try virginia. we have a lot of land zoned agricultural and in active production.. Ag zoned land has very liberal use options....... try looking for a piece of land that had a mobile home on it, or has one now. you can keep or get rid of the Mobile home and the land already has septic and well and electric.... you can legally park most RV's and tiny homes on land like that. that usage is grandfathered in.....sometimes you can find a mobile home on some wonderful land, and already has a shed, driveway, maybe a garage, or fencing, garden, etc...

Virginia sounds like an amazing place to own land. I do love my property here in Tennessee though. I imagine to add more buildings I would have to contact the county. Which I'll do when I'm ready.

Not sure you'll see this. Just found you... again and rewatched and thank you! What I would really love is if you have a course you could sell on the how-to to set up for RV's, camping etc. Like if you let camping go on, how the bathroom situation would happen. I bet you'd sell a lot of these, ppl wanting to learn how to get started. I'm going to sell my home in fl and move somewhere north, possibly back to tn where i lived many yrs. this would benefit us and you! xoxo

@FeralGypsy8 i'm glad you rewatched the video. Personally I don't know much about rvs, yet. I dont even own one. I just rent out to them and they have to be self contained so there isn't much set up on my end. Maybe once I get an r v to travel in that, I could do something like that. Thanks so much for the idea! Sounds like you.Have a pretty cool journey ahead of you! 😀

Thank you for the best information that I have received in my search for my land. It helped me decide to NOT look anymore, simply because of all the hidden fees and costs associated with the process. I just am not in a financial position to continue this quest. This sad for me, since I may be homeless in a short time from the place that I presently rent. Not sure where or what direction I will go now. Thank you again for your insightful information. Blessings. Maggie B.

Althoigh i am kind of glad it was there to help you decide against it because of the fees. If i had known about the fees before going tiny, i may have decided against it, too. But now being on my land after 1.5 years, i wouldn't change a thing. Its been an amazing ride. I hope you find a reliable option for you. Sending you tons of positive vibes ✨️

My family has always been housing unsure or with a potential for one of several of us to be homeless and I’m really trying to figure it out In the last I was like let’s buy a big house but no. We are too individual Then: let’s by a lot of land and build houses with. Big communal building in the center. I’ve adjusted down so much my latest is if 6 of us enter into a 6-10 acre deal and put tiny houses on it with a build as we go type of communal building. I’m hoping with all of us pitching in it would be doable. Almost afraid to watch this but watch I will.

Those ideas are all great ideas! You just have to make sure you can do what you're planning. If you get a realtor to work with you, they can help navigate the legal stuff. They can call the counties for you and explain your idea and the zoning officisls will say if its allowed or not. You could make several plans and tell the realtor about all of them and each property you look at you can ask the zoning about each plan. Wirth a try!

You should feel very proud and relived that you pulled this off. It's a very difficult thing to do, and TN is one of the easiest states to do this in, and it's still difficult. Congratulations! I've been researching this since 2010, waiting...and waiting...hoping the laws would change. lol In most states, it's only gotten more difficult. Tn is one exception. Of course, you can buy a tiny house...and then spend the rest of your life *renting* a lot from a mobile home park. smh

Thank you so much. I think one of the reasons my tiny house was allowed here was because there was a single wide mobile home on it...so the tiny house acts as an ADU. I even have it insured as an ADU.

Thank you! Glad you enjoyed! There should be a list in the description of this video showing what states are more likely to accept them. Each state, county, city, all have different rules so you may have to call the zoning for the specific properties you're looking at. I came to find that it took a lot of research and weighing pros and cons to finally find the right place and who would accept me. Wishing you the best in your land search!!

@TinyDreamer2 жыл бұрын
I can imagine. It was nerve wracking for me, too. You just have to do your due diligence and ask the counties you're looking in if its allowed. Focus on unrestricted areas. Theres a link in this video that might be able to help you. There are certain counties and cities that allow tiny living. Even if you have to abode by one of the counties permits, at least you'll know their stipulations in making it work. Write down lots of notes...weigh pros and cons and you will find something eventually! Best of luck....you got this!! 🤗🏡
@le_th_ Жыл бұрын
HOLY CRAP. You do NOT just go purchase property...you can't just plop a container home anywhere you want to do so. Hire a real estate attorney or very experienced realtor before you lose thousands you can't recoup. smh You should be nervous, and I do mean very VERY nervous. It's a living nightmare trying to build a home site. This isn't rural Mexico.

@TinyDreamer2 жыл бұрын
@@DC-dx3le yes, I agree. It used to be my plan but zoning around here doesnt really allow full time living of more than 1 or two houses. I have my tiny house and my mobile home. I'd probably have to talk to the county or zoning to see if I could get it changed to commercial land rather than residential. Who knows if they'd go for that but I can try. Theres a bunch of rules that I might have to abide by like installing more septic tanks, which I do not have the money for...so my airbnbs would have portable loos, so to speak and I would have to spend thousands just to provide extra houses all that stuff. It's way too much.

Thanks for your comments and questions! That's awesome you've decided to go tiny! In my experience, I bought the tiny house first and made sure i had a legal place to park/rent until I found land. I stayed in 3 different places. A campground, an airbnb homestead and stay and a friends homestead. Each was very temporary while I looked for my land that allowed tiny houses. Some people do look for land first. I think it woukd work either way as long as you have a legal place to park until then. Start with campgrounds and ask if they allow renting to tiny houses on wheels. It'll be more affordable rent. Mine was $350.

Was going to watch but the title is **worst advice possible!** .. Always 1. Buy land then 2. Shop a tiny home, in that order. 😲🤷♀️💡🏡💸💵
@TinyDreamer3 ай бұрын
@swtpeteswtpete1515 Well, I highly disagree. I didn't want to live on land first. I didnt have money for land first. I didnt live in TN yet. I wanted to get experience living in a tiny house before buying land. I wanted to learn how to live on wheels, how to Airbnb, how to homestead, and i wanted to document my journey on how it all happened. It happened how I planned it, how I wanted to do it. It all worked out for me and in this video I share how I did it. Some people have a tiny house first before they even know they want land. Some people live and travel in a tiny house and then decide they want land. Some people never want land and chose to live in a tiny house community. Heck, I didn't even know I wanted land until 2 or 3 years into having my tiny house. I was supposed to live in a community but that didn't work out. So swtpete...YOU are wrong. You have your opinion on how You think it should have happened. And, you didn't even watch the video so you have no idea what I say in it because you judged a book by its cover. Don't do that. Be better. 🤷♀️😉🏡💸💡
