So proud of you Shaheedah! Also the knowledge on this panel is priceless! I'm from Los Angeles but moved to Georgia in 2005. I purchased my first home in 2000 while living in LA sold and purchased in GA in 2005. I've since downsized to a condo in the city. My point is homeownership is so important. Great job everyone.

My issue was the areas where the homes were available that were on their website. I called and was directed to filter to get the homes on the site that were eligible. They areas weren’t the worse of the worst, but I would be concerned about the home values in that area. 💰 I called back to see if home I found on Zillow, Redfin etc. would be eligible for the program. Agent answered yes, as long as the were in the approved zip codes. He also said I would find pretty much the same homes on the B of A sites that I’d find on the other big sites. I did side by side comparisons and found this to be inaccurate. I saw many more homes for sale in these zip codes on the other big sites. 🏠 I got the feeling that B of A was sort of steering or trying to unload some inventory. ✅

Hi Shaheedah! I am a second time home buyer, but considered first time because I sold my last home in 2018. First time we bought my husband was more involved in process and I really didn’t know much about the process. This time I followed you and watched most if not all of your videos which helped me tremendously. I was approved a conventional loan and closed recently within a month and half of when I signed the contract. The seller’s title was “messy” which had to be cleared up before closing which caused the delay. Thanks so much for all your great advice. Continue making great content and merging your love for teaching with real estate.

Loved Dietric’s response to Lucy about starting with your mindset. Like other accomplishments in life, I’m going to do it scared. Dunn’s piggy back response was great too concerning credit scores affecting monthly mortgage payment, equity etc. Like you mentioned, if I choose to use a home buyer program I’ll “make the program work for me & not let the program work me.”Overall great video & I appreciate you for hosting an awesome panel. Great video so much great information because I'm in a first home ownership program in Philadelphia . But your go through a credit counseling and a home ownership workshop and you get a list of the different lenders . Plus you get educated on closing cost and they let you know about the different programs .

@@chawanneburn5996 I'm just starting out my first workshop is on October the 8th . But I have been with my credit counselor for about two years getting my credit together and I'm happy to say that I can safely . Start the rest of the process I do know that after the first homeowner work shop which will about two hours long . I will be able to start my housing counseling . But when I signed up for the workshop they had information about the different grant programs to but that only in Philadelphia .

I love these types of videos, especially because some of the questions raised are ones that I had not considered. I did see the Legacy Loans video om the EYL channel and was under the impression that the loans are for black people and one can purchase anywhere (even though they consider the census tracking info).

Great guests! I'm going to check out their channels. If your in a position to buy and can take advantage of one of these programs ....that's a great opportunity. However, after thinking about all these new programs coming out lately.... I can't help but think of the timing. Home prices and interest rates have increased .....mortgage applications have decreased...yet here comes all these new programs. What do you think?

Hi Linda, thank you! Yes, in the end they are trying to make money with declining loan applications, but programs like this such as the Community Reinvestment act have been around since 1977 - No down payment, no PMI.

Re 52:38 ("incorporate your own LLC so you can pay yourself through the LLC and take tax deductions..."): from what I've heard so far, your LLC is just going to be an addendum to your W-2 until it's making over $150k/year and can be taxed as/switch to an S-Corp (for which you can itemize deductions). It's not a magic bullet, but can help separate and protect assets if done correctly (which may involve filing through a registered agent and dedicating a business address separate from your personal address).

The best way tell an area is going down: Grocery stores will pull out. Fried Chicken Shops and doughnut shops multiply. Starbucks will close down. Banks close down Pawn Shops and check cashing stores multiply.

A practical question for a single person who makes a regular living. There’s nowhere that I would get 15k to have sitting in reserves. I just don’t make that much (only about 50k a year). But I still have to live somewhere. So does that mean I should never try to buy a house and continue to pay mortgage level prices for rent?

Good morning, lets take NEVER out of your vocabulary. You need some savings to deal with what can happen in life, even as a renter having no savings is a risk. So you need to save something. Increase your income, get a side job and save everything from that job, move back with family for a couple of years, get a roommate, make sure you are maximizing your employment - are you underemployed, you have to figure out how to get out some savings out of your current income or gain some more income. Go through all of your expenses with a fine tooth comb - no unnecessary spending. As you save for a house, if you can use a DPA program you will put aside your house savings instead of using it all for your house purchase. When I was teaching I always had a side business, selling on Esty and Real Estate. You can make this happen! Thanks for watching.

Hi L. Lewis, my situation is similar to yours. I'm a single parent making a little less than 50k who was renting, rent kept going up. It reached $1k/month so I made a decision to move back with my mom (I help mom with rent, utilities and grogeries) so I can save more money faster. I also have students loans I was paying on etc. I began budgeting using the budget by paycheck method. This allowed me to find extra money to save....saved almost 9k so far, all going to my home. I also started an emergency fund that I'm still funding. Although I know everyone aren't able to move back with mom, I think a side gig would help as well. I'm about to start driving for Instacart to bring in more money....it seems easy enough and you work when you want. Hope this helps.🙂

@@ShaheedahHill I along with my son moved in with family while I went through NACA. NACA failed me. I gave 110% to the program and lost homes because they didn’t follow through on their end. This sounds great but what happens when these programs do fail you? They aren’t being held accountable. Now I’m paying rent that’s more than folks mortgage. I can’t stay with family forever.

