Wonderful apartment in a classy part of town----2 people at $1350 each/ month is affordable. And CASH, the last 5 out of 6 showings had ELEVATORS-------much easier when your arms are full of groceries compared to a 4th floor walk up. I really like this place and the building.

If someone is smart enough to rent this place they should be smart enough to buy a grocery cart. There are new modern ones with a place for cold or frozen foods and wheels that can accommodate stairs.

Me and my roommate found an apartment really similar to this one also in midtown Manhattan for $2400. It had a beautiful view, an accessible rooftop, and was in a luxury building with updated appliances. We were about to apply and put down a deposit but kept thinking why is it so cheap, there must be a catch. Thank god we googled the address though because all the reviews that came up were 1 out of 5 stars! I guess the building management were not reliable, many people were going months without gas for cooking (don’t know how that’s possible or even legal but many reviews said this), and the building had roaches. Moral of the story, if it seems too good to be true, it PROBABLY is! However, there are some amazing deals out there (like this one might be) but always do your research!
@CashJordan

so if there was no gas it was probably something with the gas company making them redo the building or the gas piping
@lizabernie
@lizabernie 4 жыл бұрын
@@CashJordan it was weird it wasn’t just gas because doesn’t that mean there won’t be heat in the building? but the tenants specifically said the gas for their stoves weren’t working, for up to 8 months. which might just be an appliance issue but building management definitely should have taken care of that or at the very least disclosed it before the lease was signed. but you’re probably right it must be a piping issue since many people were having this problem. BY THE WAY I WATCH ALLLLL YOUR VIDEOS, and you actually responded to my roommate about a question regarding advanced rent payments, so thanks for that! Lol

I would probably use the “living room” as a dining room and add a desk to work from home. Then I would use the larger “bedroom” as the living room. Then I’d use the smaller bedroom as the actual bedroom. I hate not having a window in the living room!

An amazing apartment. The kitchen, while a little tight width-size, seems sufficient. Good storage and no unnecessary wine fridge - YES! Very nice bath upgrades. Although, I would call this unit a 1br with office space off the living room. The building amenities were surprising. That gym - WOW!!! A building with onsite laundry always wins. I do need to point out that while that while the laundry room appears large; whether it is large enough depends on the number of apartments in the building. The ratio of apartments to washers/dryers determines how strategic you have to be when planning to do laundry (my building has a decent size laundry room but I still have to think about when to do laundry so to avoid waiting for a machine). Considering the amenities and location, the price is reasonable.

Taking it from my short list of favs: first place is a tie between the luxury bldg in the city at $3900 ( kitchen windows, appliances, out of bounds views from every window!), and Park Ave at $6500 ( still can't get over that wall of windows and FAB kitchen), and second place is battery park for $3600 ( location/views!!! And leisure area right on water!) ties with roosevelt island at $4600!!! I didn't feel any of these could be knocked off their pedestal anytime soon but this "house" of a living space has me seriously pausing!! Quadruple WOW!! That master bedroom is worth every penny of the rent!! I have a very large master bedroom but it is dwarfed by the one in this place! It looks much larger on film! Though I feel it shouldn't share the bathroom, there should be a powder room or half bath elsewhere in the unit! The light blonde flooring is stunning, even the wall color compliments the unit! That green counter in kitchen is tolerable because the "on point" appliances are out of sight ! With the quality cabs the entire kitchen has an added bling! And the frig? BEYOND! The area on the other side of what looks like a load bearing wall is perfect for a makeshift bar, lower cab for the alcohol, upper for glasses, straws, bar snacks etc; plus with this space being situated right at the entrance of kit it makes it an easy way to hand guests a cocktail after someone takes their coat at the door making entertaining FUN again not tedious! And right about now I (maybe not you and that's ok!) and many others have a lot to celebrate since Nov 3! About the living room, I see two 7-9 foot sofas facing each other (a sofa table would be needed, but only behind the sofa that faces whatever wall has tv on it) with two square sturdy leather or wood stools that would double as coffee tables and extra seating, tv could be mounted on either wall, and some classy artwork, especially on both walls flanking sliding doors, that bedroom would be re-purposed as the sunroom, with rattan chairs and table close up on the windows to really enjoy the sun (sunsets too!) and view, the front entrance is wide enough for a circular heavy wood or glass table to seat 6-8 with high back chairs and a rug just to cover the circumference of the table! Bathroom is very spa-like and you can "feel" how spacious it is!!! The building cross the street reminds me of views of several buildings that are part of the manhattan skyline shown in the classic film: "the best of everything" with Joan Crawford and others . . .

I am a native NY’er commenting. First, this is a building that NY’ers would live in. I lived in a similar building but prior to some of the amenities like a gym. We had 2 swimming pools. Now, this is a bona fide one bedroom apartment converted to 2 sleeping areas. A real 2 bedroom apartment in this building would have 2 bathrooms. This bathroom being large makes me think that the original bathroom was most likely more luxurious but doesn’t meet todays version of updates. This is definitely a nice place to live. BTW, in the 1970’s in a brand new building with a concierge and pools on the upper east side I paid, including electric, gas and central air $319 per month for a one bedroom apartment.

Are these budget-friendly rates you've shown recently "net-effective" rates that include 1 or multiple months free, or....?
@phyllisstein1837

that's a good question. Leasing agents can be a tricky lot.

some are, some arent. they are all free market rents, so weather net effective or gross rent, it can be any rent about next year

@@davidmiller2360 , I think it's a perk worth asking for. Especially as the weeks pass, the pandemic surges, and NYC gets deeper into the no-rent season.

@@CashJordan Yeah, that part of it is not cool. I no longer live in NYC --but a little bungalow in the midwest. I plan on dying in this house --I loathe moving that much. I could never really settle in, knowing that I might have to move in a year. Unless I could negotiate longer lease terms.

@@CashJordan Can you expand upon the term "free market rent"? I don't live in the States, and, where I live, there are restrictions on annual rent hikes. It sounds like that's not true for free market rentals, that the landlord can raise the rent up to what the "invisible hand" has decided is consistent with market rates?

It's a condo in a 5 ***** hotel!!! Great conveniences 💖 great location. I would house my elder parent in their opposed to an assisted living facility. It would be majorly cost effective.

OMG....great apartment....the price is unbelievable.......my ONLY issue is no window in the living room so it would tend to be dark even with the pocket doors being frosted glass. If I owned the apartment without a roommate I would make the front room a "formal" dining room or a "TV room/sofa bed guest space" and leave the pocket doors open.

This is a 1 bedroom converted to a 2. Technically illegal, as the wall goes up to the ceiling (there needs to be a 12 inch gap between the wall and the ceiling). Still cheap for the price, though. A lot of these go for over $3000. Midtown east is a nice area, but not very residential. I used to live in Midtown and never got that neighborhood feel that I currently get on the Upper West Side.

Definitely a nice flat but I would use it as a single bed -room, in my flat the pocket doors separae the dining from the living room, narrow kitchen , excellent closet space and let me compliment you n the color of your shirt that pastel rose becomes you very well

Wow for the price and size. Nice! I would have the pocket doors be a children's bedroom where the doors can be kept open most of the time and allow visibility and flow, and the main bedroom be the parent's bedroom with enough room for a home-office in that large bedroom. Living room big enough for a (round) dining table and a living room set. Great amenities. Fab for the price! I'd have expected at least one digit higher on the thousands. Wow.
