I have been doing this since 2009! Bought 1 then (when the market was high) then bought 3-more while the market was low! Now I’m enjoying the Rents as they rise! Depreciation I love! If the properties are getting $1000after Property Taxes.& Insurance. $1000x4(# of Houses I have)=(x12-months a year=$48,000 a year in income. Now, take our annual income ($48,000/yr) / .04 (the 4% Withdrawal Rate)=$1,200,000 in Real Estate Value (assumes no value at the end which isn’t true!)

You can pay off your second rental a lot quicker when your first rental is paid off!