Listen sis...Im a single mother as well and in a year my income has doubled. Write down your dream of home ownership, employment, income level and start working towards it. Just because it's currently a solo income doesn't mean it can't be what you want it to be. Get around people who believe in you...think a mindset of abundance...negate anything that does not align in that and walk in the direction of positivity. 💗

That program does not require you to prove that you are an actual minority … you can purchase in an area where it’s a predominantly minority neighborhood

Average rates today are about 6.4%, 30 year fixed. but rates vary based on type of loan, credit, down payment, etc.

As a single head-of-household parent of two 18-year-olds working part-time, one completed school last year, and the other is in their final year. With that being said, I saved $25k. I came across a few homes in a low mid to low neighborhood, one of the houses I came across I mentioned to my agent about putting in an offer on a home that is on the market for $189,900 with an estimated mortgage of $1,470. Does this sound sketchy? Oh, with a conventional loan Shahneedah two of my co-workers closed with an FHA loan and one of their sell price was $170,000 and their mortgage is $1,700

They may, but it usually depends on how long your break in employment was. They will not count any unemployment payments.

hello.. my son is 24 years old .. credit score 760 was at his job for 1.5 years then went to another company doing the same thing…& making more money….. does he hurt his chances of getting a home loan… because he changed jobs…?

I paid the Ernest money but if I cancel i won't get my money back so what should I do? I realized that the location it's too far & the seller accepted my offer. Any advice please how to cancel without losing my earnest money ???

I used the down payment and closing cost grant with boa. The process was easy and straightforward. If I didn’t have the $5k appraisal gap, I would have only brought $138 to closing but I did pay for the appraisal out of pocket which was $600, which was paid to boa directly . My program was similar but not quite the same. I still had to qualify for the conventional loan and my funds, credit score, and DTI was a determining factor.

That's right because I can afford Louis Vuitton but I can't see myself spending $5000 on bag that i wont use that much when I can put that same 5,000 on a house or something thats gonna last a life time that's how I live I wasn't born into money but i have a lead way so I do what I think is best like a reliable car to get back n forth to work something like that but now I'm looking to purchase so my kids if God forbid something happens to me they'll have a roof over their heads

Hello. Adding a comment that I heard from someone. Make sure that you don't work less than 40 hours especially during closing if you started with working 40. Keep your hours the same unless you are salary and it doesn't matter. I agree with Dietric. When I first heard about bofa, I thought someone is saying.....lets see if we can dup them again. And cruelty would be the point. And this was a good video. So informative. I've learned so much. 🤗

If the neighborhood has a pawnshop or check cashing place, get the hell out of there. As for me I'm done buying homes forever, happy in my apartment saving most of the money I make. Don't be a slave to a mortgage. If you need special assistance you have no business buying.

New York has a lot of unique regulations so that is why some programs are not available there. However, NY has state specific programs that may work for you depending on where you live. www.hud.gov/states/new_york/homeownership/buyingprgms

I’ve followed Dietric too and really liked his insight when I was using the NACA program that unfortunately didn’t work out through no fault of my own. A lot was communication related in an already slow process. I’m interested in knowing which program NACA or BofA appears the better program? Do non buyers (college student)living in the home have to provide their personal income, debt, and volunteer as members to promote the BofA program like with NACA that required in 2021-2023 for all home residents? What should I look for in a credible first time homebuyers education class? I’m from LA county but now live in Placer county outside Sacramento.

When I spoke to a BOA mortgage rep he advised its not the county its broken down to the demographics around the house address. This scared me since I do not know if it's the owners or renters in the house which could lead to buying homes next to section 8 homes. I agree everyone should have a nice place to live however I feel you appreciate more what you pay for.

I'm confused about them looking into rental history due to most rental history is not on your credit report not less u go thru boost or some other resources so can you get letters from rental offices whom youve payed your rent to prove you've paid rent on time?

They will look at your bank statement to see 12 months of payments or if you are paying with another method they will use that.

Banks are into making money usually they sell newer mortgages to other financial loan services. Nothing to fear just do your own reserach.

If a person has debt it isn’t going to get rid of it people just pay off your debt & save for the down payment for a house/ condo that is exactly what I did no quick fix is going to rid of bad credit

It sounds like you will qualify for conventional based on your DTI and credit score. However, you should always quote both Conventional and FHA. Typically conventional will be a lower cost loan but the initial interest rate may be a little higher than FHA. But remember FHA mortgage insurance is for the life of the loan, with conventional you can get rid of PMI once you have at least 20% equity. Best of luck!

@@DarknessFalls29 Yes, programs are offered with low down payment or no down payment but being educated on property tax increase and other fees are really never touched on especially in new developing areas. Low to the new middle class are really only offered opportunities when the banks have a need for new business. When the interest rates were low they never said we want to offer this very program.

If you have a fixed rate the only thing that can increase your payment is your taxes and insurance. Its likely that those were underestimated at closing. Look at what you have been putting in your escrow account each month and what your bills actually were. Your escrow account is evaluated yearly and they send a statement explaining any increases. Print out that statement to evaluate the increase. Thanks for watching

The bank needs money and don’t want to destroy current home and location value. Regular mortgage for desired areas still exist. Bank of America 🇺🇸, isn’t a American bank, I believe it belongs to English 🏴󠁧󠁢󠁥󠁮󠁧󠁿. How is their economy 🤷🏾‍♀️. It’s rocky over here.

They are trying to regentrify Oak cliff. Even the older homes. Right over the bridge on Hampton they have built those row houses everywhere. These are regentrification loans.

So I wondered about this program as well. Are they trying to put us all in one area and trap us in then we when we try to go back we can't? I looked in all five cities they are launching for a price range of $200-$250k and LLC I pulled up were shacks. I don't understand. I could not find ANYTHING in my range that I would even consider moving into. Now if it is the entire county then I can expand my search more.
