Awesome! By the grace of God! I experienced such a similar story. I had been living in my car for 18 months really could not afford the rent here alone with a car note. Well, in February in received a raise at $1k per month and I went found an apartment it was approved in 15 minutes, I said, that’s fast made plans to move in 7 days... Next I was looking for property in Louisiana I already had my eyes on 4 acres in my home town.. Contact the owner he said make me an offer and I will take it... well I said, $7k cash and he accepted it. I got my land. I give God the glory.. I will get a tiny shed and transform it to a tiny house then once I retire from my job I am going to travel and enjoy my life with out the stress of this world.... We just updated the description text so be sure to go back there and read it all again. We probably should of listed this info here in the first place. Didn't think of it at the time. Additional info to clarify some other questions some of you have been asking: In our 55+ park the HOA fees are fixed @ $125/yr. Property taxes could go up some, but for an RV lot it's insignificant. If this was a Park Model it would certainly be different. Overall cost of living down here is cheap, which plays a big part in the overall picture. That's why we nixed Arizona and Florida right off the bat. Both are to crowded and to expensive. We thought about renting but doing that means the rent can always change, availability will vary and we don't own anything. It's just money down the drain every year. Basically just like living in an apartment. Buying the property however it's ours and will appreciate. In fact since COVID, our property value has already increased 10K-12K and the demand for permanent RV spots has gone thru the roof. We could rent out our site if we wanted to, but chose not to for many reasons. Besides that, buying this lot-for us-was not just to have a winter spot to stay in, but is part of our overall plan to put a 5th wheel there when this traveling party is over. We also plan on doing the same thing up north some where for our summer spot and then drive between the two by car. So for us, this was the perfect spot. We also thought of buying a piece of rural property, but to develop that land and make it RV ready is WAY to much work at this stage of our lives and way to much money that we're willing to spend. Plus we'd be isolated and we didn't want that either. We like staying in communities bc we like being around people and is a great way to live out our final chapter of life. There's always more to every story isn't there? 😜

Very exciting purchase for sure! Love how you found a safe spot to wait out this crisis. So many RV'ers were left scrambling. I think a lot of full timers have reflected how important a community really is in one's life. Now you have both, community and mobile freedom. You are right, God loves you and took care of you both.

We were full-time less than a month a couple of years ago and we decided we wanted a homebase. We bought a lot first and then traded it in on a RV port casita here in Florida at a RV Resort. After traveling 3-5 months at a time, we look forward to returning home and then exciting about leaving again on a trip. We are also blessed with the quality of people that are our neighbors. Most are retired, and living that more stress free RV life - it helps us be the best version of ourselves in many ways. It was extremely nice to have a place to "hunker down" during COVID. Just stumbled on your site. We just bought a lot in Hidden Valley Ranch in Mission. It also had sat for years and we were told the same thing that it was tied up and had Liens against it. Not so. We bought it and built a small casita. Love it. Hope you reveal what park you are in. We have probably been through it we drove through a lot of them. God saved our lot for us too!

We were full time RV'ers and spent the winter in the RGV several years ago. Loved the area so much we looked in over 100 parks to scout out a future stopping point. Went to Florida for a year. Loved Florida, but hard to find where you could own your property. Bought a property online back in the RGV, site unseen, with only online pictures. Again, God guided us here! We ended up selling our motorhome after arriving and moved into our mobile home. Loved traveling in the RV, but it was time to settle. Happy trails to you both! Hope to see you sometime out and about in the RGV!!

I must say I have seen the Lord do wonders in my families life and I shed a tear when I heard you thank the Lord for His goodness and miraculous provision exactly when you needed it. Anybody that’s full time Rving SHOULD strongly consider buying a site. Covid 19 taught all full timers a lesson when they got kicked out of campgrounds. It sure taught me one. So I bounght a site and now I have a place to park it whenever for however long. If you dig deep enough you can find some good sites. And like he said I THANK GOD for helping me find mines cause it truly was God that led me to it.

