Few questions to ask before I start wholesaling to a few property investors I know personally. 1) Lets say a house has been listed for $1,000,000, but it's a nice house doesn't need much fixing up, would you wholesale it? 2) Do you wholesale in nicer areas? 3) Can you wholesale for a lower price than listed price, if the owners have used real estate agents?

TrickingWithJordan, 1.) The idea of contracting a property to wholesale is finding motivation of the seller and pressing points to bring asking price to desirable acquisition price with room for your fee and plenty of equitable interest in deal for your buyers. If you identify reasons someone that has a $1M property has to sell property quickly (Behind on taxes, divorce, breaking code, foreclosure, etc.), then you can use this to bring them down in price and offer them mutually favorable terms in deal for you and them. 2.) You can wholesale property of any value in any area, only realize that it must have enough equitable interest or value add potential to convince buyers to accept assignable deal. 3.) You can wholesale deals with real estate agents involved, only it's often more difficult to. Reasons being that agents are more incentivized to sell asset for the highest gross costs as possible as the sale price is where their commissions come from creating difficulty in negotiating price down to desired price. I'd recommend talking to for sale by owners because they're off market and easier to negotiate with. Good luck out there!

Amando Loreno, you can often find cash buyers in an area by networking with other buyers throughout the city or by finding rentals in the city and contacting the owners of those properties to ask if they'd take up on a well structured deal. I use a number of websites to find these buyers for residential deals, Zillow, Red Fin, Craigslist, Reonomy, and Landglide. Alternatively, if you really can't find a buyer willing to take up on deal, you can contact other well known wholesalers in your area and cut them in on your fee for them to bring a buyer to the deal as well. jim tim 1. Contact a local real estate agent and ask for sold properties in that area that have sold in the last 6 months to a year. 2. Then ask what properties sold for all Cash. He ones that sold for all Cash typically are investors. Not all of them. Some of them. Also focus on the ones that have bought in the area 2 or more Times. Those are your cash investors.

The best advice I could give you is to Target motivated sellers In your area that will be willing to carry financing. Someone who is possibly in pre foreclosure or distressed. Remember. It's not the property. It's the situation. Every owner is going through something. Past an ad. " I can give you full price on your property if you can be flexible on terms".
