Enjoy... 1:40 The Reality of Teams in Agency 3:00 Your responses to questions from interested parties depend on what "team" are they on. Buyer or seller. 3:50 Think of agencies as a Team Sport 5:10 Partial Job description of a Real Estate agent 6:33 Limitations of Real Estate agents 9:10 Not the PERSON only, but THE FIRM is the agent. 10:05 You as the visible representative agent represent the entire firm. 10:40 Even though you are the face of the agency, doesn't mean you are the SOLE worker in the transaction. 11:20 legally all in the firm are included. 22:50 repeating that the firm, not the individual only, is represented. 24:35 the car dealership example. 25:00 all the way to 28:00 talks about "buyer beware" 28:38 having a Real Estate license, you are expected to perform at a higher level of responsibility. 29:43 FSBO's have no seller representation, buyer is responsible. 32:00 Agency History Lesson 38:10 where the idea of buyers agent came from 50:00 all the way to 59:00 more history lessons about how buyer agency came to be. 59:00 what to do when an unrepresented buyer asks advisable questions to sellers agent. 1:00:05 example of unreperesemted buyer doing a transaction with Travis, the skilled agent. 1:02:36 importance of looking for any and all advantages for the benefit of the firm. 1:03:58 the disservice of soliciting dual agency. 1:15:30 examples of sub agency Hope these help navigate you, or to supplement your studies. I am just adding this comment on a random video clip. I passed my NC pre-licensing course today and I know Travis you've heard this 1000 times but you played a major part in that. As I was sitting my exam today I could hear your voice in my head and I was using that info as I sat there. Thank you sir.

By far, the best instructor who really is passionate about teaching people by simplifying everything..I leaned more about pre-licencing just watching his clips than what I've learned from taking in person courses... really glad that I found him online!!

Your videos were extremely helpful, before them I was so lost, especially since English isn’t my first language, you really helped me out understand everything. Will continue to watch your videos because I think you give an amazing advices from the real world when it comes to real estate. preston willis Hey Preston....Quizlet really helped me. I did all of the exams in the book, the guide, and the online tools but Quizlet allowed me to apply the knowledge and know the definitions. Once you really understand the words (Quizlet) you can easily identify wrong answers. I woke up every morning and did Quizlet. I hated it but it worked. Make sure you do fill in the blank. It’s a pain but so worth it.

I found Travis and although it’s a different state most of it applies to Georgia law. I can’t tell you how much I’ve learned and was able to paint the pinyin my mind listening to you. Why would a cooperating broker refuse subagency with a listing broker and represent the buyer as their broker ??

People make all sorts of agency decisions based on the situation. I would say it is much more natural as a cooperating broker to wish to be a buyers agent than a seller subagent.

QUESITON: When you say "the agent is actually the real estate FIRM"... is that true in Tennessee as well??? Why do we call people "real estate agents" if the real agent is the firm itself???

Where is the agency disclosure and when should it be explained and signed? This REQUIRED DISCLOSURE must be explained at first substantial exchange. Does he ever discuss this this?

What is a listing syndicate ? We didn’t learn that ay HPW and that’s on the state test. And also we didn’t learn anything about a silent lease and it’s not in the book

I would need a lot more context on both. My guess is that they mean a syndicated listing. That would be a listing that has been sent out to multiple websites (likeZillow, etc) for further exposure. I would have no idea what a silent lease is

I took the state exam on 1/23/19 and both of these questions were on the exam. I have to retake the state portion and also need some clarity on these two terms

the silent lease question was asking if the tenant had a silent lease and the landlord sold the property, would the new owner be able to cancel the contact. The choices were something like: the tenant will be able to finish out the lease, or the tenant's lease will be cancelled, or the new owner will not be able to occupy the building until the tenant's lease is over.