James....we've been around a lot in camp grounds and RV parks around the great USA. We have NEVER experienced ANYONE not welcomed, as long as they are respectable, keep their site clean, not being a nuisance to others and just being a good neighbor. No need to be apprehensive or wonder if you'll be welcome as long as you're a good neighbor. Do unto others as you would have them do unto you. Color doesn't matter in 99% of Americans minds. It's what you are as person that matters to most people.

James, I know what you’re talking about. I’m Hispanic and we lived in a community like this, gorgeous community in so cal and I can attest that I experienced some people like what you say. My husband and I had a beautiful 5th wheel that somehow became the talk and so many people wanted to come in to see. Anyways, most night I went around in the golf cart for a drive, something relaxing to do, and I can say there can be a few people that seem to think you don’t belong there. HOWEVER, I was very outgoing and tried to be positive and met many many people. People who lived there full time, we were full time, and some who were snowbirds and then there were people who came on vacation. For the most part I found that the most prejudiced people, most people didn’t like them anyways and kept away from them. I had many friends who invited me to their place, as we all had outdoor kitchens and living areas outside, and they’d stop me as I drove down the way in my cart to say hello. My nightly drive could be 15-30 mins depending if I stopped at a nearby farm to see the horses, or longer if people got me talking. I for SURE made a point to speak to all minorities who were new to the community. There weren’t many of us, true, but I don’t look back and think it took away from my experience there. Thank goodness I didn’t live right next to someone like that but 98% of folks were very friendly. I’d say there we re more questions because we were younger and NOT RETIRED (not a 55 and over place). I’ll say it was one of the most beautiful places I’ve ever lived. It was quiet and peaceful. We had so many lakes on the golf course. There was a river wash to walk the dog and later a dog park was installed. We had a restaurant for awhile that did shut when the guy moved. Might be open again not sure. So many pools and an enormous club house. Spaces could be from idk, 10k up! Depends on how “finished” you buy a lot, how many sq feet, trees? Corner or no. We rented a space that had a complete outdoor kitchen. BBQ, stove, dishwasher and sink outside. I cooked outside most days. We watched tv outside most evenings. We basically paid their HOAs for $495 a mo. That included cable/internet, water and trash daily from the curb. I made friends with many people. We were considered alternative living since we weren’t retired. My husband and I are both teachers (I’m now divorced and that’s why we left). There were hundreds of people in this place. Yeah was a fulltimer for maybe four yrs of my life so far. I do intend to get an RV again in the future and maybe do something similar again. I think if you live there full time and have nothing due on it, 500 plus what, $40 or so a month in elect and your propane is still nothing. Don’t let that 1-2% bother you. Chances are, so many people would like you no matter that they’d squash any of the negative. Of course you know how it is, gotta put best foot forward and make those relationships. My suggestion, people can be very incapable. Find something you’re good at and do that in the new community. You’ll find your place. The place I speak of is called Rancho RV Resort in Aguanga, Ca. Middle of nowhere. Base of Palomar mtn. About 20-25 mins to the real big town to get food and go out to eat (Temecula). There a tiny town in the hills there thts may 20 mins in another direction. Real small town type. Great people. Rancho RV Resort was Rvs only. No mobile homes. You dont pay property taxes. Least not when we were there. Good luck!

Just to give you a gauge to measure by, from Houston to RGV is about 400 miles south or so. In the winter, RGV consistency runs about >10º warmer than Houston.

My wife and I have owned an RV for many years but we recently bought a brand new one and are ready to get on the road and travel some. I really like your videos, they are very informative!

I used to own a condo at 106 s. Brayan back in 1984-89. I had to play drums with a guy that was playing at your park and I couldn't find it. I called and found out it was right next door. It has always been a nice park and the folks in the Mission area are very nice and helpful. Great thing is you are right by the Hi way biggest plus if you want to head to the beach.Nice watching your channel.

