my concern with first floor apts with backyard space in NYC (i currently live in one) is the higher potential for rats and roaches.

One of the more impressive apartments for the price. That downstairs is something that would be made into a studio apartment in more of a landlords' market.

NYC does not allow stand alone apartment to be below grade. They have to make that space part of a duplex apartment on the ground floor.

I would love this place if the top floor was just one big space instead of two small rooms. With a big space upstairs and downstairs it would be an amazing one bedroom. I'd probably keep my bike in the outdoor back space and just cover it with a tarp or something.

In my opinion, i'll put a dining table in "livingroom" and used tha bedroom upstairs as home office where i spend a lot of time in there. And made the downstairs as bedroom and livingroom divided by bookshelf or something. It's kinda upstairs is for afternoon activities where i'm working and eat and the downstairs is a places to relax. Oh for less depressing view in downstair, you can put a big fake plant at those little area accros the window so hope it'll be more pretty

The downstairs would make a great huge bedroom. Upstairs, you could have both living room and office instead of a bedroom up there. Are you sure that price is right?? All that and a back yard?

I think I'd have the bedroom and a dining room upstairs and do the den / living room / home office thing downstairs in the bigger space. Sure, you're losing out on natural light downstairs, but there's a lot more room to play around in. Hmmm. or homeoffice in the bedroom, bed and living room stuff downstairs, even? Options, options :) Also: as a non US-citizen. What does the 'full service super market' mean? It has stuff like an in-house bakery and butcher?

OMG. I think I would pay for this. First level living? New apt?just wish it wasn’t a washer dryer combo. As I get older I need a bench in my shower and a grab bar. But still....

Always remember that depending on the space in the apartment, you can ask the landlord to install this. Any of us can get mobility issues at any time, and a grab bar is VERY useful!

Finally, an apartment with a great outdoor space and great price too. I would have the whole dinning area from the kitchen leading to the outdoor space. The lower level can be the living area with a office space. The laundry space is a plus.

This place is amazing. I used to live on 122nd and Amsterdam. I remember going to riverside park, the cloisters, the bronx zoo, the new york botanical gardens and Wave hill which was amazing. And this was 20 years ago. Now it looks like there is a lot more to do without even leaving the hood.

Wow! What a great apartment! You could have some serious post-pandemic parties there...inside and out. With so much space, I’m surprised they didn’t provide more closet space,. Is there an IKEA nearby? This one is a definite winner. BTW, Checkers makes great strawberry milkshakes and seasoned fries.

If you set this up right, this would be a perfect roommate situation- each person could have their own living and sleeping space, while just sharing the shower/kitchen/washing machine. Also, shout out to the landlord who put in a wash basin for clothes!

Why didn't the developer make a larger living area on the top floor and two bedrooms on the bottom floor? As it stands now, rooms on top floor are too narrow, and the bottom floor is so big it could host a yoga class. I'm torn between liking the backyard and the kitchen and absolutely hating the floor. The big sink in the laundry area is a plus, I guess, if you were washing out stuff by hand. I doubt you'd use it as a mop sink.

Math alert: One and one-half bathrooms do not equal two. This apartment checks most of my boxes! The location is good, first floor, laundry and real outdoor space. The living room is very narrow and the bedroom is tight. I'm guessing that the downstairs room has only a half bath because it's not legally a bedroom. We've seen that in other apartments with a basement level, but I'll bet they are often used as bedrooms anyway. For one person, the downstairs room could be the living/entertaining space and the upstairs area a dining/office/workspace. Compared to others we've seen (like the tired, old Brooklyn walkups), this is a very good deal for the price.

i'd actually knock out the wall upstairs and make it an open space area, and use the room in the basement as a bedroom. the backyard is NICE!!!!!

It is the least objectionable. When you start doing colors, it alienates a group of people. Where as keeping it all white, just annoys everybody, but not enough to alienate them.

Nice apartment with a good layout. I'd make the downstairs into a family/gameroom, leaving upstairs for a living room and dining room. The combo washer dryer does take forever to run a full cycle, closer to 45-60 minutes, it's identical to an rv washer/dryer. I'm with you on the coffee, although it's a race to the bottom between DD and Starbucks (whose burnt coffee oil water is the worst, blech).

Use the upstairs "living room" for dining and home office. Use the downstairs as the living room and entertainment space.

Wow! This is one of the best apartments I’ve seen on your channel. The upstairs living room Is a bit narrow so I would probably use that as just a dining area and maybe a couple of arm chairs or something. And use the whole downstairs a nice big living room/media room area.

Cash, you are the rent this apartment for yourself! So when you're in trouble with the wife you can either sleep in the basement. Or if you're really in the doghouse you to sleep in the backyard. Another great apartment keep up super work

This apartment has a lot going for it but I saw one very serious flaw: As soon as you enter the apartment through the front door you're standing at the top of a flight of stairs immediately to the left and with no gate or barrier at the top of the stairs. It would be very easy for someone to walk into the apartment, take just one or two steps and then fall down a flight of stairs. The entrance area of this apartment is dangerous.
