👍🏽Since traffic seems to be a good indicator of potential customers, I’m wondering if you’ve looked up the traffic counts for the roads in front of the locations. They’re regularly done by municipal agencies. I’d be curious to see if there’s any relationship between the two locations in this regard.

Hello! I have watched all your video's and any questions you may have answered only lead to more questions in my mind. I have a nearby car wash that is mostly neglected, but I really have no idea what to ask the owner. I like your idea of leaving a note under the door, but what then? How do I know if their asking price is appropriate? Where do I purchase supplies, how hard is it to fix breaks. So many questions beyond this!! I look forward to your new video's, but really wish I had a local mentor to ask questions.

Ask them what they want for price before you ever make an offer, you might be shocked!!! A few guys here have told me sub $60k for 3 different 3 or 4 bay washes with a couple vacuums! I would have thrown out 2x that amount like an idiot

Thanks man!! I don’t charge extra in there as it has all the same functions as the other bays. Only difference is people can wash the roofs of taller vehicles which will result in a longer washing time anyway. Plus it’s a nice addition compared to other car washes around that don’t have the stair option.

Thanks Cory. You can get custom tokens made up. I didn’t do that but every count I get like 3-5 random tokens from like Chuck E. Cheese or planet fitness. It’s not affecting me though. If I was getting 100 randoms I would change it but all good

Could you also tell what’s the best way to find a professional to help you get the car wash up and running when you find an abandoned car wash that needs all or most new equipment? Also you said it could cost 50-70k to get it fixed of course depending on how many bays and vacuums… how much of it would be labor vs equipment? Let’s say on a 5 bay car wash. Thank you! I use a maintenance guy who my uncle and I found working at another car wash so he installed everything for me. Didn’t go through a big company otherwise that would’ve been a lot of labor expenses but with just a one man team who knows how to build car washes it’s much cheaper

If both of your washes are set up to use tokens why are you getting quarters mixed in the coin boxes? Is there a way to just have them except tokens so you don’t have to deal with the quarters.

I choose to program the coin acceptors to take tokens quarters and dollar coins so customers arnt limited. Machine separates them very easy. If just tokens and someone comes in with 10 quarters and no cash they wouldn’t be able to use my wash

Greetings Chris! Great video once again! You are an inspiration! I’m looking to get into the car wash business and there’s one in my neighborhood for sale. They want to 2.2M and seller willing to finance 50% of it @ 6% interest up to 20 Yrs. Cap rate is 14%, so noi is about $300k. It’s a self serve with 5 bays and some vacuums. It has credit card readers. I went and washed my car there yesterday and it was pretty decent. It didn’t have certain amenities so it could be improved. What do you think?

With that price I’m sure it includes the land. It’s always best to get the land if you can of course. I’m sure it’s a great car wash and with that price point I’m hoping it brings in great revenue and must be on a super busy main rd. Seller financing is always good. 50% is ok if you have the other 50% to give him or have access to it. Honestly I don’t look for these deals because it sounds like it’s for sale for top dollar. Without knowing the land size and area hard to know but a 5 bay with land for 2.2M sounds quite expensive. What state/city is it in?

I finally spoke to the owner. He has accepted an offer and has 5 backup offers from other people :(. Late to the party but definitely learned some things. I drove around all day and left a few notes at other run down car washes. Fingers crossed!

Sounds like a ridiculous ass price unless its a crazy nice place with a LOT of prime land. Local super modernized upscale 8 bay with a full indoor detail center, 6 vacuums, and 2 auto washes sold for $500k here and took almost a year to get that with financing(they even have their own app and all) Any 2-4 bay sells for under $100k and its in a big city. I wouldnt pay more than 6 months income for a car wash myself

I'm looking to buy a self serve, but the location is 3 hours away. I could probably be available 2 days a week. How often do you "need" to go to the location? (Empty trash, refill chemicals, etc.)

Can only work if you have a great reliable worker. I go twice a week but he goes the other 5 days. Someone really needs to go everyday to clean up and make sure everything works. Unless it’s a quiet location then could probably skip a day here n there
