There can be no doubt that this year is shaping up to be even tougher. When I look back, I see I made poor choices with money last year because I was focused on my investments. I had to decide between adding to my portfolio and buying a house. Selling my stuff made me realize the house needed more repairs than I had planned for. I’m struggling to keep going

Invest in companies with steady cash flow to protect your portfolio. I got an advisor at the end of 2023 to guide me, and in a few months, I’ve gained access to over 50,000 markets. If 2024 has taught us one thing, it’s that luck is temporary. Even in good times, we need to plan for bad ones

The big gap in the data you are presenting here is that the volumes of sales and listings, etc. aren’t being adjusted for population change. For example, listings in Dec 2024 similar to Dec 2023 but the population in Calgary had been growing aggressively so that works out to a decrease in sales per person in Calgary. The same population increase is why inventory got smashed the last few years.

It’s true. Great thought. If we’re going that far then we’d need to start adding in all the data of new homes to the market too as this data I’m only pulling is resale market data. There are many reasons and other factors that can be added in that impact the end result. However, the increase of sale numbers over the past number of years is a direct correlation to the growth in our market. Thoughts?

@ I didn’t say it before but will now: solid video! I liked it. Agreed … if new home sales not included then you’d want to bring that in and do both that and resale normalized to population growth. The sales volume growing over last year would generally correlate to size of the overall market but can mislead. The better approach would likely be to take total sales volumes times the price of sales to get a number that is more analogous to the “top line” or revenue of a business. Showing both trends and the normalized together gives a more complete picture and starts the process of turning the data into information. If that makes sense?

@@ChamberlainGroup simply inverting in S&P500 is up 25% 2023 and 23% in 2024. NVDA up 170% and Tesla is up 68% in 2024 lot of Calgary “investors” is bleeding with negative cash flow as high interest rates and rent is crashing. 8000 units for rent in the current market.

Very informative video! As you mentioned, the number of properties off listed in Dec is indeed fascinating! Interesting to see how this may increase the inventory next year! Based on unemployment, potential tariffs, and immigration changes, I’m personally bearish.

Alberta had a growth population yes, but when those who moved as a result of remote work start to look for work locally, do you think that will affect people leaving eventually?

4% annual growth is disgusting. I really hope that slows down now that the insane lockdowns & mandates are behind us, across the country (except for Ontario hospitals!).

@ what you are doing with the data and crunching the numbers is what I want to see more of across Calgary in all areas, not just rehashing their echo chambers and political rhetoric. Use some analytical capabilities and likely we just need to find comparables from other cities that have gone thru similar growth spurts in population size. I don’t care about the politics but I hope that Wonder Valley in Grande Prairie happens need that type of investment in Alberta to diversify the economy and bring in new jobs and infrastructure.

Calgary real estate is at turning point. Calgary metro population will be 3m-3.5m in next 20 years. 2025 is the history year.

Hi, what i think 1st low students as well as PRs, the market will see a hit because a lot of people have already moved to Alberta and the job market is worse than in other provinces, recently my friend said that in Genesis Center they posted on the cleaner job and they got 2000 applications. So in short, i think if people move here and they are unable to find any good job so they cannot qualify for mortgage and they will opt for rent and rental market will get wild while the housing market will stay the same or maybe will see a little dip

Could be. I think the pace of rentals coming to the market could be great than the need, but it’s hard to nail that down.

Lot's of people come here commenting that Calgary/Alberta is some kind of dump for garbage. But in reality we are in the best position when comes to housing market. If you don't like it here try east and west coast, and you'll be back faster you ever imagined.

Calgary real estate market is dead. These data are not in line with reality. Real estate brokers are trying hard to project price increase in other to stimulate people to buy but I don't think so

I don't think the amount of people moving into AB will offsett the people moving out or unemployed, combining all the new inventory to be relesed in 2025 and 4% ish mortgage rates. I am guessing there will be no y/y price growth, likely going into the negative. Its just my opinion looking at the same data.

I enjoy your videos, but I think it's essential to consider the broader economic context in your analysis. While I respect your perspective, my interpretation differs. Factors like rising unemployment, population decline, government changes, and other economic indicators should also be taken into account. Relying solely on real estate data and trends to predict price increases may lead to a biased outlook. In my opinion, Calgary is not immune to the impending real estate correction. As a renter by choice, I've saved enough for a 50% down payment, but my goal is to buy a property outright and avoid mortgage debt if possible. My prediction is that 2025 will be a challenging year for the real estate market, with the high possibility of a buyer's market or, at best, a balanced market.

Population is not declining in Calgary, there was a 5% increase yoy in 2024 and 6.2% in 2023. In terms of unemployment we are right around the same unemployment rate before covid hit, but the prices of homes have sky rocketed since then. Its almost as if fundamentals don't matter and the only thing that matter is how much liquidity is in the market (M2 money supply) which increased significantly because of Covid relief.

Yes, but we're talking about predictions here. Low immigration levels will most certainly result in smaller population influx and a possible decline. The population gain is mostly driven by international influx, not inter-provincial migration as many realtors claim. 2023 and 2024 were atypical years with the record-high nonsense level of immigration that JT claimed was ideal for the country.

The analysis is fully based on a realtor sentiment. No advanced data science aka machine learning applied. Coincidently, realtor analysis the market will always go up lmao I bet this guys does not even know how to use numbers and let statistics tell where prices are going.
