My theory: tile is very common all over Europe - even in the colder countries-, and Greenpoint is mostly Polish so maybe the landlord is from the old country and thought it was a good idea? It's too bad because it's a great apartment and Greenpoint is a really nice and safe neighborhood.

Because it's a new build, I think it's fair to be nitpicky about some stuff, as they were specific choices vs just working with a 100-year-old structure. The HVAC units - terrible. They're bulky and weird and just feel like tripping hazards. That cord on the medicine cabinet - terrible. It's ugly and it puts one of your plugs permanently out of use. The floors - okay, this is personal preference but marble floors? Slippery and cold. Laundry - new builds should have laundry in the unit. To not have it is just cheap. And only two washers, two dryers for a building that's eight stories and has, what, maybe 30, 40 apartments? Unless that room is per floor? That being said, it's a nice amount of space and the neighborhood seems really great. Love all the Polish food right at your door. Nice closet space, too.

The location seems excellent, convenient to about everything, and even if the train is unpleasant, it's right across the street. The building has all the amenities that I would care about (though I kinda wish I'd have my own laundry), and the apartment has almost all the features I would look for. The rooms and closets are larger than you'll find in Manhattan for $1,000 more. This is a much better value than most I've seen here.

The flooring is a deal breaker - so cold (looking and feeling), so ugly. I'd take cheapo wood parquet over that any day. Wood strip is of course the best option. Also, that electrical cord for the mirror? wtaf? And it brings up the related issue that there aren't any outlets nearby the sink, where you need them. So you're going to have to put a 4 or 6 outlet adapter box on that one and then plug all of your everything into it. Terrible! PROS: nice and new, except for the noted bad design choices. Bonus points for the local polish bakery and butcher. CONS: I think we've covered this. Joseph the broker is a funny guy.

In my Brooklyn days some 20 years ago I would often venture into this neighbourhood. Last time I visited was a couple of years ago when I went to see a band at St Vitus'. It has gentrified a lot and house prices are even higher than those of neighbouring Williamsburg.

Wow, Cashew, this is a fairytale place. When you started the neighborhood tour I said to myself, "Toto, I don't think we're in Kansas anymore." Greenpoint looks so bright and shiny and colorful! I love the tile throughout (very European) - very easy to clean - just get a few jazzy area rugs and you're done. Kitchen is awesome. But, imho, it's the bathroom that is the crown jewel. I would rent this in a heartbeat, and willingly endure the trials and tribulations of the G-train!

What I notice with a lot of these apartment tours, especially the newer ones, is that while the finishes, appliances, et al, are high end and beautiful, space-wise it's often problematic. know, I know, it's N.Y.C. & what to you expect for a couple of thousand dollars? But, this current find really has no living-room and/or dining room. The no. 1 thing I find about open plan designs, is having to look at your dirty dishes while you're in the living-room, (unless you can get your house-keeper to do them)!

This apartment is in a beautiful character neighborhood but unfortunately this apartment lacks a lot of character the neighborhood has to offer. I do not understand why builders would develop a apartment like this in this type of neighborhood. My advice to builders, try to retain the character of the neighborhood in your new apartment builds.