We're not on S. Bryan but yes in Mission. In our opinion Mission is a great place to winter along with anywhere in McAllen. But this whole area is great to spend for the winter. And cheap.

I'm gonna sell my house in New Jersey next year and possibly look to do something similar. There were some beautiful spots on Kentucky Lake, in Tennessee but they were a bit pricey, but beautiful a location. But they sold out in one day I think. Yes you could. Some folks do this very thing. But being retired we don't want all that hassle or responsibility. We just want to have fun in the winter in our own purchased spot. No interest in renting.

I took an assignment to the Harlingen VA for two years. Cost of living was surprising low compared to San Antonio. My wife stayed back in SA. I drove home on the weekends and holidays (4 hard hours one way, barren and lonely especially from Harlingen to the Check point and from check point to Rivera). Then I went to the Corpus Christi VA for almost two years (2 hours closer to SA.) Anyway I'm retired now and back in San Antonio. We had a lot of Winter Texans at the VA. I checked out renting a camper/ trailer they were all $1000 and month plus utilities so i rented an apartment for $650 (military discount). Love the channel be safe and have fun.

You'll find HEB and Whataburger to be frequented a lot. Don't forget to ask about your senior citizen & military discounts, they are everywhere. As new kids on the block, be smart, be safe and be respectful; life is what you made it down here... Also one thing about buying, it's an investment and when you are ready to hang it up, you'll get your purchase cost back plus some. :):)

Hi guys! Great video on a beautiful area! Also appreciated your vid on the A/C maintenance! We spent this winter at Bentsen Palm Village, so we know it's a great location. Close to the RGV State Park, as well as shopping etc. If you like burgers, you have to go to the Ranch House (409 Bryan Rd.) in Mission! Maybe the best burger you'll ever have! To those who seem to be upset that you didn't mention the purchase price- it's none of their business! If they want to do the research themselves, they can quickly find out how much properties are worth down there! Great channel- lots of sensible info, explained in plain language. Mission, TX my Uncle & Aunt had a beautiful Ranch home on 20 acres and my first visit as a kid there 1975, and we would stay in their guest house and would enjoy going to Mexico. We lived in McAllen, TX 1978 & 1979. And home had a "Cuban Missile Crisis" Bomb Shelter lol; Truly a blessing from God how that was perfectly orchestrated. Are you able to rent out site when you're not there if that even matters. But say you did, could you rent it and allow the RV front desk handle the transaction?

I ve been renting a spot for couple of months in McAllen and Brownsville. And was a nice experience, Only thing I didn’t like was that sites are to close from one another. One could hear all the noise from next door neighbors.

Every park and community is different. Where we are there's plenty of room between sites. Have you ever stayed at Victoria Palms in Donna Tx? It's right off Hwy 83 just east of McAllen. You see a big difference there.

Man, you two did some serious leg work to get this done - kudos... Very good info in this video.. I considered buying a site also - but haven't even started looking yet.. My only concern is that once you buy it - you go there every time.. What if the area deteriorates and/or crap neighbors move in, or (name the malady here)? At least, in a normal RV park, if things aren't right you can hook up and boogie... I hope this really works out well for you two.. Best wishes..

That's exactly why we looked for: • a 55 + neighborhood • A well established neighborhood • A neighborhood that doesn't allow deterioration We're really happy with this site and our neighbors are amazing.

Hey Guys. This is great. I live in BC Canada. Always dreamed of full time RV lifestyle. We have a 24 class C. Its to small to full time in. So I'll eventually sell it and get a larger motor home. Yours is a 35 ft. Is that right? The Winnebago is a well known brand. I'm sure there are a lot of good used ones available. Our daughter lives in Pearland and our 2 granddaughters. So full timing in Texas is appealing to us. You mentioned prices. You have yearly costs of 800$. Can I ask roughly the cost of buying the lot. It's now 2022 prices have can up substantially. Yes 35'. Maintenance costs is a moving target. As things age or break they need to be replaced. But I can assure you it's way more than $800/yr.

