I bought 60 acres grownup, cutover hunting land in Ga. a little over 2 years ago for $1,650 per acre. Less than a year after buying it, same cutover land across the road from me sold for $2,500 per acre. It’s excellent hunting land. I applied with state to replant with long leaf pines. State will pay for most of cost to replant.

I have 402 acres in 3 tracts. It's 95% wooded, with 75% of the timber being hardwood. Some of the timber is over 3 1/2' across the butt. I couldn't sell it for $750 an acre two years ago.

I didn't see any mention of property taxes. What was the drag of that on the investment?

Obviously property taxes do come into play, and they vary greatly based on the value of the land over time and the millage rate of the county where the land is held. Property taxes on timber investments have been tax deductible in the past. www.fs.fed.us/spf/coop/library/taxtips2018.pdf
