@sheheedah I missed this live🤦🏽♀️ I have a question … I live in Houston, I just accepted a Federal Government Job in California. But I don’t want to live in California too long, maybe 3 years. (I can transfer later) Can I purchase my primary residence in Houston if I’m still living and working in California. This will be my first time as a homeowner. I’m in a better financial situation, I also can save more. I’m just looking to move back after a few years.

If im not mistaken unless it's remote your primary would have to be in California for at least one year if you only plan to live in Cali for the time stated i would save as much as possible until you transfer back i live in California the only way i could buy in Houston is to work remote with my Cali money 😂😂😂 or find a job in Houston to be able to buy there

It depends on how your employer classifies your employment, are you a remote worker that moves every few years like you are in the military or is this your new permanent job in California and you are just choosing to move in 3 years. If the job is permanent then in may be difficult to qualify for an owner occupant loan for TX. However, ask a lender to be sure...they will know all your options. Typically no, usually you will pay them a flat fee or percentage of the home price. This will be in your Buyer Brokerage agreement.

I am currently watching your replay and as always I love your content. Question… I do plan on selling my home in a year and a half, and plan to buy my second home, I pay my bills with my credit card, but pay off the credit card when it becomes due in full, this has helped to build my credit. Will this be a problem with the lender and cause me to not get approved for my new home since they will see the debt, but it’s paid off when the statement is due?

It shouldn't but as far as DTI ratio, they will use your minimum payment. If that minimum payment is high you may want to plan for that, but if you have high income...it may not impact you at all.

Amazing video. Are there any Lenders?! that will give me a mortgage loan with just 6 months work at my current job? I am a waiter in the service industry. I have a 794 credit score, liquid cash for a 20% downpayment and closing cost. Very Low DTI, only $180 a month and 3+ months of reserves.

Off topic, you're really pretty ma'am. On topic, first time buyer trying to buy a hi-ranch home under 550k in Long Island NY. Im pre-approved for a 600k two-family owner occupied loan. So i can buy a 2-family hi-ranch home, and use 75% of the rent towards applying for the loan. Meanwhile in Tx im also approved for 600k, but i dont need to find a 2-family because theres way more affordable options. Do you think from a long term investment standpoint its better to buy a multifamily home in NY? Or keep things simple and buy a single fam in a cheaper area like San Antonio Tx? I travel for work so i dont have a location preference, strictly #s

Have a local agent pull the historical price changes in the area for the last 10 years, that can ehlp you decision. And do you want to stay in the 2-family or would you live there for just a year and rent out both?. I am working with Redfin and their partner lender bay equity. They have a low origination fee and that’s why I chose them. But the real estate agents don’t do their job. For bigger companies like Redfin how can I negotiate the pay for the real estate agent? Is it open for negotiation with bigger companies? I was thinking to use the agent only for helping me with the contract paperwork. Because I literally have done everything else.

Redfin usually offers their agent services at a discount and I am not sure how much the agent gets and how much Redfin gets, but everything is negotiable. Get pre-approved first to see if you would qualify and then let them know you wold like to purchase the home, if you can afford it. You don't need an agent but just make sure you get a lawyer and your own independent appraisal with your loan to make sure that you are not overpaying, if they offer to sell it to you, they should offer to sell it to you for less since they are avoiding real estate commissions and not putting the home on the market.
