solved, they get worse. It's just too easy for the bad builders to ruin the consumer and get away with it. I know what my factories and materials can build, because they're engineered and 3rd party tested and approved, but to take on this level of garbage building across the nation is completely overwhelming. It seems those of us who provide great quality are simply grossly outnumbered.

That's why smart people don't buy new builds, period. Cheap materials, low quality, small lots, overpriced.... are all new build's issues.

@@nguyenpham7965 If you have the money, you can afford the best builders who are excellent at what they do. A lot of small semi custom builders are more affordable than people are aware of. Most people don't even know that there are great builders in their city because they don't have huge developments or show homes everywhere. It really pays to do research, but a lot of the small builders also don't know how to promote and advertise themselves. As a buyer, it can be tough to find a good builder and be assured that they really will produce a great home for you.

Worst time to build a home is during a boom. Best time to build a home ironically is during a recession. During a boom, labour is in high demand, so they'll take on the green horns. During a recession, the best trades people will get immediately picked up if laid off. They're paid to stay home because they'd be impossible to get back if lost. During a recession, work will only be completed by competent individuals, and during a boom, work is done by amateurs.

I disagree with your assessment. I went through the 08 recession and was and still in new home construction as a supplier. In the last recession, all builders are scraping clawing for as much profits that they can get and when you have few buyers because of recession they sub contractor the cheapest contractor they can find and those cheap contractors cut corners to improve their profit line. So many homes were cheaply built and I wouldn’t buy a house that was built from 2009 to 2012.

​@@williamv3403 All homes being mass produced are awful quality. I'd go so far as to say any home built from 2006-now is built with crappy trades people. But the ones that are willing to spend a reasonable amount during a recession will always have the best built homes.

I cannot believe any buyer would sign builders contracts! After I read that one-sided bit of filth, I walked. The salesperson attempted to insult me by insuating that I couldn't afford the home that's why I was questioning the contract. I laughed and got the heck outta there. Best decision I ever made in my life.

August 25, 2022 I was supposed to close on a brand new Lennar home in Firestone, Colorado. Two weeks prior to closing I had the house inspected, I paid $600. I got back 175 pages of write-ups or defects. Defects include holes in the roof, flashing missing, water leaking from outside faucets to inside the house, stairs going from mudroom to garage not built to any standard. Counter top not level, corners not square, Dishwasher not installed correctly. The trades were horrible. I could go on. I walked away...Lennar sold the home later...

We bought Lennar brand new. It would take too long to list all the issues. Here are some . . . leaking water pipes, cracks around the front door (eventually a front door overhang was installed) cracks around all four sides of doors were never repaired, sliding back door locks did not lock and had to be changed twice within the first year. Stairs railing only had one coat of stain (they came and put on a second coat), exterior window trim stucco literally melted, floors had pits in the grout throughout the entire downstairs and the bathrooms upstairs (they had to pay the flooring company to come back and re-due the floors. A few days later the toilet was leaking and they found the grout brush jammed into the toilet??? All of the appliances came with the house - Electrolux. 6 of the 8 appliances broke repeatedly and needed repair within weeks of moving into the home. They gave up on fixing the dishwasher so I was told they would replace it with the same one that was in the model home. The appliances were not an upgrade. We should have had the same quality as the one in the model to begin with. The refrigerator door handles were loose from day one. No one has been able to repair them. Again, these are just some of the issues that we had with our brand new home. Show less

I have lived in a lennar home here in Florida for two years now and i am very happy with my home. This is actually my second Lennar home. That being said I have also upgraded a lot of the items in my home because Lennar is a production builder. Remember Lennar uses sub contractors to build their homes so quality will vary from place to place.

Exactly! Lennar uses subcontractors. Who made the decision to use these subcontractors? Lennar! Homeowners dealt with Lennars and not with the subcontractors, so it is responsibility of the Lennars to deliver what have been promised to the homeowners, to deal with issues with the home their built, when they arise. Sadly, with homeowners, they are at fault as well for trusting Lennar’s words and not do their own research before making purchase.

