I don't understand how this can be considered good financial advice. Feels like an extended estate agent ad. Regarding the houseboats, those are certainly not the only charges. You have to pay council tax if you're permanently moored, boats don't have normal gas and electric facilities so you have to purchase more expensive means of heating and electrifying your boat (coal, wood, diesel, gas bottles) etc. Plus licencing, insurance, regular maintenance and hull sealing. The monthly expenses really add up on a boat! More so than a house. You have to be happy having your poops going into a box under the toilet and emptying it out too. Or having it pumped out. Lovely. Some of these house prices are too good to be true too. 5 bed for 110k? What are the crime rates, is it shared ownership, is it asking for cash only buyers (because if so, there's probably something wrong with it). Regarding the flats, these are often cheaper if the leasehold doesn't have many years left on it. Leaseholds of

I don’t think the bubble will pop. To many people renting which is more secure than mortgages. All you have to do is recycle the tenant instead of wasting a 30 year mortgage. Renting might be the only way forward.

I wish people would understand that your house is only worth what someone will pay for it , not what zillow tell you . People have felt rich because of the housing boom , i see a ,mental health crisis coming in the downturn

Exactly . I was able to accrue $30,000 in raw profit with the help of my investment pundit *Teresa Jensen White* . The truth is , there is ALWAYS a way to make money in this market! While the market has not been set to easy mode recently, there are still NFT to flip, solid coins to a stake, IDOs to ape into, trades to make, and yields to farm. Never stop hustling for those gains!

Good investment plan is what we need and many ignore it. think about it, we do not know how bad this recession will be , what happens when a lot of first home buyers, especially in tech industries, lose their jobs? How long before they cannot afford their mortgage payment? what happens if some jobs don't come back or cannot come back? How many home owners are just getting by month to month

You haven't factored in the housing crash and how inflated houses, are at the moment. If people are FOMOing in and paying 20k higher than the home is worth, then they are already on a back footing. Then consider the fact the interest rates will rise, and the government being able to change and alter the 'low interest' rules whenever they want under the guise of a 'crisis' ( if they can lock you down, they can change the rules with anything; even fixed term interest rates!!) Then, Gas prices are now rising which means £400 a month is factored in to the cost involved which will cause huge financial stress. Just do the math!! A house worth £120k, is now on the market for £140k (20k over asking price) the market then crashes and the house is worth 90k (50k loss) then interest rates go from 6% to 9% and more!!!!! The property is not only in negative equity, but the mortgage costs still have to be paid off meaning, that the interest will therefore also be applied to the full £140k..... Including the inflated amount (paid over and above the homes worth) yet the home does not have that equity left in it due to the crash..... Crazy to buy now... Wait for the dip then cash in!!!

This was cool. If your budget is under £150K and happen to read this, my advice is to bide your time - be patient. Barking, Gillingham, and Peterborough etc are not it. As the saying goes, “you get what you pay for.”

It's cheaper to buy a house and pay off a mortgage in Peterborough or Gillingham than spend £15,000 a year in rent in London. There's some decent overlooked places in outer Birmingham and Manchester that aren't in shit areas (think Cannock / Stafford) If you work remote it's far better to buy there and pay to save up to buy your dream home later than slum it out in a 1 bed in Lewisham or Brixton

I disagree. A lot of investors have bought in places like Peterborough, it is absolutely infested with HMOs and landlords are growing rich. The house prices have also steadily increased in parts of Peterborough that are termed as desirable such as Hampton, just check on Zoopla. A place like that may be an excellent option from an investment perspective, even if one wouldn't want to live there themself. It certainly beats paying rent indefinitely in overpriced London. I must just add, in the interests of transparency, that I couldn't be paid to live in places like Gravesend and Peterborough. They are soulless, generally deprived areas and the schools are abysmal, just check the league tables.

