We bought an older house here in Canada which was well maintained. So far so good. New houses were tempting of course, but we found that overall area, room sizes, etc. were bit compromised. I love and totally agree with your first point; getting a good vibe is very important. Neighborhood is very critical too. Thanks for your videos. 😀

I don't agree so the expenses that come with a new house you have a choice to either buy stuff right away or slowly. But with a old house there are expenses that you need to do right away. And with those expenses you can't push it back.

New Houses do not appreciate. Land Appreciates. Phase 1 of a new community appreciates primarily because it is priced cheaper than other subsequent phases to make it lucrative for buyers, otherwise no one would want to move in an area with no facilities and plenty of inconveniences. Older houses with bigger land content will appreciate way more in the longer run. That is the case in Sydney or Australia overall, I do not see a reason why Canada would be any different.

I think if you want to stay up to date with upcoming construction projects, you can ask realtors. Its free to talk to them so once in a while you can just call and ask them if there are any new projects coming and they can help you.

GTA area is very complex. Certain areas are dominated by one religion or community. You have decide if you want to live where there is a good mix of ethnicity or dominated by one. This is very personal choice. This will also impact your children upbringing, as schools will have more children of that group. If you want to live in GTA and work on Toronto, then you should look for areas which are close to GO train station. If you want to live in Toronto, then looks for areas close to subways station or street cart.

I am really not sure but if you go to buy a house in India then most people go with a new house and they obviously know that there are lots of expenses are going to come on you, so I mean i really don't know if it is a big thing to think. If you have experience in India itself. One thing which you guys really missed to talk about is if suppose someone wants to purchase a new house then how much time he has to wait for delivery as compare to India I mean how honest ( in general) builders are in Canada, because that's a really big problem in India even if you are going with the best builder, so please pick the real problem.

I would say best way is to buy 5-10 year old house so that you have everything almost new and no additional cost

If you're buying old why not do 1-5 Years why 5-10? Speaking from experience of not one but three ppl myself my parents and brotherinlaw. So my parents bought a new house 12 years ago and it needs maintaince now my brother inlaw bought first house which was around 10-12 years old and right after moving they needed to change the roof, had so much maintaince and we just bought a new one and yes you have expenses but not too much which you need to do right away.

You can that depends on builder to builder. As i have done a lot of negotiations. They usually dont bring down amount a lot but you can always ask for additional upgrades within the price.

If you cant afford you will never get approved from bank. Sometimes if clients dont want to go with the property they ask bank for decline. Banks will provide decline letter. The deal falls off if the mtg is not approved. There is a condition of financing on your offer. So builder has to let you go. Lol selling only happens of you get the possession. There is a thing called foreclosure. If you dont pay your mortgage payments bank sells your house.

Biggest driving factor for me is Neighbour hood. Old house guarantees established neighbourhood and you can choose ppl n community you want to live with. New house are usually built in new areas where u won’t get much of the actual old Canadian ppl and Canadian culture (if that’s your preference). If you like a particular area, old house is the only option. And closer to city