You got to fight with builders. One of the best things we did is hire a third party inspector twice pre-drywall and for closing. Now I am now 5 months out for my first year of owning a home. I hired a different inspector for 1 year warranty. They hate me but they got no choice but to honor the findings by the inspector. I pray to God I do not have foundation issues. Either way that would be a fight that will require a third party engineer and a lawyer for them to take you seriously. Very unfortunate when it comes to warranty.

We bought our new home thru lennar in Las Vegas . We did hire a third party inspector for peace of mind . During construction, we would check the site and noticed a black mold on some of the wood posts . The construction manager said we don’t get mold in Vegas We insisted on changing the wood . Our AC in our casita went out as soon as we moved in and it took about 3 requests when the technicians able to fix the issue . I like their customer care team .

Wow. I was a residential real estate appraiser that specialized in new construction. I appraised 1,000’s of homes. I also sold homes for a few years. So I’ve been in a lot of homes and was trained to identify issues. Those are some MAJOR foundation issues. They should get 3 estimates to repair, get the work done and sue. You don’t want Lennar doing the work anyway.

number one mistake buyers make is not having their own representation when purchasing New Construction. number two is not getting a home inspection. People who get caught up in a hot market and give up inspections and other contingencies usually end up damaged.

Interesting I own an Lennar home for the last 3 years and nothing like this has happened to my home. I did my research before buying my home and saw something interesting that homes built in the east , south east and Texas with less building regulations there were more issues with the end product. my home is in Riverside County in southern California. The Lennar selling agent that we purchased our new build home let us know that since we are in California the stringent building and labor laws force Lennar to build the houses better than say in the South east. unfortunately the contractors used in areas that have less regulations tend to have more issues. so far after talking with my neighbors and being here for 3 years we are still going strong with a beautiful home. with no issues . do you due diligence is what i say when buying the home check the building and labor laws for construction in your area you are wanting to buy into it will save you a headache.

@@musicmaker1311 yes we are in Eastvale . its holding up great , normal wear and tear , even though our place was new build we still got a home inspector to come and go over the entire house before we moved in they found a few things but nothing substantial the building contractors did the fixes and we were solid.

I live in San Antonio, and Cibolo area is notorious for sandy soil that requires proper foundation work, compacting, etc. Lennar and the other low end builders don’t do it. Lots of new construction in far north San Antonio where I live, and you don’t have to be an architect to see during construction which builders are good and which are not. Job site appearance, framing lumber, type of sheathing, other builder grade fixtures and materials, empty beer cans on site, heating, plumbing, roofing, electrical subs with poor reputations, and so on. The info is out there, do your research. If it’s a community that is being built out, don’t just go to the model or walk through a spec house. Go after hours and walk through one that’s under construction. Watch some home building videos first so you know what you’re looking for.

And now I'm so grateful that I prefer "old" houses. My little 120 year old house is still standing straight and tall with no cracks. I'm looking for a property to buy to move my little house to because I don't like the neighborhood where I am now. It's mostly new developments...including Lennar....and feels kind of icky. But I really do appreciate your videos, because I'm determined to wait until the property prices settle down, even the ones for undeveloped property. I appreciate your honesty, and experience and am continuing to follow you because you are on top of the market.

I worked in the building industry back in the middle Seventies. That when they started to stop using Union Labor. You had to go through a apprenticeship program inorder to be a Journeyman Carpenter. I knew many Journeyman who started it the late 40's early 50's who had to put in there 5years to earn there cards. Now they put out quality workmanship 👍👍👍👍👍👍👍👍👍👍👍👍👍👍👍👍👍. One of them was a good friend of mine who bought a new home in the late 80's. The only union people were the tile layers. Oh I forgot to mention that my friend was a inspector so he would drop by the work site to look at the quality of the work. When he first started dropping by the builder asked what he was doing. He informed them that he was inspecting the work also that he was a inspector with 40+ years in the industry. Putting it straight to the point 👉 when something wasn't up to his standard the builder took care of the problem before his next visit. The builder even though in a few upgrades that my friend was going to do after they moved in to the home. I helped around the home finding a few minor issues . Nothing to really complain about.

