Cash-Your opening sequence of the neighborhood was top notch. Chris is cool. What a pad! Big drawback- no mention of laundry. Of course at these prices and knowing NYC- I would have a service taking care of that. You were hilarious today. Don’t ever let go of that. Your timing is so enjoyable. Keep going!☮️👏👏👏👏

It all looks beautiful. Your videos show New York as a fairly nice place to be. Not for me, but I so enjoy the tours. I look for them daily. We get to see how the other half lives.

I think Phil is the agent who was selling my favorite place across the street from Central Park. And this is probably my second favorite. The feel of this apartment is really nice. Definitely out of my budget, but if I could afford it and I was moving to NYC to work instead of Seattle, I would take it. One thing not mentioned, is there in unit washer and dryer? Or do you have to pay at laundry facilities in the building?

Beautifully renovated apartment, that feels very cozy and comfortable too. That piano brought to mind all the piano moving disaster jokes that have been around for years! Great video, Cash. Thanks to Phil too. :)

Good night! How's everyone? What's not to love about this place? I live in a 2 bed 2 bath but it's a Yugo compared to this Rolls Royce / Lamborghini crib. I too have a pool and free parking, library etc. but again it's a lean -to compared to, well, it's like comparing apples to kumquats. Phil seems on the ball. What a fabulous apartment, Cash! Besides being a super cool and funny guy, Phil is such a professional in the way he treats his clients’ homes. It should go without saying that shoes go off at the door when showing a home, but not many agents follow Phil’s lead, unfortunately.

This apartment is spacious and laid out to make sharing quite easy. You couldn't buy a luxury one-bedroom in this location for $800,000, so two of you (or even two couples) might coexist here comfortably. Yes, it's still way more than I could afford, but NYC seems to have some big incomes.

I do like this unit. It's bright & rooms are really generous in size. Even tho the en suite bathroom is narrow it doesn't feel cramped. Renovating the kitchen like they did meant that they got rid of a closet in the dining area but made the space that much larger. & it's not a "kitchen on a wall" as Sinash would call it lol. Amenities seem to be great altho the pool is only good for use in summer months. It would be interesting to have heard what the "1 time fee" for this unit was to use them. Those lighting fixtures in the dining area were insane! The 1 thing lacking is in-unit laundry. I'm assuming it's bcuz the building was built in the late 1960s & they didn't want to retrofit it. The garage is actually more public than private. I'm assuming that residents get 1st dibs but then it's open to anyone else who can afford a space. If I'm not mistaken the co-op mandatesca 40% down-payment which is definitely a nice chunk of change. Might be slightly overpriced & with interest rates having risen i think buyers have some negotiating power here

For some reason I prefer the idea of public & private parking together. I think it wouldn't put nearly as much of a financial burden on the building occupants for the proper running and maintenance of the parking garage.

@sinash I understand your point in terms of day to day operating expenses however when major structural repairs need to be done that still falls solely on the co-op owners. Also I have a story for you about this type of garage. Years ago my car was stolen off the street like it wasn't even there. Now here's the crazy part. While I was in the police precinct reporting it another woman came in to report hers was also stolen. Difference was she had a garage spot in her building who also allowed public parking lot. It was obviously an attended garage. The thief was still able to drive the car out without any problems. The cops weren't surprised bcuz the garage was open to vanyone. So I'm not sure this is the best way to go.

That building is SO NICE. I had a friend who lived there when I was little. It's also a block from the best bagels in the neighborhood (Hot Jumbo on 2nd Ave), and Best Pizza on 1st does live up to the name. That apartment will get sold in an eyeblink!

Hmm... so Phil sold the current owners the apartment four years ago? That's not a very long time of occupancy. Maybe there are more children on the way and the owner needs more space. I really like this even though without any furnishings it would be a big white box, but I do have a feeling of a loft here. I love the layout and having the bedrooms on opposite sides of the apartment, beautiful kitchen, nice bathrooms, just a comfy environment, IMHO! I love how the owners repurposed that china cabinet (we all know them and now wonder why we bought that clunky piece of furniture that is rarely used) and are using it as a wardrobe bureau. GREAT idea! The building has appropriate amenities without being overwhelming... Everything is nice! I guess $1.525M is appropriate pricing but (and I have no idea of why) I'm feeling $1.2M--as if that makes a major difference. Anyway, again, I like this and thoroughly enjoy Phil with his wealth of knowledge.

Looks like another baby is either already here or close to due date bcuz of the crib. Yes it's a nice place but...maybe at a lower price. I took your suggestion yesterday & investigated copper tubs. Check out my comments on it

@@MamaCarola1 Copper bathtubs are really not that hard to maintain--although I wouldn't want to do it... Anyway, I was not impressed by yesterday's feature at all. Yes, it was HUGE and so was everything else, but I was just not feeling it nor a $9M price tag for that. That $9M could be spent in many other ways that would have created an absolutely jaw dropping living space. I've seen more than a few other spaces that I would have taken over that one from yesterday even right here on this channel.

I worked in the “Lipstick” building at 53rd & 3rd in the 90s. The little downstairs gift shop you showed was my nail salon & there was Cafe Condotti a few doors down where I’d get magnificent espresso’s & cappuccino’s. Very nostalgic Cash 😢. This apartment is beautiful.

This is a winner. For what you get, the NYC price isn't too bad. I like that it's on the 5th floor....not too high up, and the balcony with views are great. I didn't see a washer and dryer, though...or a laundry room (unless I missed it). It's beautiful.

Good afternoon Cash. Miss the family hope we get to see them soon, and hope everyone is in good health. This one was nice, love the balcony. And I've been saying for yrs that having a balcony on your bedroom is great only if you have another off the living area. We had one in Bay Ridge Brooklyn NY primary off living room and a corner on off the bedroom I used that one more because the one off the living room was connected to the neighbor.

Cash, lazy Susan’s all rotate. Very quiet place with tons of storage and amenities. That apartment is almost as big as my house was! Costs a lot more tho.

Mid-town has the highest crime rate out of anywhere else in NYC, across all the boroughs...but I'm sure that's more petty crimes, and not people being shot outside your door. I'm digging the neighborhood, and I want a keto cafe!!! Love all the options to eat out. Convenient. Near a lot of things, even if it's business-y, and not all village trendy. The building amenities are dated. I wonder how much the one-time fee is. Most these type of buildings in my city have their pool on the "rooftop". Good place, good price, but I would have not opened up that space. 🤦‍♀️ That's gonna not be desirable ten years from now. I love how knowledgeable Phil is. Busted out his handkerchief to polish the light, too! "Container Store things"..😅

HOA in NYC for cooperative apartments is called Maintenance and it also includes the real estate taxes, because the cooperative is all one tax lot and you pay your slice of the taxes proportionate to your units shares of the cooperative. This unit’s monthly maintenance is $2,916, which is on the lower side for the unit size in the building because it’s on the 5th floor. This building scales the maintenance up by roughly 1% per floor.
