Nabudol ako ng Ayala land Amaia Skies, it was not even a condo central na location, or mala manhattan na condo. Pero nabudol pa din ako. I should have made my reseach muna bago ako nagbitaw ng pera.

Bought a pre-selling unit with DMCI in 2021 and will turnover this year. To avoid hassle of financing in the Philippines, I withdraw part of my 401k instead for my full payment. As far as agent (my experience) they avoid dealing with you as much as possible after the sale, either that or they're just too lazy to find answers to your questions. I'm just glad DMCI home office customer service is there to help.

Hi sir. Great infos 😊 Recently got a condo unit with Amaia in Pasig. RFO sya pero naka8 months to pay ung DP. Before 1st monthly dp, nasettle na rin kaagad nmin ung Bank Guarantee. Tinulungan ako ni Amaia magapply at magprocess.

@@mistercmt actually, I watched this video of yours before I make a purchase. You know, kailangn ko tlga malaman ung pinapasok ko kasi hnd biro, pera usapan. As advised na rin from my good broker na magapply kaagad ng pre-approval bank loan para hnd sayang dp kung hnd makakuha. Kaya binilisan ko na rin ung pagcomplete ng lahat ng necezsary docs (2 days lng). si Amaia nagpasa sa lahat ng possible banks. You helped me rin sir kasi better na makakuha kaagad ng approval hehe

Hi Brofie/everyone. Sorry for your bad experience with Amaia. If I was your agent I would not have let that happen because there are ways to resolve documentation concerns. Ayala is the largest and most experienced developer in the country, they are reasonable and helpful too. So, I wonder what happened?

Sorry to hear your bad experience. Ako noon 2007 nag Pre-selling ang Century sa Makati. I took the risk & invested in a 1-bdrm condo unit @ Gramercy. 5 years later nag turn over naman. Coming from US naliitan ako sa unit na 34.56sqm so I wasn’t happy but eventually ok na rin ako esp. when I saw other condo units at other developers. Hope you find a good deal too, Scott.

Yeah hahaha isang dipa lang ata yung sala and sayang pa din yung ₱200k hahaha sana nagpa approve muna si sa Bank bago sila nag ask ng downpayment. Ang gulang lang kasi nila.

Nasa sa iyo ang problema sir . Nag declare ka as married tapos numg i tatakeover muna at e loloan sa bpi the remaining then nagdivorce ka , then you really have to provide annulment para ma approve ka sa banko for loan. Walang budol jan. The problem is in your end.

Yeah I heard nice things about Empire east just watch out for certain freelance agents I know. But Empire east is good!

Sir, nag down po ako ng 10k pesos sa amaia skies shaw, den 6120 pesos per month sya in 3 yrs and 8 Mos. Bali 380 aed Lang in dirhams (UAE) Tpos I lo loan dw po s bank ung 5M n actual price nung condo, practical po b n I continue ko? Kse nag ddalawang isip po ako pero knowing Ayala... They are stable na when it comes to property.. Ano po ibig sbihin nio s na budol nila kau? Pki specify nmn po and give advice if continue ko kse mura Lang sya.. 1BR with balcony napo... OFW here in Dubai.

My advice, magpa approve ka na sa bank ng loan, before you even go further. Kasi pag hindi ka na approve sa loan eh mahihirapan ka na mkuha ang downpayment mo. Ganun daw sila talaga. Kaya ko nasabi na nabudol ako kasi malaking pera ang P200,000 pero wala akong nakuha and ni hindi man lang ako natulungan na maayos ang pag purchase ko. So yun ang advice ko sa mga bibili ny condos, siguraduhin niyo na complete ang documents and yung loan niyo at approved,

Well.. as i read the caption "nabudol ako ng amaia" pinanuod ko agd ang video..disappointed din kc ako kasi amaia unit owner din ako at fully paid ko na un bahay but sad to know na title is not yet transfer under my name at pinaprocess pa dw sa bir.. for almost 8 years na ako ngbbyad sa banko bgo ko na fully paid si unit i think they have enough time to transfer the title..at hindi lamang ako me gnitong problema kc even yun ibang unit owner have the same problem.. ANUNG NANGYAYARI? Amaia??!? Ayalaland?? Anu na?? Pti c bdo na kung san ako ngbank financing dpat sa knila ko kunin un title kso waley!! At mraming din complain na same saken..but sa ibang bank nman gumgwa tlga cla ng praan pra mkuha un title kay developer.. kksama ng loob! Panu ko mbbenta un property kung wlang title pa😰

Has your agent been involved in the process? Amaia has a local head office in Filinvest, Alabang. And if the problem is with BIR, then it’s not Ayala Land. It’s BIR.

Salamat sa info sir. Ano ibig sabihin ng nabudol like di natuloy transaction nyo ng Amaia kahit bayad ka or meron mga docs na hindi mo na provide sa kanila. First time buyer ako ng condo at searching status now. Bale retirement place ko ito. Hanap ko ay RFO. Help me na di mangyari ito sa pera na pinaghirapan ko. Maraming salamat abd God bless.

Ang advice ko lang… try mo muna magpa approve sa bank before ka maglabas ng pera. Dahil once na nailabas mo ang pera at hindi mo agad naprovide ang documents na hinahanap nila YARI ang pera mo. So huwag magpapa budol sa mga ahente na sinasabi na mag down na agad. Magpa reserve ka na muna then magpa approve ka sa bank, pag hindi na approve at least 20k lang mawawala sa iyo. Megaworld is still the best kasi sila tutulungan ka nila magpa approve sa bank. Ang Ayala bahala ka sa buhay mo… ganun sila.

Go for condos na may pagibig financing and free assistance. May mga reputable developers pa din na bago tanggapin ang reservation fee mo iaassesst muna ikaw pagdating sa showroom. Like your salary, existing housing loans ikocompute nila yan para sayo and yung breakdown. Once na sinabi nila san ka approvable na term and mo. Amort pag-aralan mo if masyado malaki or go ka sa long term para medyo mababa monthly. Wag rfo kc mas mahal yan dahil tapos na ang unit. Go for developers na tinutupad ang turnover period nila. Kami developer namin hanggat wala docs di nila hinihingi ang mga cheke. Gusto nila smooth na lahat from principal-salary-employer-pagibig. Para once natapos na turnover period derecho bayad na kami kay pagibig at wala na maging problema.

PHINMA Properties di ka hihingan ng reservation fee agad-agad. Iaassess ka muna on the spot for them to analyze your capacity to pay and anong term fit sayo. Di din agad sila namimilit iready ang pdc for downpayments. iilan nalang ang ganitong developer sa Pinas.

Hay sir even their Amaia Scapes projects dami problem lalo na sa turn over. Kami mga buyer sa Amaia Scapes San Fernando laki ng sakit ng ulo to the point na nagback out na iba kahit na loan take out na sa bank. Then even appointmebt with dhsud no show mga represenative ni Amaia even via zoom na nga lang ang meeting/hearing.

Make sure to know yung phone number nung builder para malaman mo kung legit yung agent. Like for example Megaworld kunin mo number nila and ask them kung may agent sila na ganun ang name. Start from there