These type of buyer experiences are a thing with every single home builder, it's all about as quick as possible because $$$$. You only hear about ones like Lennar and DR Horton the most because they are the biggest builders, but even smaller ones have the same bad reviews. The important part is that you get a home inspection before you close, and during pre-drywall as well, have them fix everything and correctly and have a post fix inspection for everything. If some things aren't fixed or not fixed correctly, threaten not to close on time and watch how quickly they hurry up. A lot of these things the buyer in the video said didn't work, could have easily been brought up by a home inspector before closing. Problem is, Lennar sales rep people always say '' oh don't you worry, we have to pass our own inspection or else we can't sell it." well yea... their inspection consists of walking around the house to see if anything is on fire... they don't check jack, so make sure to get 1 or 2 inspections yourself.

We have lived in a DR Horton home for 3 years and just found that the skirt on the roof that goes over the vent from the dryer was NEVER installed, leaving a hole in our roof. After hounding DR Horton they finally sent out a demo guy that took the mold out of the attic and ripped the wall out where it was wet. Still waiting on them to send out someone else to fix it. Starting to think a custom home is worth the price. Thanks for the videos Travis.

You might want to find a Functional MD or Naturopath and get your mycotoxin levels tested. Most standard MDs are not educated very well on this topic. Mycotoxins can wreak havoc on your health and cause all kinds of terrible ailments. That sounds like a serious potential lawsuit to me.

In our area builders were throwing up houses so fast they didn't give a rats rear end what they were doing. Just get it complete and move on to the next one. I saw houses being completed that you couldn't pay me to take off their hands. Austin TX.

Just purchased a new build Lennar in New Caney, Houston Tx... close to you! Closing end of June 2024. Happy to involve you in our process if you're interested for research purposes. Happy to send any docs / etc. I have to admit, and as a business owner (and I know I shouldn't do this), but I very rarely go somewhere to do a review unless its a VERY bad experience. I never even thought about doings a review on the purchase of this home... but I know I would if something went wrong! Been in insurance for over a decade, hundreds if not thousands of positive experiences. Very rarely ever get someone to leave a positive review (even when requested). The 3-4 negative experiences all left reviews. Just kinda how it works. Never the less I appreciate what you do. I contacted your team to help us buy a home and they were great! But ended up with a new build with all the incentives it was hard to pass up. Hope we get to work together in the future! :)

One of the houses I pulled out on was Dr. Horton 2021 build. I’m so lucky that VA makes you pay for an inspection, because after the inspection there was all kinds of problems. I appreciate the insight and I won’t rush.

@@ab.6031 it’s not the name it’s the contractors they hire and it’s the job site superintendents not making them do the right thing and inspectors are a joke all builders including commercial buy off Inspectors. I’ve seen it in the bay are of Cali in commercial buildings was on an 8 story building for a major tech company and saw an inspector walk in shake hands with the general signed off on everything and left lol

A warranty counts for nothing if the manufacturer goes bust. If you do some research, you can find homeowners in entire neighborhoods built years before the 'virus of unknown origin' having problems with new construction homes from the big builders like Dr Horton. Multiple major problems present in the homes and neighborhood facilities. Be wary. Have your own independent inspector check over the home before you sign off on anything.

Great information. The only positive thing I can think of is that when the new builds are sitting vacant for a long time because no one can buy, it will give the house time to settle and it will be showing cracks in the foundation, walls etc. People seeing this will walk away and then the construction company will have to fix it. ( hopefully ).

