О, я только начал смотреть видео и тоже подумал, что вам надо строить из газобетонных блоков. Я смотрел канал, несколько лет назад. Там молодая семья, с детьми, переехала в деревню жить и они делали пристройку к дому из таких блоков. Они их клеили на специальный клей, из пистолета. Климат у них, примерно такой же, как у вас.

Да, попадаются наглые и вредные соседи, которые стараются залезть на чужую территорию. Сначала влезут, якобы случайно, на чужой участок земли, а потом ведут себя так, будто это их участок земли. Ещё и нормативы постройки зданий нарушают. Между забором и постройками, должно быть расстояние в 1 метр, по технике пожарной безопасности, а между зданиями, ещё больше, в зависимости от того, из чего построен дом и из какого материала сделана его крыша. Перед постройкой изучите правила расположения зданий и посадки растений, а так же, где и на каком расстоянии должны находится септик, туалет и скважина, для воды. В правилах даже расстояния, для посадки деревьев и кустарников расписаны.

Да, приезжают, но не туда они идут.. Лучше было бы, если они становились полицейскими, депутатами, губернаторами, президентами, чиновниками, судьями, прокурорами. Наше общество разъедает коррупция, взятничество, кумовство. Титульную нацию надо изгнать от силовых должностей. Они не должны решать судьбы других людей, не должны стоять гаишниками на улицах, охранять заключённых. Такой беспредел был при коммунистах, так было при царях, так и при демократах, сегодня. Это у них в крови.

Привет Дэн! Земля и вправду хороша, чернозём. Когда мне было 33 года мы с женой и 2 детьми взяли 27 соток земли в Ростовской области. Тоже ее облагораживали, строили дом. Так что это мне все знакомо. Учился класть кирпич, строить кровлю, делать проводку, отопление, сантехнику. Дети (2 сына) и жена мне помогали. Со временем все построили и 2 гаража и баню и дом в 2 этажа. Есть русская поговорка - глаза боятся, а руки делают. Удачи тебе и Ксюше в ваших начинаниях, счастливой жизни и много деток!😄

Great stuff, I live in Moscow (I am British, I have been here for about 24 years) I have 1 plot of land about 40 Sotkas close to Moscow, but I am in the process of aquiring 30 HA which will have a river and a small forest, this is my dream, I will build 4 houses for me and my children, but I have permision to build 100 houses, I will probably only sell off 30 plots, and have a small homestead next to my land. Just want to add, we built our home back in the home country of Czech Republic in 1973 from the same material you want to build. It was easy, light, could cut it with saw and very well insulating. It kept our house warm and we saved on the heating materials because of that ! Excellent choice.

I’m from southern Arizona. Been to Mexico many many times in my life. My grandmother is from Mexico even though she is white ish./ not Hispanic. She was born there in early 1900. A Mexican in Russia! Shows how small the world is I’m so interested in Russia, it seems like I am more familiar with the current life in Russia than I do with the US right now. They seem more traditional than the crazy crap going on in the US right now. Keep up the good progress with your new property.

African and Asian students come here without any idea of the language, but at the end of their preparatory year they pass the exam and can continue studying ALL subjects in Russian. They usually choose medicine and aviation engineering as their degree subjects and graduate, no problem. Nothing is impossible)

I really enjoy your videos guys! Regarding your house layout, I have a few suggestions if I may: please place the wardrobe of the master bedroom IN FRONT of the bed and then move the door to keep it adjacent to the wall; the current design creates practically a "dead space" behind the door, you can't use it for anything. So please keep the door exactly at the corner of the room, and shift the wardrobe to be in front of the bed; this way you will utilize each square inch of the bedroom. Also, please add a window at the sink in the kitchen. A second toilet would be important just in case the main one breaks or something happens to it (you can shrink the boiler room to create space for the second toilet). And finally please plan out where would the staircase be for the future when you decide to build the second floor, along with all the columns of the house. The locations of the columns would largely determine the layout of the second floor. Hope this helps! Keep it up guys!!

@@politie. Слюдянка много южней Москвы, примерно на широте Белгорода. Конечно, зима там длинная, но и солнца хватает! Там очень своеобразный микроклимат, зимой очень много снега, не сухо и летом. В горах кедровые леса... Им очень повезло с участком - обычно там крошечные участочки и цены много выше...

