We have done much the same as you, except we are going to sell our house here first and live in our RV while we house hunt for the next place God would have us. So looking forward to getting back to country life.

Could consider renting your current home and rent in the area you plan to move to. You really don't know what your getting into till you've lived in the area for a while. Don't forget to consider things like access to helth care. In TN and Arkansas most specialized care are only available in large cities. We also looked at weather conditions, from tornadoes to hurricanes, to earth quakes to air/soil quality like radon. To living near a nuclear plant... Even your insurance cost. We live 3 miles from a fire station, but are considered high risk for complete loss of home, so they charge us more. Look at land and grocery taxes. Even if you pay cash for a property always pay for an inspection, to much risk without it... If you are wanting to homestead look at living outside city limits... Less rules and restrictions. Have a source of water on the property be it a pond and, yr round creek, or stream, or river...

Yea, we sold a farm in Arkansas and bought land in Colorado. At first we considered retiring to the farm in Arkansas but there was nothing but farm land around there, we had to drive over an hour to the nearest hotel and almost that far to the nearest store that wasn't also a gas station. We had been leasing the farm so it was conventionally farmed that meant no organic growing could be done on it without hundreds of thousands of dollars in soil reclamation and years waiting to plant the first seed. The lady who bought it wanted it for a hunting property so she didn't care about the soil.

I'm even more excited that I stumbled on to your Channel about 2 months ago and have been watching regularly particularly because just now I had to pause the video to make this comment my excitement lies in the fact that you are giving God credit and acknowledging God in your plans and trusting him to reveal and unfold to you his plan for you. Reminds me of the scripture that says man devises his plan but God directs his step. Thank you guys so much for everything that you do to share your journey with us and anyone that is following God in their Journey is of great interest to me. Now if the Lord can only bring around a homesteading mindset God fearing God pursuing man into my world so that I can leave the city and go to the homestead too... I'm still hoping but I'm 58 years old my hope is a challenge to maintain. Pray for me.

Lightsobrite, why wait for a man? Are you fairly healthy? A partner is nice but not necessary. I'm a 61 yr. old god fearing disabled man. God moved my adult son and I here from Eastern Mi.. It's a lot of work every day. But we are so happy! Can hardly wait for next spring! Get my chickens and Guineas. Get my greens garden started. We miss fresh peas, and green beans, and tomatoes! Well it's almost 9pm, sitting in my truck when I should be in bed with my big dog. He keeps my feet warm! But likes his blanket on cold nites. Keep praying. God will answer you. Jesse

GREAT VIDEO AND I AM A MISSOURIAN ALSO. YOU ARE 100% where I live in a Farmington area and some row crops but mostly pasture land. ROCK ROCKS are In allot of areas you cant dig a hole 3 inches deep. Real estate people just want to sell it and make their money .. Another big thing is water well that can be very costly. About 10 miles from my home is solid granite you might drill 300 to 1000 feet and no water or you might hit water and its just a pocket of water in between two ledges and you will run out of water. So be careful as you mention on your video. Another thing is crime breakins and hospitals are they good or bad some in my area are horrible and churches Many things to look at and be careful very careful when buying land in any state. my home is In Farmington Mo

I have about a dozen tabs open when searching for a homestead. Zillow, LandandFarm, Google maps, Google Earth to get an idea of elevation/terrain, and an FCC map for high-speed/no-cap internet areas. I check Gmap for the closest Lowe's/Home Depot, Feed store, Hospital, Urgent Care, and then less important things like Restore, Goodwill, Costco, Movie Theater or amusements. My biggest problem is I see the potential in everything! I can look at a carport and see it being a home :P Most important to me is the land. But YES I trust that God will provide my family with abundant sacred space when the time is right. I would also suggest getting a pre-qualification letter so when the right place does appear - you don't lose it to someone else. And OMG - I would be freaking out about those ticks. I'd have to cut out the part of the video where I was running around stripping all my clothes off. Lime's disease is soooo scary!! God Bless you guys for sharing and keeping us all inspired xox

Wonderful advise and sincerely presented. Along with asking the Lord's Will & Guidance! I strongly recommend that all who are considering such a change in your lives, read and study up on building techniques & structure maintenance, home & farm electrical, plumbing, water, water, water, where to find it, move it, store it, and protect it from freezing and contamination and lastly the equipment/tools needed to provide harvesting and land maintenance. All the channels I subscribe to that have a hundred acres or more to a 1/3 of an acre or less, and everything in between, all show some degree of knowledge in Homesteading infrastructure raising food for meat, milk, vegetables, fruits, how to store and preserve your harvest. I'm getting stressed just talking about it! Knowledge is power, and the more you know and understand what you are going to need more precisely the easier it will be to find the right property to be successful and happy. God Bless and Thanks for Listening

Good advice. I also believe you must pray for guidance. I prayed and the next morning, a property I wanted became available again. I also received money I didn't expect. Next , I got in touch with the owner of the place and paid for the property. You R right, some people over think this. I lost a chance to buy this property once, I wasn't gonna lose it again. If it turns out not to be perfect. I'll work the land anyway. It'll still be my land!