Houses almost always sell for 10-20 k more than the listed price after bidding so not very realistic

Those prices are just estimates really. They would've sold for much more. Do the flats come with maintenance fees? Plus, its nice to have a station nearby, but how much are the fares? Even Luton to London is about £6,000 per annum! And what about future rail strikes?

Hi, this is great information thank you. Im mid 40s and I really feel for people getting onto the property ladder now. 30 years ago, Outside of London it used to cost 3 or 4 times annual salary to buy a house, now it's 8 or 9 times annual earnings???!!! If I was starting out I'd either have to move to a cheaper area or buy with a friend ideally. I feel sorry for people starting out now trapped at home or trapped in private rentals. A decade from now my son might be thinking about first houses, I'll do what I can to help with deposits and free accommodation to help him save up.

The house I grew up in sold in 2011 for £133K 2021 it sold for £376K 🥲 Sadly I’m 24 so completely priced out, prices became stupid when I joined the work place

25k will get you on the property ladder as in the grant scheme of things 25k isn’t that bad but it’s also not great so it would take a while to pay off your mortgage, obtain equity and interest rates will be through the roof. However this is a good video as it does show people how to get your foot in the door.

Loved your video. Basically what your saying is that you will need to move up north to get the best value for money. Unless you want to live on a boat 🚤 in london. 😂 The affordability is main issue if you can only borrow 4.5times then most houses in london are out of budget. ( It’s why I moved out of london to leeds)

My advice. Treat this salary as an insult and keep looking around for jobs as buying a house might tie you to that job.

U earn 33k and tired of paying £950 in rent alone in London. There has to be a way to buy a home, I'm actually looking at Colchester, a friend of mine bought 10yrs ago there a 3bed house garage dining room under 200k and it's now worth 345k. I been told about the 95% mortgage, anyone done this? I have no savings but refuse to justify paying 950 when I could be paying less per month in my own home.

Very long lease is the only way one should buy a flat ' my neighbours son bought a 2 bed with 389 year lease 4 years ago...he just sold it for above asking price as the lease is very desirable - this is very important...

389 lease wow normally all of the flat leases are 125 or less.

@@fatimateresa19 a lease can be as short as 40 years or as long as 999... the latter being most almost as good as freehold... the normal long-ish lease is 99 years... my nephew bought a flat with 125 years...

@@imprsk6729 I know what a lease is. Normally flats have 125 lease. The longest lease I have seen in a flat was in London. The usual thing is 120 or less. Yes you can extend the lease but if the lease is less than 90/80 years only cash buyers can buy the flat because the bank wont give you a mortgage.Btw Congratulations to your nephew.

This will be on a share ownership mortgage & the amount you can borrow will depend on your income, mortgage cost, rent, service charges, ground rent etc..

Well, I don’t know what some people are spending money on, all my 3 kids have bought their places in London suburbs in the last 8 years and have moved out! The youngest who is 26 moved out last year! But they have been saving since 17! And one didn’t go to university, he chose apprenticeship! It’s been drummed into them by my father in law “to be born poor is NOT your fault, to be put into grave a pauper? That’s solely due to YOU “! And thankfully, they have all heeded that advice! All 3 have second incomes, one specialises in old Morris cars, and sells them after renewing them! One does plastering at weekends and one does “pop up” chef ! It’s all possible if you’re willing to work for it! Nobody is given anything but education and advice!

25 years of falling interest rates and when they are at zero they switch to quantitive easing as that also controls inflation. When that no longer works 25 years of increasing interest rates. Quantitive easing = Toxic Real Estate Investment Bounds bought from the financial institutions by the central Banks (Bank of England and Fed etc). This gives the financial institutions a massive cash injection so they can lend even more money to more people. Here is the rub. The richer you are or the more of this money you get. Yes zero of this ends up in the poorest 10% of the population The rich get richer and have their troughs filled with cash to plunder. The US are talking about doing another quantitive easing round. Win, win for the richest and lose lose for the poorest. It is a disgrace and it most be stopped. P.S. I lost 30% on my house in 1997. I was a Sgt RM and had to move.