Nice presentation. I was staying in a park in Michigan each summer. A condo so all the lots would eventually be sold. I liked renting a lot from the owners of the whole thing. However, they were down to just a few lots. They put out an offer for discount and cheap financing. I bought a lot as I know I will be staying there each summer. It really is not a big savings, but there are no other good options in the area. Lots are too small for my rig and truck. As well the prices are very high.

Yeah renting a lot is almost always a never a good option. Since you don't own the site, they can increase annual rental prices, extras fees, their utilities pricing, rules and on and on it goes. That's why we chose RGV instead of Florida or Arizona for the same reasons you mentioned in your area.

We have thought about getting a spot but most want a yearly fee and you don’t own the sit but you have to maintain it when you aren’t there. That isn’t for us. The. We found Benson Palm but the price with them is out of site again not for us. Thank you for this information we will be looking again.

Yeah you have to look hard and thorough to find the right spot with the right annual fees. It takes time.

We did the same thing, but a summer home base (Campsite) in Pennsylvania. It's Gated Community. We liked it so much we also bought the lot next door. We own the lots. (1/4 acre each-YES 1/4 acre!) Annual- POA dues $785, Taxes $ 724, Water Sewer $862 and Electric $300 avg. Yes Annual. We just bought in September. Timing is everything. We will winter in Quartzsite Arizona. We just landed here in RGV for the winter two days ago. Ya know, I'm just now appreciating the value of having a winter spot to settle into. I have a place now to do all my annual maintenance things, upgrades I want to do, and get the coach ready for the next travel season. And besides that, just relax, party, plan, dream, for the next year and where that takes us. Having a permanent winter spot IMO is a real Oasis.

Martin I have an unrelated question for you. I have a 2012 Vista 35f also. Ever since I’ve owned it we get a slight sewage odor in the coach. Dealership says sewage system if ok. Tonight I was tightening lugs in electrical panel and discovered the emacerator pumps hose runs thru electrical bay and there is a slightly stronger odor in that bay. Have you experienced a similar problem? I’m thinking the small pump hose may have a slight leak but haven’t dug into it just yet. Bruce

Bruce, No, I haven't experienced a similar problem. I doubt it's a leak in that small hose. That hose is super thick/rigid and only has 2 connections. One at the macerator pump and then at the valve in the wet bay. What I'd do for a starter solution is since your 1/2 bath is only 21gal., I'd run a water hose into the toilet and fill up that black tank about half way. Then add 1 cup of bleach thru the toilet. Then con't to fill the black tank till it's full. Then go to your wet bay and hit the switch and begin to flush that tank just a little bit and thereby filling the hose with that bleach water. Then let it sit for a couple of three hours. Then come back and empty the tank completely. What your trying to do here is, is to disinfect the tank and hose. Once you've done that, go back and fill the 1/2 bath black tank with Happy Campers per instructions. This is great stuff. No real changes. It depends on what you like to do.: We like it for the weather Gives me a chance to do all my maintenance for the next traveling season We live in a 55+ community so we go to the pool a lot, play cards, shuffleboard and lots of other local events You can go to the beach @ South Padre Island Lost of wild life refuges We go to Mexico for our dental care ....and more

I hear ya uk. Truly I do. We thought about doing the same thing but.......after looking at all the costs of the land, taxes, possibly some clearing the land, getting a road in, putting in a septic system, bringing in electrical, drilling a well, and all that...we just don't have the money to do all that. Plus I'm getting to old to take on a major project like that. I've done that kinda stuff all my life. So after Joanie & I talked about this "A LOT" we realized what we can afford and besides we both really like being around people and a retirement community. Being retired where we are it's far from being a rat race, but I know what you mean. But in all honesty, we're just people folks. We like having fun with other people. And when we get real old, we didn't want to be out all by ourselves on a piece of land. That's just us. If you can pull this off for your dream....man that's very kewl. Thank you for taking the time commenting. Not very many people do. 👍