Lots and lots of free range chickens will tame that tick problem for you quite a bit. You'll lose some to predators that way, but it's better to get the Lyme disease danger lowered than lose a few chooks. I'm more than happy in the Blue Ridge of PA, farms and forests, so beautiful. My adult son and I purchased 7 acres of grid. The nearest power pole is at least 1.5- 2 miles away. We have been here 4 weeks. We have been clearing dead brush piles for fire wood. Collecting the useable logs and debarkng them for future use. Started to collect pallets for constructing a tiny house for the winter. This has been my dream for years! God has moved us around for the last 3 yrs. It got to the point where we could not afford to rent in Mi. Any longer. Found this property by following an online realtor for several yrs. Small down payment that was cheaper than a month's rent. Smaller monthly payments for 15 years. This truly off grid pioneer living. Cutting fire wood with an axe, and a machete. ( Don't have a gas powered chainsaw yet) Up at 4:30 - 5:00am It starts to get light out at about 5:30 am Go out start a fire, make a pot of coffee. Cowboy style. No perky perk, or dripping drip. Just water in the pot 2 big Tbsp of coffee let it boil till the foam goes away. Breakfast is meat and fruit or bread. Go to bed at about 8pm tired! We haul our water from town 10 miles away. Right now we have to buy all of our food from a local groc. store. Or travel 30 miles to the nearest city in Arkansas to shop at a Wal-Mart. YUCK!!! I bought my piece of heaven on earth at 2:00 am. Paid with my debit card! God has truly blessed us. I have never seen so many rocks on one piece of land in my whole 61 yrs. Ha, ha, ha!! Not much topsoil here will have to haul a lot of cow manure to compost for gardening. In between harvesting all of these free ROCKS! The views!! The rocks! The stars at night!! Oh My Goodness!! Thank God for all of his blessings!!!

About the point you make about realitors; there are actually two kinds and it is important to get the right kind. The two kinds are: Seller's agents: These are the kind most people think of when they talk about realitors. They make a commission off of the sale, and so have a vested interest in selling the property for the highest amount possible. They are required to look out for the interests of the seller, EVEN if they are working with the buyer. Seller's agents frequently act on behalf of BOTH sides in a sale, but their PRIMARY client is the seller. Buyer's agents: These are a much less common and much less known about type of agent. They usually work for a fee not a commission. Their job is to help a buyer find what they are looking for, then to negotiate with the seller's agent to get the buyer the most favorable terms possible. These agents work ONLY for the buyer in a sale since they have signed a contract with the buyer to work for their interests alone.

Ok Ms. Julie....consider this thought just for a minute........I can tell you that most, maybe not all but certainly most work together behind closed doors without buyer OR seller knowing about any such activities. The game in many cases is played just like Lawyers play it, unless they don't get along but likely to get along for the sake of money alone. They will get along temporarily.
@juliebaker6969
@juliebaker6969 6 жыл бұрын
3 Basket Living of course they get along. In fact your lawyer analogy is fairly accurate. The goal of both sides is to schmooze the best deal for their client that they can get the opposition to agree to. It is ALWAYS easier to get concessions out of someone who likes you than out of an enemy.

They don’t do it on purpose... but fact is they are pimps that rob both Buyer & Seller of unearned Equity - especially in a Sellers Market.
@juliebaker6969
@juliebaker6969 3 жыл бұрын
@@luvit5150 you COULD look at it like that I suppose. But there are a LOT of regulations, requirements and hidden pitfalls where buying OR selling houses are concerned. An agent KNOWS, what to look for and look OUT for to keep you from making expensive mistakes. And they also know all of the legalities, hoops, and requirements necessary to making a sale or purchase properly. Things that could garner fines for missing or improperly completed paperwork for, closing costs and taxes. And issues like title checks, inspections, and leins.

@@juliebaker6969 REALTORS have absolutely NO business practicing LAW & are liable for that. If you call them or make inquiry while the property’s listed they will use that inquiry record to collect from a Seller - so if a Buyer YOU the one losing equity along with the Seller. Once again-it’s a Sellers mkt. Hire an attorney to circumvent their con.

We tagged listings we liked on those apps, printed a great big map of Southern Missouri at Staples, bought an RV, sold our home in Texas, lived in RV and traveled all over for 2 months looking at those properties (and new ones that met our requirements) removed ones from the map that didn’t meet our expectations and refused to settle! We love our new place, the retirement, and debt free also!! And we are only 30 minutes east of where y’all picked!! It is a beautiful area - but yes, rocks and ticks we could do without!! Lol

$299,900 is too much for Ava Missouri. Nobody can afford that with interest rates that high. It will continue to sit.

Hi Joe from Springfield, Missouri, I like how you were discussing how you bought the land from Arizona to here when I originally lived in Pennsylvania I bought some land unseen out of a book in Wyoming . 35 acres for $12,900. It was just strictly land no buildings whatsoever their rule is you could do anything you want with just 5 acres you could put as many buildings as you want the other 30 acres if you raised any type of animal, even a dog, it has to be fenced in the antelope and what other animals come through But involved with a girl that didn’t make my payments for the land until I found out what about the payments the only way to get out of it was to sell the land and I lost money on it like I said I’m originally from Pennsylvania my mom‘s house now my brother and I own +14 acres which is mostly wooded Did you get my share of the portion of the property? My brother has to buy me out he still figuring that one out but if I take the property in the field, which is all open, which is about 2 acres that’s enough to plan a corn, but no animals unless I get a chainsaw and some of the woods down, but I did go out and see the property and luckily I was a truck driver and the company that I worked for. I asked my dispatcher. He made arrangements for me to head out that way with the load and drop it off and , went to Laramie, which the property was and spent three days there look at the property and decide what I wanna do with it. That was my biggest mistake deciding what to do anyway have a nice day.

Thank you for discussing your experience. Such a great topic to talk about. We are fortunate enough to have family to stay with while we search for property but as we see one's we like come and go it sometimes feels like we're missing out on some great ones. Patience "is" hard sometimes.

Mr. Arnold, you are right about the ticks. Dead leaves, tall grasses. You have to keep the grasses cut fairly short, and the leaves cleaned up. Even a gas powered weed whacker and leaf blower will work wonders for tick control! Cut the weeds and grasses down and compost with the leaves.