Don’t rush to buy a home! I’m 39 and I don’t have me yet so I looked at Lennar prices and I said why are the homes so cheap and somewhat affordable…I’m waiting not in a rush and I’m glad I found this source

Love watching your videos had a home slip away from us due to a cash buyer, it definitely sucks. I’m in a little rural town of West plains Missouri. The market is so ridiculously high houses going for 100,000 a few years ago are now going for 200,000+. I’ve seen houses now sit for months but little has been done as far as houses correcting to what they should be. Me and my wife just had a newborn we do have a home now, but desperately could use more room for the little one, hopefully things get better soon.

What a shame that the 2 largest home builders in America are no good. I have watched hundreds off horror stories regarding them on KZbin. I lucked out having built 7 new homes in the last 50 years. All of them were excellent quality. All the builders were small family companies that only built in my local county in New York State. I think that might just be the secret to a successful new home build.

Same thing happened in my community with DR Horton. Our HOA sued them and after special assessments and about 7-8 years they were taken to the Supreme Court which ruled in favor of the community DR Horton had to pay over $10 million. Builders are rushing construction right now to beat the colapse of the market and perhaps the local inspectors are overwhelmed, bought out by the builders or completely incompetent. I would not recommend anyone to buy a new home right now.

We purchased a Lennar home in Fort Myers FL in 2014. We had major quality issues. The entire wire mesh/stucco siding on the second floor started to delaminate from the house. Not to mention the materials they used were the cheapest/worst possible. Even down to the paint. It was so bad. We had started a law suit against them over the stucco, and they had come to repair the rear wall of the 2nd floor, but upon inspection even the REPAIR job was not done properly. We ended up selling before the boom and gave up on the law suit. Worst part is, we missed out on a extra 250k in profit had we waited to sell, even if we had just filed a claim and had it fixed. Very frustrating!

Keep up the good work exposing criminal businesses that fvck over their customers. I had few issues with Gehan Homes in 2005 & had to practically threaten to burn down their new buildings before they finally got convinced to tend to my problems

my home was made in 1950. The house needed upgrades, but it was worth it. Its made of brick and stone. Best decision i made when it comes to my primary residence.

The subcontractors that do the actual work do not have nearly enough skilled labor to do quality work. Not advisable to buy any house built in the boom years unless you have a serious inspector like an engineer or architect, not a guy who just took a home inspection course.

I’m so glad to come across this. I have seen Ranch group homes coming up around me. I thought I missed the boat on my favorite home, I let 3 years pass. I drive through the neighborhood now and see how crowded the streets are. I just went to another Ranch community today, and I found my dream home there. I was excited. This is good research for me to stay away from this boom. I am not the fan of the Great Room design. I’m very old fashion and want the separate living room from dining room design. I am following this and subscribing and watching for notifications. We have been renting since we crashed on 2011 from the 2008 rebaucle. I enjoy the home I’m in. We have never had problems.

Bought a new Lennar home in Arizona back in 2020. I will never buy from them again. Everything that this guy is talking about, along with the comments from Lennar owners is accurate. As with many others, the list of issues is on-going. Whenever they’d send someone to “fix” an issue, they’d either do a terrible job, break something else in the process, or both. Wanna do some landscaping on your backyard? Lennar requires you get it approved. Wanna change up the front of your house with new landscaping or paint? Lennar requires you to get it approved. You own the home without really owning the home. Also, HOA started at $125, and has now risen to $180 within the last year. You’ve been warned

We have lennar homes 2007, 2004, 2016 they have some problems, but luckily nothing major. The only problem is the Airconditiong always breaks, but home warranty solves that

I just bought an older condo here in the Coachella valley from the 1980's. THE WALLS ARE SO SOLID!!!!!!!! The construction is solid, more solid than the toothpick style constructions with cheap materials selling for 3x what I paid for.

