You know I watch the other video and I thought I understood fully because I did get tax delinquent info from Clayton, Henry, and Gwinnett and I understand now focus on the WHY because that is what the BIG point that creates the motivate seller! Thanks Gerald, will be getting the course today.

Thank you for this video. I am looking for a Home for my Family. I Have a question? Once you have a person agreeing to the $100 deal how can you get them to move so we can move in, and how long do you give them to leave?

You put that on purchase agreement at close of escrow. "Property is to be vacant at close of escrow". They have committed to it if they have signed contract. Or you can put 3 days after closing. If they need time. The point is they have signed off on purchase agreement and committed to your terms

Why r there still pre forclosures when u can subject 2? Do ppl not do it enough? Or ppl dont know? My realtor never suggested subject 2 is that cuz he didnt kno or cuz it cuts him out?

I thought the $100 was just an arbitrary number used to represent getting the property for cheap... I don't understand why some people were taking it so literally.

I have a question , if somebody have a wholesale assignment contract can I take the contract make a new deal (resell) for a fee ,its this can be done ?? I'm confused can let me know thanks

Andy Zentura It would depend on the value! If a wholesaler has a fixer upper property under contract for 20k, but it needs 40k in repairs and once the repairs are done the property is worth it 100K. Well a wholesaler can sell the contract for an assignment fee of 5k sometimes in less than 24 hours. Most Real Estate contract has wording about John Doe as purchaser or the assignee Jane Doe. The wholesaler can also open escrow (California) or get a Real Estate attorney to do the paperwork and do what is called an AB+C closing or a double closing. A is the seller, B is the wholesaler and C is the end buyer (fixer). B buys the property from A with his cash (or transactional lender loan) that transaction closes at noon and the C buyer buys the property from B by 4 p.m. on the same day. Double closing! If B had to use a transactional lender the lender is paid out of B's sell profits. Remember buy at 20k, needs 30k of work, will be worth 100k, so B sells the property to C for 10k. Well if C can buy, fix and resell in 30-45 days sell within 30 days! C could make about 30k in less than 90 days. Using easy round numbers for understanding. Win, win, win! A got the value of the property at that time. B made either the assignment fee of 5k or the 10k (minus reselling fees) and C makes 30k. Many wholesalers fail because they want to make the 40k which leaves only 40k worth of value in the property. The reason I said the C buyer only makes 30k because there can be realtor fees to pay to sell after the repairs, as well as all fixers should include a buffer amount into the repair budget in case some unforseen property arises during the repair. In this example I made those two fees total 10k for both. On average wholeseler fees are usually 10% or less of the before repair value.

Hey Gerald, I went today to our county (kanawha County, WV) they said I cannot have the list and all these properties will be Published in the News papers and than they will be in Auction in November, there's any other way I can get the List

Different counties different process. You would need to contact your county to check how they specifically handle delinquent property taxes
