Some land has covenants, you can't do as you like with every and any land you purchase...The covenant tells you what type of structure is allowed in the area.

Great content. You were correct that some land does come with conditions. For example, you may only be allowed to build one dwelling instead of say multiple apartments to sell back. The title will state this.

In regards to the use of lands. Each lot is in a zone. Zones include; residential, agricultural, commercial and mix-use. If you are looking to do a residential development in a agricultural zoned area, you would have to get the zoning changed through the municipal and NEPA before you can build. YOU MAY RUN THE RISK OF FACING LEGAL ACTION AS WELL AS LOSING YOUR INVESTMENT.

lots of misinformation, it's very important to survey the property before entering into a sale arrangements to avoid any boundary issues, a 15% deposit is required on signing of the sale agreement, it's always best to use 2 separate lawyers to avoid conflict of interest.

@@jahmallajaima there are more people that want to live in Portland than wants to live in Hawaii. It doesn't sound like you are looking for land to buy in Portland so why shoot down the price without even knowing the current realities of the real estate market in Jamaica? If it's really too much then it won't sell and the seller will know to drop the price or it will sell but for less after three buyer negotiates. Otherwise someone will buy it. It all depends on where in Portland it is located and you didn't bother to ask. It is unwise to assume that every US property should be worth more than any Jamaican one... that is not the case, it is all about location, supply, and demand.

If you are buying real estate CASH, buyer or seller or both can decide to do away with the services of an Attorney. There is a tried and proven method to do this type of transaction and both parties win by eliminating their legal expenses. I have done it more than once.

That can be done but it is not always best. There may be cluases and other technicalities a professional(not necessarily an attorney) can detect to protect your interest.

Or can just use the seller's lawyer to handle the paperwork and deal with them directly. If somebody buying land, cash, that is empty with a single person on the title and no squatter, them it's smart to not waste extra on lawyer when it's just a simple land deal because you can go check yourself that property taxes are paid or make it a condition of paying the balance. But to do what you or I am suggesting, people have to be the type to read every word of things put in front of them and be good at following instructions on forms. A lot of people are quite careless and don't pay attention to detail so they will have to pay someone to pay attention for them.