You have to find a quality new builder. Otherwise you’ll be asking for trouble. Your local builders will generally be better and have much higher quality than those large ones who just use a ton of bad sub-contractors. They basically do enough just to meet the county standards (which are low)and that’s it

I'm not a Lennar fan at all in Texas when we lived in Arizona they were okay but in Texas its always something. I have a couple of builders that we would buy from in Texas and its a very short list and most are Texas builders who only build in Texas. You really have to do your research, make sure that you have an independent inspection and get a good price so that you have money to fix things. Several of the Texas builders have 2 year warranties which is nice and very helpful and they have decent enough reviews. Honestly I hit up city data and I go hunting from natives and folks who have lived here long and dealt with our area so that you know which areas and era homes have foundation issues because of soil etc. It's work but its worth it so that my family is in good shape with the biggest purchase of our lives.

Interesting I just closed on a Lennar and everyone in my community had nothing but positive things to say about their homes (I asked neighbors and joined the FB group before buying) Also during all our walkthrough the construction managers opened all windows..... Love my new home the process was really easy and no problems in site in entire community.

I bought a brand new Lennar home located in Southern California in 2020 and it is a well designed, well constructed home. As with any house purchased, buyers need to do a thorough inspection before signing papers by hiring a professional licensed contractor home inspector to help them if they are not familiar with the many systems that make up a home. Also, identified repairs need to be made before papers are signed because that is when the buyer has the best leverage. Don’t forget one can also call in City inspectors if there is a problem.

You are right, partly. When you have already paid your earnest money, and you delay closing, the builder still holds the cards. Builder can just walk away (remember, it's their contract), keep the earnest money and sell to someone else. So, it's easy to say "just don't sign", but in reality it isn't that easy.

IMO, would live in my truck before buying a Lenar home. We are renting a Lenar construction. Year 4, multiple "nail pops", cracks in the brick on back side of house, something is wrong with the electrical wiring, door bell clicks when the dryer is turned on, dishwasher has been replaced, a couple of light switches (never new those were a wear item) and LED lights, not even four years old, burn out. Hope the smoke detectors work...

Just watched a video the other day where a good builder talked about the expensive homes with sheathing made of easily torn cardboard and other failures. Here I have seen houses next to each other during strong storms where the newer houses had whole walls fall where older houses next to them had little damage. Those weren't shear walls meant to fall either. It was half of the darned house structure.

I'm in Sonoma county California and after the 2017 tubbs fire and additional fires over the next few years there had been a huge construction boom.. One of the local contractors has been on the news on two different occasions ..accused of taking people's money and really shawty work. it's been years and the California contractors state board continues to allow this person to keep their license and cause more havoc on additional people.. These people went through a lot after the fires and then had to deal with the stress of having a shady contractor who made their lives miserable and they over pay for a brand new home that has a lot of issues.

I live in a Lennar house in the suburbs of Tampa and haven’t found any major problems with the house thank god but the modelings and trims around the doors were done very sloppy and have chips. Also the stucco on the front of the porch has two cracks. Granted Lennar houses are very COOKIE CUTTER but I love the walking trails in my development.

I live in the Bay Area, CA about 17 miles East of Oakland. I have considered a move to DFW area. I've noticed a lot of home price changes since Feb 2021. After watching the home prices increase, and listening to my inner voice, I have decided to wait to purchase a new home. Lennar Homes was one of the builders I toured new home sites with in November 2022. While sitting in their office in Sendera Ranch; I stated the location was too remote for my taste. The first site they recommended to me was Trinity West in Dallas.

@@realestatemindset I agree as a realtor I stress each and every house no matter how old or new have a Inspection we actually had three inspections during build a friend who does home inspections went with us to the mid construction walk throughs and made comments and made sure the builder followed through.

Any home built between 2020 July and 2022 December will have lot of issues. The boom was crazy that big builders were cutting corners, cutting quality checks and cutting quality products. With Lennar building a lot of homes in USA.it’s very clearly visible.