About aerated concrete, as I'm preparing to start building a house at this time as well, i have made some calculations regarding cost and thermal efficiency. And in my opinion for one floor house aerated concrete is the way to go. Wooden frame houses, with enough insulation for russian climate cost the same as aerated concrete (250mm frame wall or 400mm aerated concrete wall), and both have enough thermal insulation (R value). Thr advice is to buy aerated concrete blocks out of the season, for example in winter. The prices out of season are lower. Anyways... Just wanted to say that wood isn't cheaper than aerated concrete if you take proper insulation into account. Goes for log cabins as well.

That region is way too cold for peaches and apricots. Some strains of pears can probably grow there, apples can probably grow. The land and climate in Siberia is very well suited for growing berries.

@@ineyNV Груши виноград и абрикос в сибири будут кислыми. Смысла выращивать нет. Тем более персик. Смысл доказывать что у вас там что-то растёт в виде исключения? В Сибири вообще не растут плодовые деревья со сладкими плодами из-за климата. Только ягоды.

Бро, земля действительно хорошая... Наверняка у тебя там много советчиков, но на всякий случай. Когда будешь делать фундамент помни о зимнем пучении грунта. Зимой любая вода (даже в микроскопических размерах) находящая в грунте, превратиться в лед. Казалось бы ерунда, но это не так. Это порождает процесс пучения грунта, когда грунт начитает выпирать в разных местах, что может привести к трещинам в доме, его перекосу и т.п. Чтобы этого не произошло. Нужен достаточно заглубленный в грунт фундамент. Его нижняя кромка должна быть минимум на полметра ниже зоны промерзания. На практике это выглядит так. Копаешь до глины и углубляешься в глину на еще полметра. Общая глубина котлована или траншеи под фундамент получится 1,5 - 1,9 м... Или уточни у местных строителей на какую глубину нужно копать фундамент. Об этом люди из теплых стран как правило не знают, а Ксения - женщина и тоже может не знать. Это очень важно, поверь. Вспучивающийся грунт способен двигать и ломать небоскребы не то что дом в два-три этажа.

Могу предложить следующее: Сначала вывезти с участка весь мусор. Выкопать колодец. Землю из колодца использовать для засыпки ямы. Только после этого выравнивать участок. Если при копке колодца будет глина - использовать ее на следующий год для замка вокруг колодца. Заложить фундамент дома. Электричество: У вас должна быть трехфазная сеть 220(230)/380(400) вольт. Необходимо после электрического счетчика установить три УЗМ (устройство защитное многофункциональное) отдельно на каждую фазу. Одно трехфазное устанавливать нельзя. Вы будите использовать каждую фазу отдельно. Трехфазное - будет реагировать на перекос фаз. УЗМ необходимо для защиты приборов от скачков напряжения в фазах и самое главное - на возможный обрыв нуля на линии. Многие это упускают из вида. От стихии никто не застрахован. Вы будете нагревать воду накопительным нагревателем. Необходима большая емкость, примерно 100 литров. В процессе эксплуатации, возможен выход из строя нагревателя. Чтобы не остаться в самый неподходящий зимний момент без горячей воды, рекомендую установить резервный трехфазный проточный нагреватель 3х4000 ватт. На плане вашего дома не предусмотрена лестница на второй этаж. Рекомендую сразу строить двух этажный дом. Второй этаж можно мансардой. Главное, чтобы был построен весь контур. Внутреннюю отделку второго этажа можно сделать позже. Сразу решите, где и какой у вас будет септик. Куда будет из него уходить вода. Для подачи воды из колодца лучше использовать погружной насос-станцию. Например, DAB. Решите вопрос с глубиной залегания труб. Если не хотите над участком натягивать электрические провода - подумайте о кабеле от столба.

Был такой опыт в детстве: засыпали колодец, но со временем образовалась яма, земля ушла куда-то вниз, заравняли мусором, ветками и опять яма, опять завалили уже горой и гора незаметно ушла под землю. И так вроде десятилетиями продолжалась. Так и не поняли в чем дело было, как буд-то открылась дыра в ад..