Having a "home base" is something I have been looking for this last year and was really intrigued by this video about RGV as it looks like a good place to winter. I came down here a week ago and have been looking around based on your list and found a perfect place (small casita type house) for me and my Airstream in the Bentsen development called Retama Village RV Resort. For everything you get and also owning the place with a lot of leverage for what you can do I am seriously considering it at around 60k...it fits my purpose perfectly. Don't mean to put you on the spot but feeding off your knowledge of the area, do you have an opinion on this place. Would really appreciate any insight you may have. Thank you.

You're not putting me on the spot at all. Having a home base was important for us in the winter. We not only enjoy great weather (for the most part, except for this freak winter freeze) but it gives a place to do all our maintenance before next years travels. We looked at the Bentsen development-briefly-but for us it was way out of our budget range, so we nixed it right off the bat. Remember, the cost of the site is usually just the beginning. Make sure you KNOW the other fees like annual property taxes, utilities, HOA fees, any yard care requirements, what kind of improvements can you make like an over head RV canopy, adding washer/dryer in the Casita, all the park rules and park covenant and so on and so on. You'll probably also have closing costs. Mission, TX is just west of McAllen, well developed and we're also located in Mission not far from where you're looking. Mission has all the big stores your familiar with and more. Local folks are very nice, it's a quiet area, 8 miles from the Mexican border, low crime, but people drive like fast and crazy on Hwy 2. 😜 It's usually always a little breezy here which is nice. It's not Florida...OK. But between AZ, FL and RGV....for folks who want a nice place to spend the winter, RGV is by far the cheapest place to live (or year round for that matter). The demographics and growth in this area have a growing trend every year. The one thing I would definitely recommend is-if your can-buy a site that faces north. That way when you back in, your windshield will be facing to the north and will NOT be in the sun along with your passenger side will always be in the shade for outdoor lounging and party activities. We don't own anything except the wheels under out feet. Been fulltime RV'er for 8 years. March 13th of 20 my travel buddy found two lots that join boundries. We bought them as we were sick of dangerous people in the Arizona deserts where we always boondock together on government land. It's a 55+ community, mostly park models but RV's are ok as long as they aren't older than 15 years. The community has a club house, game room, weight room, pool, 2 hot tubs, 1 dry sauna, showers, mini golf, shuffleboard, Bochy ball court, and the Garden committee has for 36 years fostered flowers, cactus, orange, lemon, and grapefruit trees in the green isles. And a gated community in the Palm Springs California area, ( mind you not in Palm Springs proper ). Our price was $5000 each lot, for 50/30/110 (we pay), free water, so far, and 50' from the main gate on an outer concrete block parameter wall. Of course my Newmar towers higher than the wall but her R-Pod is nestled cozy on Her lot. It's the desert mind you so no need to water the grass. Lol. But I did leave a little palm tree in one of my sides so it'll add little shade in a year. Our quarterly membership dues works out to $6.30 a day, not a lease, no property taxes, it's a membership.

Soooo.... I did look at your list and we found Llano Grande RV resort and country club. We flew down from Seattle in August,,,, and purchased a RV lot. Our maintenance dues are $200 month, which cover everything! Except power. Our property taxes are 1300 year, currently,,,, which Texas state property taxes are higher than most states. We’re heading down from our home in sekiu, wa October 7th in our “41 ft fifth wheel” ( which we will leave at the park year round) and will be in the RGV by Halloween. We sure hope to meet up with you two,,, in fact,,,, my husband has travel to over 65 countries,,,he’s never been to Mexico, soo,I think we should do a group trip over the border. Also, ya know we have a TT membership. Hope to see you soon. 🥰. Ps... Craig my husband was sooo inspired by your paint job video, he re painted the graphics on our Snowriver “ camper”.