Part of the problem is building homes is labor intensive. There are easier ways to make a living than doing manual labor these days so quality workmanship has gone far downhill. It’s very difficult for construction companies to find workers and if they do find them, they can’t afford them so they have to settle for illegal aliens to complete the job.

I said it elsewhere at least a year ago that this is something for buyers to beware of: As the housing market tanks, builders/developers are losing money by the day, and the longer they take to crank these homes out, the more money they lose. So, in order to save money, there is going to be massive value engineering among ALL builders/developers, meaning corners WILL BE cut: unfinished work, poor workmanship, and poor materials quality. I believe, in some contracts, if not all, they reserve the right to substitute materials. If you want to buy a new build, I would wait a few more years for these problems to show. Then you can build the cost of repair, if you're up to it, into your offer price. Better yet, just take a pass! YIKES.

That’s where the problem lies, in the lack of regulation from the states, allowing the builders to get away with things but it’s easier to bash a company than to get to the root of the problem.

I rented one of the slap'em'ups a few years ago and it was absolutely horrible, I can attest. I think they have a couple/few different grades so you probably just have to go into very skeptically and find out what grade they're building.. and even then they might cut corners.

We were on the waiting list to purchase a new Lennar home in Elk Grove. They never called us or followed up. I wonder if it was because we were cash buyers. We called them back several times and they never returned our calls. Finally they said all homes were sold.

Lennar do got a tough one sided contract. No home is perfect and the home I bought from them has a few issues. I bought in the beginning of 2020 and had a roof issue that was out of warranty but they came back and fixed it for free. I’m still happy with my home and thankful every time I think about it. Before I got the home, I spent about 3 years looking for a home. It was vary hard because previous owners were trying to unload their problems on me when they were selling. I backed out of some contracts and looked at a lot of homes. Lennar gave me a really good deal. The buying process was fun compared to used home. I told myself, if my new home experience is good over the years, I’ll never buy a used home again. So far it’s been a good experience and allowed me to save up more money if there is repairs that have to be done. I know someone who had to replace a whole roof on a used house in about 2 years. The previous owners sold the property with an almost done roof.

Samething when you purchase a brand new car with factory warranty or extend warranty, once you find some issues with your car the dealers always say your car has no issue until your warranty expires then they will charge you for repairing.

Not just Lennar. Here in Mesa, AZ a custom builder bought up several infill vacant land areas in/around $300-$500k subdivisions over the past 3 years. Their homes start at $1.2M. The wife and I just had to see what you got for that starting price. First thing right off the bat was there were Zero upper kitchen cabinets, all cabinets were either on the kitchen island or below the countertops.......that alone was enough for me .......just have to laugh.

Lennar is making the majority of the workforce housing in south florida. I'm scared to buy a townhouse and have to live in it for 15 years but I have to make a decision if I want to keep my career in the district :(

Not defending Lennar as I am in the process of buying new construction from them but the complaints regarding appliances is not a builder issue. For example, we just purchased Whirlpool Appliances to upgrade in our existing home before we sell. We spent a lot of money and purchased top of the line and had nothing but headaches with Whirlpool appliances breaking down right past the 1 year mark. That should never happen and Whirlpool does not stand behind their products.. To make a long story short, we repaired the appliances ourself which we should not have to do. The builders are at the mercy too with the manufacturers they buy from such as cabinets, A/C Units, Building Materials, lousy contractors due to labor shortage, etc. I am praying we don't have structural issues and if so, that the builder will stand behind their warranty. Customer Service should be their main priority especially during these times when most of the products are made in China and lack any quality control. Maybe our state, local and Federal Government is more to blame by not regulating this industry enough, they should get more involved in consumer protection instead of protecting other countries and their citizens first. Write to your Congressman, Senator, Govenor, State Rep.

I worked for National Homebuilders for 14 years. They build as fast as possible because the main office charges the divisions interest on the construction of the home. The faster they build the less interest they have to pay corporate. corporate is a bank.