I admire your courage. I was 25 when I bought an old house from 1953. Almost everything had to go, except for the base, the perimeter walls and the roof. I did everything by myself (with the occassional help from my dad): new floors, floor heating, inner walls, doors, windows, electricity, plumbing, ceilings, plaster, tiles, carpentry, you name it. It took me less than a year for a 105m² house (only the first floor) - 2 bedrooms, a living room, a bathroom, and a kitchen. I was glad me and my wife managed to move in a day before she gave birth to our son. Since then, my daughter was born, and the two kids take up so much time, together with a job, that within those next 4 years I did less work around the house than that first year. My advice to you: do as much as you can before your kids are born, because after that your priorities shift big time, and suddenly the fact that your second floor is unfinished doesn't matter that much anymore - you just prefer to take the kids out. Or at least that's my experience. Good luck with this undertaking. I wouldn't want to go for it had I known things I know now, and would go for an apartment instead. On the other hand, every one of us is different; maybe this is exactly right for you 😉

I see, some of the wall posts are railroad ties. Railroad ties are usually soaked in toxic chemicals to prevent rot. Soil around those ties would be of questionable quality, depending how long they been leaching on that land. You've got to make sure it's not polluted if you planting a garden there.

I am an electrician myself (10k volts access, but I did low volts maintenance like 220-380v, fire alarms, cameras, smart home systems, etc), and demand is high but working on a company won't bring you that much money. I worked for myself and earn smthn about 4k$ monthly after the income tax ( it is huge for Russia, our prices are 3-10 times lower than american). Companies pay smthn about 1-2k$. And you didn't really need license or smthn to work, just knowledge and an experience.

Found it on maps pretty quickly by luck. That is indeed a very nice place to create something yourselves! And location is perfect if you see where everything is. For only 10k that's amazing! And consider putting the house on a high foundation, so in a valley you can just check off flooding issues in any case. And you get a little bit more view out the window from the little elevation. A good plan to build firrst floor on strong foundation for future second floor. You have a solid brick home on level ground to announce your marriage and start a family. The storage shed is very useful as it has electricity to pump water from the bore well. The ground water level is less than 10 metres, the cost of boring is low. My home in Indonesia has a bore pump up to 26 metres deep !! The shed you can keep to store a motorbike shovels flower pots etc, still a useful room. God bless your excellent works. Hello there, guys ! You have the power on your land - that's the starting point ! And having that shack is also a big advantage because it's totally empty (good as storage space) yet provides the cover from rain or snow allowing you to put in more work hours a day for the work on the main house building (that shack being used as a summer kitchen and dining spot). As for the main house, may I recommend that you consider for it a combination of a backyard deck and the Russian veranda. That'll be the excellent multipurpose extension for the house. 😮❤

Я бы немного изменил планировку. Сверху на плане я так понял юго-западная сторона, тогда сверху в углу детская спальня, потом взрослая, потом гостиная. Снизу слева бойлерная, тамбур, санузел, кухня. Получается что в спальнях с утра не будет светить солнце и мешать спящим, при этом вечером на закате как раз спальни и гостиная будут хорошо освещены. Расположение технических помещений по одной стороне сократит длину и сложность инженерных коммуникаций. При этом за раковиной на кухне можно будет сделать окошко и подавать оттуда еду на веранду и человек, заходящий в дом, не будет идти через всю веранду до двери, мешая сидящим там. Все технические помещения будут смещены к северной, более холодной стороне. Размеры дома 12 на 8 так себе, лучше делать более квадратный, получится выигрыш в площади при том же периметре. 12X8=96м2, 11Х9=99м2, 10Х10=100м2. Перекрытие я полагаю вы планируете из двутавра, либо из ферм, что не очень бюджетно, потому что пролёт кухня-гостиная доской не перекроется.

❤ That structure is really good for storage at least for a while you’re building the house I wouldn’t take it off. You can lock your things up tools and things like that while you’re not there but I would definitely ensure your stuff I’ve noticed most Russians do not insure their properties anyone fires and floods happen they’re left with nothing please don’t make the same mistakes.

Good luck, Dan and Xenia! Speaking of the house plan you showed at 7:30 - better to extend the porch to the rightmost end of the building and swap guestroom and kitchen. Just to make Xenia's workplace close to entrance and provide her entrance visibility. Also it will be easier to make another small toilet besides the entrance.
