I imagine you are somewhat familiar with Blue Heron, maybe you can answer this question. The rock detail they frequently include, for example the rocks between the large tile when you enter this home, does Blue Heron suggest steps for the cleaning and maintainance of these rock filled features?

Great question! Blue Heron does not suggest steps in regards to maintaining/cleaning these features. I personally do not recommend it, but I understand it adds a special feature to the home.

It's tough because by making the lot sizes larger, the builder will then need to raise the lot premiums significantly to compensate for selling less homes.

Those rocks on the flooring are completely visually disturbing to the flow of the home. I cant imagine walking around barefoot feeling like im in someones backyard because i have to protect my toes from injury. How much does it cost you have the flooring redone?

The stones are just at the entryway and I would estimate it would cost around $12k to revert it back to tiles and fill in the gaps and remove the rocks.

I am not sure why their wine rooms are not temperature controlled. Christopher Homes offers this feature. I have also noticed the thin island countertops, and these are intentional in their designs.

I really like you are detailed, but one thing I really struggle with in your videos is the most important thing you have to get right for luxury homes. Video Quality. I see you are using the Samsung S23 Ultra. Great phone, I have the same. But please get a real video camera so your videos are not grainy in tricky light conditions. I struggle to see details. Secondly, while it's nice to come up and close to property, the way you record does not allow viewers to see have a Ultra-wide view. Ultra-wide camera is the weakest in smart phones today so it makes sense why you don't use them.

I understand. Unfortunately, filming with a DSLR camera and a heavy gimbal is very tiring for home tours. I would be lucky to film two homes at the most. Blue Heron also specifically will NOT allow professional cameras to be used for social media purposes and only for their listing pictures. If I was just doing cinematic footage, then I would use a DSLR camera. I have a DSLR and I can assure that under darker lighting conditions, the footage will also be grainy and only slightly better. I have GoPros, DSLRs, and other high-end cameras. If you check out other KZbinrs that do home tours, a majority will not use high-end cameras as it's not practical at all. You will need an ultra wide lens as well to be able to see everything in these tight spaces. I spend hours editing my videos and if I was to shoot on a DSLR with raw footage, I will easily be spending around 8-10 hours per video, which is not efficient or productive at all.
